Cold condensing water from Cooling Tower is pumped by 3 units of Condensing
Water Pumps circulates through the condenser of chillers.
Monthly perform they was check water level,bleed off,water screens,fans and
motors and adjust as necessary.Other than that, carry out analysis of condenser
water and check all component of the water treatment system and top up
chemicals.

3.3.4 The contractor performance


The contractor shall perform the following work once every twelve month
,especially centralized system.the fist thing contractor should do is,inspect shell
and tube condenser or coils and inspect cooler tubes or coils.there are important
to touch up any rusty parts of all equipment with paint-anti corrosion paint
depending is situation.lastly is,inspect all moving parts such as bearing
,shaft,belting and forgetten to submit quotation on further repair work if
necessary.

3.3.5 The Contractor Supply


The contractor shall supply consumable materials as when required is, all oils
and greases required for lubrication of all compressor,fan bearings,motor bearing
pivots and other ,moving parts.Contractor responsible to prepare all cotton
waste,soap detergent and other cleaning materials require for clean purposes.
Most of important thing contractor need to supply is have maintenance log books
to be kept in every AHU Rooms,Pump Rooms,Chiller and all relevant rooms as

indicated by Resident Engineer.Bolt,nut washers and shims used to fasten


panels for switchboards AHUs and equipment in service.

3.3.6 Service And Maintenance Record.
The contractor shall provide a service and maintenance record book for the
complete Air-conditioning plant and ancillary equipment being service and
maintained by him.This record book shall be kept in the Plant Room of the air
conditioning plant and Ancillary Equipment being serviced and maintained and
brief detail of all service,maintenance and repairs carried out on the complete air
conditioning plant and ancillary equipment shall be entered by the contractor into
this book for checking purpose.

The address and telephone number of the contractor service office shall also
be entered into this record book to facilities emergency service calls.

The contractor shall also keep an accurate details record in duplicate of all
service maintenance and repair work carried out by him on the complete Air
conditioning plant and ancillary equipment.This record shall be in the form of a
maintenance /repair sheet and shall be countersigned by the employer each time
the air conditioning plant and ancillary equipment is attended to by the contractor.

3.3.7 Contractor Responsible Submission
Contractor is responsible in submission of the monthly and attendance report
to the S.O of UiTM.Failure to comply with this provisions shall render the
contractor in breach of his obligation and the S.O of UiTM shall have the right to
deduct any payment base for such numbers of staff and equipment which the
contractor has failed to deliver for the particular month.

All worker must be the permanent staff of the contractor. The cost of these
consumable materials shall not be charged separately by the contractor ,but shall
be included in the fixed monthly rate quoted by the contractor service and
maintenance of the complete air conditioning system.
