DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED made and executed into this ___________________by and between
NELIA ESCUETA HONRADE of legal age, single with residence and postal address at No.30 Saint
Jude Ave. Lopez Village San Isidro, Paraaque City hereinafter refereed as the SELLER.
And
SPS. LESTER P. BAINTO And MIA ANGELA B. BAINTO of legal age, with residence and postal
address at Village No. 5 Diego Silang St. Fortunata Village Paraaque City and SPS ENRICO T.
PADORA And MELODY B. PADORA of legal age, with residence and postal address at No. 5 Diego
Silang St. Fortunata Village, Paraaque City hereinafter referred to as BUYER.
That
WHEREAS, the SELLER is the registered that certain real properties situated in Paraaque City
covered by TCT No. 52794 and more particularly described as follows:
TCT NO. 52794
A PARCEL OF LAND (lot 49, block 2 of the subd. Plan Pad-04-003307 being a portion of Lot
4347-B(LRC) Psd-120650 LRC Record No. ) situated the barrio of San Dionisio, Mun. of
Paraaque, Metro Manila. Bounded on the NE., along line 1-2 by Lot 48, Block 2, on the SE
along line 4-1 by lot 47, Block 2, all of the subdivision plan. Beginning at a point marked 1 on
plan, beiong S. 40 deg.01E., 3498.17 m. from BLLM No. 1
Paraaque cadaster. Thence S. 74 deg. 32E., 12.00mm. to point 2; thence S. 15 deg. 28W.,
12.00m. to point 3; thence N. 74 deg 32W., 12.00m to point 4; thence N. 15 deg 28E.,
containing an area of One Hundred Fifty (150) square meters more or less.
THAT FOR AND IN CONSIDERATION the sum of NINE HUNDRED THOUSAND PESOS
(Php 900,000.00) Philippine Currency, by the BUYER, and which the SELLER hereby acknowledges to
have received their full and entire satisfaction, the SELLER hereby SELL, CEDE. TRANSFER,
CONVEY, and DELIVER to the BUYER, their heirs, executors, administrators and assigns the above
described property an improvements free from all liens and encumbrances.
That the SELLER further warrant that the property is free from tenants and that the BUYER has full and
unrestricted access to the property upon full payment of agreed price.
The SELLER warrants that all Real Estate Taxes up to the full year 2015 has been fully paid.
The SELLER warrants that the subject property is not tenanted and free from all claims of third person /s
or entities and that the provision of laws are satisfied to effect a valid and enforceable transfer and
conveyance on the said SUBJECT PORPERTY.
The SELLER further undertakes and obligates to execute any and all documents, instruments and deeds
necessary, appropriate or required to effectuate this Deed and the provisions herein contained and to
transfer the tittle to the name of the BUYER.

IN WITNESS THEREOF, the parties have hereunto signed this document on the
