DEED OF USUFRUCT

KNOW ALL MEN BY THESE PRESENTS:

This agreement made and entered into this ____ day of ____ 2016 at ______ by and
between:

______________________, hereafter referred to as the FIRST PARTY.

hereinafter called as the SECOND PARTY.
WITNESSETH:
WHEREAS, the FIRST PARTY is the registered/absolute owner of ____ parcel of land
situated in ______________________________ and covered by Transfer Certificate of Title
No(s). _________ with an area of ___________ square meters with technical
description:

Mun of Paranaque, Prov of Rizal, Is. of Luzon. Bounded on NE., point 4 to 1 by Road
Lot 22, on...to the point of beginning; containing an area of (280) square meters
more or less..."
WHEREAS, the SECOND PARTY has requested the FIRST PARTY to use the said parcel
of land as the site for its school and learning facilities to which the FIRST PARTY has
agreed knowing that this will redound to the benefit of the community;
NOW THEREFORE, for and in consideration of the premises, the FIRST PARTY hereby
grants the SECOND PARTY a USUFRUCT over the aforementioned parcel of land
under the following terms and conditions:
1. That the USUFRUCT rights shall remain enforce for perpetual use from the date
hereof;
2. That the parcel of land subject of this USUFRUCT shall be used by the SECOND
PARTY only for purpose of using the same for a school, learning center and its
related facilities.
IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF USUFRUCT
on this _____ day of ____________, 20__ in the presence of witnesses.
