Objective:

The objective of this project is to construct one more floor and retrofit
the exterior and interior including replacing any mechanical, electrical and
plumbing systems of Kerr Hall building on the grounds of Ryerson University.
The redesigned building shall be incorporated with a green building
technology and have a new energy efficient roofing system.

Any materials, structures or pavement materials that is replaced shall

be recycled and/or reused for the new level as fill or hard-core material.

Scope of Work:

- Complete restoration of the exiting Kerr Hall building including any

mechanical, electrical and plumbing systems.
- Primary and detailed design of storm water management (design,
drawing etc.) and electrical supply/distribution of the new level.
- Complete professional architectural design and construction (including
all labor, equipment and material) of the new floor.
- Incorporating environmentally features such as green building
technology and new energy effect roofing system.
- Incorporating waste diversion techniques so that organic material will
go towards helping out the green roof and garden as compost.
- Retrofitting the current quad area to a university garden that promotes
more healthier and green lifestyle.

Project summary:

This project aims to promote awareness in creating a LEED certified

project by incorporating Green Technologies to retrofit an old existing
building into a sustainable, green and smart building. The ideas explored in
this project will help to upgrade the Kerr Hall building into a spacious,
sustainable, aesthetically pleasing and energy efficient building. Different
concepts presented in this project will help to upgrade the existing Kerr Hall
building into a modern smart building without posing any threat to the
historical architectural heritage it carries in the Ryerson Community.

Project Description:

The design of the Kerr Hall will consists of an extra floor making the
new building a four floored building. The building materials used will be eco-
friendly materials. The building also will have large windows allowing natural
lights, the wall colors also will be painted with bright colors.
The new design will have all the entrance doors of the present building
connected by a single platform making access to the building easier. The roof
of the refortified building will also have green roof. In order to make the
aesthetics of the building pleasant carved decorates will be added on the
structure of the building. In addition to this water fountains and flower
gardens will be constructed around the quad area.
The comfort system, water supply systems and the waste
management system will be redesigned such that it incorporates new
electric systems. The newly designed system will be able to provide comfort,
quality of life to the Ryerson community members along with being an
energy efficient system.

Breakdown:

In this project we will explore the following possibilities to green up the

Kerr Hall in the following areas:

Building materials, Lighting and Interior Materials:

In terms of eco-friendly materials for buildings, there are

varieties of floor materials available such as Bamboo, Cork, and
Marmoleum flooring (Linoleum), FSC Hard Wood flooring, wool carpet,
and carpet tile; however, we will be choosing the one that satisfies our
desire the most. Because Ker Hall building is a very public building, and
every day thousands of students use it, durability and sustainability is
our number one priority. Two most eco-friendly and popular floor
materials are Cork flooring and Bamboo flooring. They are both durable
and made from natural sources and those natural sources grow back in
average of three to five years far less than 20 years that Hardwood
tree can take. However Cork is only produced in Portugal, but Bamboo
grows in China only. In theory importing from China to Canada is an
easier process. Bamboo flooring is easy to maintain and install,
extremely strong lasting about 10-30 years, and also affordable.
Bamboo flooring is water resistance and as it is been used the surface
of the material can be refinished, sanding it down and then reapplying
the finishing coats to give it a fresh new look.

Also we are planning to make bigger windows on the wall than

lower floors. Allowing natural light in, makes people use less electricity
which leads to being more efficient in using energy. Letting natural
heat of sun come through windows also leads to using less heating
system which saves more power. Moreover, using bright colors on walls
makes more reflective light makes room brighter even in dark
conditions. Also we are researching to see how to use solar panel in the
best efficient way to absorb more heat when needed. Also we are
investigating to use special material between structural materials of
the building which they absorb sound; therefore, other people in lower
floors would not be disturbed by the sound of people walking on this
floor.

Comfort System:
Comfort Systems is the biggest energy consumer representing
up to almost 48% of all the final electric energy consumption. As per
the requirements of the LEED certificate, the HVAC system must be
sustainable and efficient. In order to achieve this goal we are
researching to implement intelligent control system including sensors
and actuators. Furthermore, we are exploring the idea of using smart
grids along with the use of smart meters for diagnostic and model
based control in thermal control system. In addition to the adding of
smart technologies, we will design natural and displaced ventilation,
along with radiant heating and cooling with optimized control
algorithms to create a sustainable, green and energy efficient building.

Water Supply, sewage and waste management:

Water conservation will be the top priority while designing a new

water supply system for the upgraded Kerr Hall. To achieve this goal
we will be implementing storm water management system so as to
recycle water as much as possible. Apart from the storm water
management a new electronic water supply system will be designed to
supply water to Kerr Hall. For this system to work properly a day would
be split into different time intervals namely peak hour and normal hour
where the water supply will be set by the user during each intervals.
This system also will be designed to detect leaks in pipe that supplies
water.

The waste management system will be driven forward with the

extensive use of 3R principle (reduce, reuse and recycle). A new
tagging system for the different waste produced in the Kerr Hall will be
designed by using RFIDs such that the waste can be handled properly.
For, example after proper tagging the organic wastes can be processed
into compost to be used by on the green roof and the garden.
Furthermore, various smart bins will be placed around and inside Kerr
Hall to manage waste properly.

Internal Transportation:

The design of the new building includes an extra story;

altogether containing 4 stories; increasing the capacity of students as
it adds more space. The stair cases will be extended to reach the
added floor. Instead of having the North, South, East and West
entrance doors separated, the new design will have all the doors
connected by one single platform running along the building. This will
be more convenient for students as they can go up to any entrance
door, and if they change their mind, they can just walk along the
platform towards their desired side of the building. Over this platform
there will be a hood so the students can stand outside for shelter. The
hood attachments will also be used as a green roof, therefore
increasing the overall area of potential green roofs. The overall size
and shape of the hallways will remain the same, just a slight
adjustment in the measurements will be necessary.

Landscaping and roofing:

Looking at the current landscaping of the Kerr hall building, the

landscaping has not been done properly. Due to which the building looks
aesthetically unpleasant ,and old due to which it has not been able to give
a good appearance of the university .The old structure of the building has
not been decorated indoor or outdoor .The present Kerr hall does not have
beautiful gardens or water fountains around it . So we are planning to
construct the water fountains and flower gardens around quad, and also
around Kerr hall building. Growing flowers on the balcony has also been
discussed about seeing how the final structure of the building will be
.Also we are planning the cover the outdoor old structure of the Kerr hall
building with the carved decorating structures around and also by growing
some flowers . More things that we will be doing for the building
landscape will be decided after doing more research about it.

The roof above the newly added floor will contain a green roof. The
design and specifications of the design of the green roof will be added
after conducting more research.
