CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT, made and entered on this ____ day of June, 2016, in the City of
_____________, Philippines, by and between:

_______________, of legal age, Filipino, Widow and residing at Barangay _________,


__________Street, __________ City, hereinafter to be called as the LESSOR,

-and-

___________________, of legal age, single and residing at ______________ City,


Philippines, hereinafter to be called as the LESSEE;

W I T N E S S E T H :

WHEREAS, the LESSOR owns a certain residential house situated at


____________________ City, wherein LESSOR agreed to lease, let and demise residential
house as she does hereby lease, let and demise, unto the LESSEE, and the latter has agreed
to accept, as he does hereby accept, the lease of the said residential house, as he does hereby
accept, the lease of the said residential house, under the following terms and conditions:

1. The term of the lease is for ONE (1) year beginning on June 21, 2016 with a monthly
rental of __ , Philippine Currency, payable in advance within the first five (5) days of
every month; renewable for another year with a 10% increase or an additional amount of
___.
2. Upon signing of this contract, the LESSEE shall make a deposit of ____, refundable upon
expiration of the lease after deducting damages sustained by the premises, if any, and
other charges lawfully incurred by the LESSEE;
3. The LESSEE is absolutely prohibited to sub-lease or transfer this lease, rights or any
portion of the lease premises; and to accept borders or lodgers in any manner whatsoever;
4. The LESSEE shall not make any alteration or improvements without the written consent
of the LESSOR and in case of authorized improvements inside the lease premises, the
same shall become part of the property of the LESSOR at the expiration of the lease.
5. The LESSEE shall take care of the property leased with utmost diligence to protect it
from destruction, especially due to internal fire, having regard at all times to electrical
extension lines put up by the lessee; and avoid illegal connection/over-loading of
electricity; any destruction of the leased premises due to the fault or negligence of the
LESSEE shall be chargeable against the LESSEE;
6. The LESSEE shall use the premises as a private dwelling house ONLY and for NO
OTHER PURPOSE; and not to construct or maintain any structure thereon detrimental
and/or obnoxious to the neighborhood;
7. The LESSEE shall not engage in any kind of gambling activities within the premises
such as any illegal numbers game, mahjong, illegal cock fighting or any similar activities
which constitutes a criminal offense punishable under the Revised Penal Code. The
LESSOR shall report any such activities to the proper authorities;
8. The LESSEE shall not engage in the sale, trading, administration, dispensation, delivery,
distribution or transportation of any prohibited drugs or any similar activites within the
premises which constitutes a criminal offense punishable under the Comprehensive
Dangerous Drugs Act of 2002 and the Revised Penal Code. The LESSOR shall report any
such activities to the proper authorities;

9. The LESSEE shall take care of repairs and fixing of damages, if any, with the leased
premises during his occupancy, and shall maintain at all times peace and quiet,
cleanliness and healthful environment;
10. The LESSEE shall regulate the use of the septic tank;
11. The LESSEE shall use Gas or Electric Stove and not a native stove inside the house
leased;
12. The LESSEE shall promptly pay the electric, water bills and other charges within the
leased premises used by the LESSEE;
13. The LESSEE shall surrender or yield quietly and peacefully to the LESSOR the leased
premises with all the fixtures in the same conditions when it took possession at the start
of the lease, ordinary wear and tear through reasonable use excepted;
14. The LESSEE shall be responsible for all the acts and omission of the occupants in the
leased premises which his agent and representative allowed to the leased premises;
15. The LESSEE shall permit the LESSOR or his authorized representative by previous
agreement with the former, the right to enter the leased premises at reasonable time to
examine the same, or for any purpose which she may deem necessary for the operation
and maintenance of the building or its installations;
16. After the lease is terminated, and if the LESSEE continue the occupation of the leased
premises with the consent of the LESSOR, said extension of lease shall be understood as
running from month to month under the same terms and conditions herein stipulated
and maybe terminated by either party at least THIRTY (30) days in advance prior to the
date of such termination;
17. The LESSOR warrants the peaceful possession and enjoyment of the leased premises at
all times;
18. The LESSEE shal not bring unto the leased premises any inflammable goods or
materials which may expose the leased premises to fire, except those which are needed
for household needs;
19. Should the LESSEE fail to pay the rental herein stipulated in accordance with the terms
abovementioned, or violate any of the terms and conditions of this lease, the LESSOR
shall have the right to eject the LESSEE from the leased premises to collect and recover
from her the rental due and unpaid, if any;
20. Venue of any court action arising out of any violation of the terms and conditions of this
contract, if any, shall be in _____________ City;
