We reserve the right to cancel any reservation. Some properties do have minimum stay
requirements during weekends, summer and holiday periods. If your reservation does not meet
the requirements, it will be canceled.Tenants understand that Destination Big Bear, its owners,
employees or the homeowners are NOT responsible for any injury caused by slipping on snow
or ice and that the tenants are responsible for the removal of snow and ice around the doorways
and paths to house and car; that homeowners and Destination Big Bear are not responsible for
any personal injury or loss or damage to tenants persons or property or to their guests and that
tenants assume the risk to their persons and property caused directly or indirectly from foul,
inclement weather conditions, acts of nature, failure of heat, accidents related to fire, heaters,
stoves, or hot tubs/Jacuzzis, falling of pine cones, tenants failure to remove snow and ice
around access areas , for any unforeseeable circumstances.
Under no circumstances will tenants or their guests hold owners or Destination Big Bear
responsible for any damages, injuries or claims of any kind resulting from their stay.No smoking
in the cabin or excessive noise. Cabins must be left neat and in the same basic condition as
upon arrival, Dishes washed. Do not move hot ashes as fire may occur. Ordinance mandates
that trash be disposed of in designated disposal sites. If cabin has a spa, it must be locked
when not in use. Pets are only allowed at designated pet friendly properties.
Landlord rents to Tenant and Tenant rents from Landlord the real property and improvements
described as: 520 Pinewood Drive, Big Bear Lake, CA (AS IS) for the term - first night:
6/24/2015 and last night:6/25/2015 Check in time is 3:00pm. Check out time is 11:00am Sorry,
no early check ins/outs are available during the ski season. Please inquire on other seasons.
Early arrival or late departure without prior permission is subject to charge at $25.00 per hour.
Call in 1 day prior to reservation for early/late check in/out availability. Occupancy: Each
property has a maximum number of guests and cars that are allowed. This is set by the
city and is not negotiable; renters found to be in violation of these clearly posted
allowances will be subject to immediate eviction and forfeiture of all rental fees, charges
and deposits. The number of cars per city ordinance is cars in the driveway. Off-street
parking is no longer available per the city in the winter time. Park at your own risk always.

Cancellation: There is a 45 day cancellation policy. You must cancel 45 days prior to your
scheduled time of arrival for a full refund LESS a cancellation fee of $100. NO REFUNDS will
be given 45 days or sooner than arrival date. NO refunds will be made for cancellations due to
weather, road conditions, acts of nature or any other circumstances beyond our control.
Rescheduling is allowed if all three highways have been closed into the area. Chains are often
times required in the winter and may be needed to get in or out of Big Bear and to get
into or out of your rental. Guests are responsible for snow removal as necessary. For

(7623). If you are stuck in Big Bear due to all roads being closed, then we will have to charge
you for another nights stay, if available.

Injury: Destination Big Bear and/or private homeowner of property are not responsible for any
injury or loss whatsoever while on the property. Please use caution when walking on driveway,
walkway, decks, etc. during snowy/icy weather because they can be extremely slippery. Under
no circumstances will renters or their guests hold owners of Destination Big Bear and/or private
home owner of property responsible for any damages or claims of any kind resulting from their
stay. All cabins are rented AS IS. Private Home Owners try to maintain them the best that they
can through their resources, but please know, that these are rental properties. Any suggestions
or feedback that you can provide is much appreciated.

Ammentities: Every effort will be made to ensure all amenities listed in the rental advertisement
are available for your use, however problems arise and equipment s beyond our control. In
signing this contract you understand that there will be no monetary compensation in the event of
the unavailability of any amenity. Monetary compensation is limited solely to the lack of heat,

Cleaning
Your deposit is subject to be charged if excessive cleaning is required. If you spill, please
immediately wipe it up. Do not leave trash inside or outside the home, no beer cans outside or
cigarette buts. If the spa is excessively dirty and requires a dump and refill of water you may be
charged $75.00. If the spa has to be drained and scrubbed because of bacteria then you could
be charged upwards of $200 or more. This fee could be even more if new filters are required.
Never use soaps, shampoos or any product that creates suds, this can really damage the hot
tub. The chemical balance of hot tub is constantly measured, alcohol, urine, cleaning
materials can easily trigger the necessity for a drain, fill and scrub. Keeping hot tubs in the
highest of condition is our commitment to you, please consider that this is somebody's home.
Arrival Inspection: Each property is individually owned. Amenities shown to be at the house are
not guaranteed. If you have an issue with the condition of the cabin you must contact
Destination Big Bear within one hour of your arrival to report the issues. Please inspect within
(1) hour of your arrival for any damages and report them immediately. Failure to do so may
result in you being held responsible. Otherwise, you have accepted the condition of the cabin
and the cabin meets your approval. Destination Big Bear acts as a facilitating rental agent for
the individual property owner. Any guest must recognize that Destination Big Bear is not
representing any of its interests, implied or expressed. Cleaning fee and booking fees are non-
refundable. If an item does require a contractor to come fix it, we will do our best to see that that
happens in a timely manner. It can be challenging to get contractors in Big Bear Lake to come
out on the weekends at times, but we will do our best to see that it happens. Destination Big
Bear reserves the right to enter the property for maintenance or other reasons as deems
necessary. We cannot be held responsible nor will give refunds for conditions in cabins caused
by acts of nature (such as frozen pipes, streets not snow plowed, etc.)
Cabins CANNOT be used for unauthorized events such as weddings, wedding receptions,
scrap booking events, business conferences, commercial meetings, etc. If we are notified any of
these events taking place during your stay in the cabin, we will have to send out a
representative at a $100.00 charge to you. Also, you will automatically be evicted from the cabin
with no refund.

WARNING:
Bunkbeds have a weight limitation so only have children sleep in the bunkbeds provided.
Water from faucets can be hot! Use caution. Water heater is turned up for your
convenience so everyone who showers/bathes has hot water large party requirements.
All televisions in cabins are standard. If renter is unable to figure out how to operate, we
cannot send out a representative.
What we provide: Plan to bring everything you may need outside of furnishings, dishes,
utensils, bath towels, linens, blankets, pillows, etc we also provide limited amounts of cleaning
supplies, toilet paper, a roll of paper towel, a few trash bags, etc We do not supply showers
soaps nor shampoo. We also do not supply irons, hair blowers or curling irons.

The tenant must bring: Again, plan to bring everything you may need including extra trash
bags, paper towels, Charcoal/light fluid for BBQ, Toilet Paper, and Wood (if you desire a fire).
Salt for driveway/porch may need to be purchased at tenants expense. We supply minimum
amounts of items and cannot guarantee there will be enough for your party or that it will be there
when you arrive. You may want to bring an extra towel for the hot tub, if your rental has one.
Cleaning will be a set rate at $120.00 for normal cleaning, this does include linens and towels so
you do not need to bring them and you do not need to wash them. If extra cleaning is required,
then the fee may be more. Normal cleaning is kitchen wipe down, bathroom clean, change
linens, dust, vacuum and wet mop. You should be sure to wash your dishes, empty the fridge
and take the trash to the dumpster (see below). Failure to do so will result in a minimum charge
of $25 per bag.Allergies - We cannot rent to you if you have allergies or asma. No refunds or
credits will be given for reactions.

DO NOT REMOVE THE ASHES FROM THE FIRE PLACE, We'll do that at no charge.
Please do not litter, including cigarette butts in the yard. Remember, all cabins are
non-smoking or loss of security deposit will occur. If there is litter in the yard, there
will be additional cleaning costs starting at $25.
Do not build a fire pit of any size anywhere. It is dangerous and illegal! Entire deposit will
be forfeited.
Please remember to lock all doors and windows prior to leaving.
Replace all items the way you found them and where you found them.
Turn down heater to 55 no more/no less prior to leaving. And, when it is very cold, leave
a drip running in each sink faucet so pipes do not burst. This keeps costs down so we
can offer lower prices to you. We appreciate your help!
All items/belongings in house MUST BE LEFT IN SAME CONDITION AS UPON GUESTS
ARRIVAL TO RENTAL HOME. An inventory list of each rental home is checked prior to each
guest arrival to ensure condition of all belongings. After each guest departure, the same list is
reviewed to check for any missing or damaged items. Any missing or damaged items will be
replaced at a reasonable value for item at charge to the credit card holder named on this
contract. COPY RIGHT INFRINGEMENT Renters are 100% responsible for any fees or
penalties related to downloading of music, movies, pay per view, etc to the home during their
stay. Each renter is responsible for their guests. This also includes and fees related to
copyright violations.
Hot Tub: If cabin has a spa, it must be closed and locked when not in use. YOU SHOULD
TURN THE TEMPERATURE UP ON THE HOTTUB FIRST THING UPON ARRIVAL. IT CAN
TAKE SEVERAL HOURS TO WARM UP up to 12 hours or longer at times of the year
AND LEAVE THE COVER ON. DO NOT SIT ON HOT TUB COVER, they break easily IF
YOU DO, DEPOSIT WILL BE FORFEITED!
Keys: If you lose the house key, there will be a $50 service charge plus the costs for each key.
Some units have clubhouse keys; the cost for those keys are $50 each plus service fee if you
lose them. Please put all keys back in their original place.

Parking: Drive way and off street parking. Please be aware that Big Bear can accumulate a lot
of snow in the blink of an eye. Meaning, do not park on the street. It could cost you a fine. We
cannot suggest other areas to park other than in our designated parking area. Carpooling is
suggested. We have snow plow services, but sometimes they are so booked, it takes longer for
them to get the job done. Destination Big Bear is responsible for driveways being cleared from
snow for parking upon your arrival. It is the guests responsibility to maintain driveway during
stay and departure. Chains are always recommended and sometimes required. We suggest you
always bring chains during the winter months. Salt may need to be purchased at tenants
expense for the driveway or porch.

You must comply with the maximum occupancy and cars allowed per cabin. Also, noise levels
must be kept down to avoid bothering neighbors. If you exceed the occupancy allowed, too
many cars parked or receive complaints regarding noise level; you will be allowed one
opportunity to correct these problems. RV parking on city streets is illegal overnight. You may
park an RV in the driveway; however, it is illegal to "hook" it up to the home. Total Occupancy
includes all guests including any in RV's. If these issues are not brought up to City Code
immediately, you will be evicted from the cabin and there will be no refund. If we receive a noise
complaint, too many people or cars, we will have to send out a representative to the cabin and
you WILL BE CHARGED A $100.00 FEE.

At pet friendly cabins, it is the guests responsibility to pick-up deposits made in the yard
by the pet. A charge of $25.00 will automatically be charged to your credit card if deposits are
found.

BIG BEAR GUEST CODE OF CONDUCT
You are a guest of Big Bear Lake and staying in a residential area. You are expected to respect
the neighborhood and those near you.
RESPECT NEIGHBORHOOD TRANQUILITY. Disturbing the peace of the Residential
Neighborhood you are occupying is a City Ordinance violation. Please keep noise to a minimum
including children playing loudly, parties, and any loud noises between 9:00 P.M. and 8:00 A.M.

ABIDE BY OCCUPANCY LIMITS. Each property is licensed to accommodate a maximum


amount of people, DAY AND NIGHT. Overcrowding is dangerous, disrespectful, and illegal.
Please do not exceed the designated amount.

DISPOSE OF TRASH PROPERLY. Clean Bear Sites are available nearby all residential
areas. These sites are funded by homeowners through local property taxes. Please take all
household trash items to these sites; not doing so is disrespectful and a violation of the code of
conduct.

PARK CARS APPROPRIATELY. The Big Bear Lake Ordinance limits the number of cars
parked at each property, and this number is displayed on a sign on each house. Parking more
cars is a city ordinance violation. Please use common sense-do not block streets or corners and
keep all cars parked on driveways. During snow conditions, avoid large fines: do not block
plows or park anywhere on the street.
DISPOSE OF ASHES FROM BBQS AND FIREPLACES APPROPRIATELY. It is against Big
Bear Lake Code policy to remove or dispose of fireplace or barb-que ashes. Our housekeeping
department will properly and safely dispose of all ashes.

ANY VIOLATION OF THIS CODE OF CONDUCT BY ANYONE IN YOUR PARTY WILL


RESULT IN IMMEDIATE EJECTION OF EVERYONE WITHOUT REFUND, AND COULD
INCLUDE ADDITIONAL CITY IMPOSED FINES OR OTHER SANCTIONS.
