A resort means a place where people principally go for leisure, recreation and
relaxation from busy schedule of life, generally with an intention of spending a
few days, where they accept a multitude of activities and attractions, to carry
out their leisure pursuit in a luxurious manner. It is an attractive setting which
is conductive to relaxation and leisure, in contrast to the highly active and
densely populated & polluted setting of urban centers. The resort should be
scenic with emphasis on nature and more natural features totally different from
urban area. It should be an integrated complex in which the developed areas
should function as a self-contained entity.
DESIGN GUIDELINES
To provide a different experience: Most city and town dwellers, to whom
holidays mean escape from high densities, pollution and hectic routine lives,
want a refreshing experience offering features as:
- Quietness
- Contact with nature
- Discovery of cultures
Creating an attractive tourist image: A tourist image should be as original as
possible to give the resort a personally and easily remembered visage. This may
be achieved in number of ways by:
- Making best use of existing resources and peculiarities of the site
- Introducing specific features to create an atmosphere and identity.
Functional Aspect
- The primary function of a resort has always been an offer Bed and
Board however humble and opulent.
- For a resort to function smoothly, it can be divided into two parts
- Front of the house: That includes reception, Lounges and Public areas.
- Back of the house: service areas like the kitchen, laundry and guest
services etc.
- Both service areas and public areas should be totally separate (visually) but
integrated at the same time.
- The inside and outside areas shall be required to be designed for maximum
possible proximity to natural elements.

PLANNING PROCEDURE
Each locality to be developed as a resort presents individual features and also
limitation which requires original solutions, imaginative planning and flair of
creativity. Each solution requires individual appraisal and interpretation as
explained:
Contact with Nature
Contact with nature may be visual, such as a panoramic view from a balcony, or
physical by providing opportunities to be surrounded by and possible to touch,
the flowers, trees, rocks, water and other features of natural landscape. In
many situations both may exist together, contact with the immediate
surroundings being complimented by distant views. Physical contact, which is
more than visual, is almost impossible to achieve in high rise buildings. Small
cluster arrangement may provide a better solution, particularly where the site
configuration and infra structure allow feasibility of layout. Good landscaping is
of the utmost importance in a tourist complex. Natural features such as rocks,
mature trees and running water should be retained.
Environmental Integration
At a different scale, there is a need to establish a good relationship between
the tourist complex as a whole and its natural environment. Two main principals
usually unordered are:
-Where the environment is attractive with high scenic value. The scale and
character of building developments should be subdued. Strongly profiled,
dominating building tends to contradict the surroundings.
-In an insignificant setting, the buildings of equally neutral design and
arrangement generally produce a poor image. The personality of the complex
may be created by buildings of character and manmade elements of striking
interest.
Grouping of Activities Segregation of recreational facilities / activities into
isolated pockets must be avoided. Facilities must be assembled in a way which
allows some degree of contact between rated zones of recreation. A spill
over of excitement and interest from one zone to the next and from here to
residential.

The purpose of any resort is to satisfy the needs of the type of client group
selected, at a suitable price structure. The resort must conform to certain
design principles which are basics for their function. Following principle
constitute the basics.

management area. This is connected to most deptts. for issuing instructions.

CIRCULATION
In planning, a key factor is efficient and segregated circulation. The circulation
in a resort is:
-Customers From parking area, they will pass through the entrance lobby and
reception and then split to respective direction. Direct access from guest rooms
to car park or public rooms should be avoided.
Staff The staff has a separate entrance from checking and changing rooms.
They move in different directions Kitchens, Service areas etc.
Deliveries These might be covered at certain points and then segregated, but
they must in no circumstances cross each other.
Public Spaces
While the guest room take up majority of floor area, it is the public place
that defines the tiff because the lobby, restaurants and lounges, meeting and
banquet spaces vary so greatly, main objectives of planning and design
requirements are:
Exterior Approaches
The Architectural aspects of the building are best observed in the
approach to the front entrance and the detail of the site and exterior design
The landscaping, the high illumination, the entry drive and canopy all
contribute to guests anticipation.
Canopy
Provide a covered drop of, at the main entrance to protect guests from
wind and rain. Minimum width of entrance forecourt 18-0 to allow two cars to
park, min overhead height 5-0 for a coach of similar vehicle.
Drive Way
Predict the amount of traffic congestion and provide space for waiting
taxis, loading of passengers and bags and short term standing.
Side Walls
Design pedestrian areas sufficiently wide for handling baggage, storing
baggage carts and providing doormen.

CONSTRUCTION
Wood block or timber construction is by far the most common and good thermal
insulation of the exterior is essential because the temperature difference
inside and outside can often be over 100 C in winter.
The bathing room should be lined with dark coloured timber on the ceiling and
walls to reduce heat radiation.
The steps and benches are made of wood battens to give good air circulation
and are at various heights, the top bench being about 1m beneath the ceiling
level.
All of the wood battens are nailed from bellow so that the body does not come
into contact with hot nail heads.

A steam room is a high humidity room chamber, usually found in health clubs and
leisure facilities.
The benefits of such facilities are theoretic at best, though commonly used to
purge skin pores of toxins, improve sinuses, and relax the user.
Steam rooms are sometimes used in conjunction with sauna, thereby permitting
users to alternate between a dry and wet heat.
For the inside ceiling of a steam room, the best material touse is small squares
of ceramic tile in a non porous material so that you dont have to apply a sealant
every 6 months
The ceiling of a steam room must be slanted, or the user will complain that the
get cold rain coming down on them while they are showering .with the slanted
ceiling, the considerations slide under the ceiling toward the sides and doesnt
fall on the users.
If the steam room walls are not made with water resistant material, the
humidity will find its way through the tiles to the wall. When that happens, the
tiles will crack whether or not they are sealed.
The steps can be made exactly like the walls; the important thing is to seal it
well. And the surface can be marble, granite, tiles or whatever they want, and
people dont get burned sitting on them.
The best way to bring steam is through piping that is in the wall and depending
in the dimension of the room, one or more piping extensions come out of the wall
from which the steam will come out.
A good idea is to have on the piping that comes out of the wall indentation
where you can put a few drops of essential oil to add aroma therapy to the
steam.

It serves quick meals for those in a hurry. It has 24 hours service with a fixed
menu. In the coffee shop, there will be, of course, counters and stools but
there will be tables and chairs. At the counter, there is usually a pick-up area
where the waiter can pick up the food prepared for them without disturbing the
dinner who are sitting at counters. Coffee shop shall be backed up to the
kitchen, so that certain dishes and prepared food can be delivered to the
coffee shop work area directly from the main kitchen under control as it passes
from preparation area to kitchen to coffee.
Space allotment 7.0 sq. ft. per guestroom frequently, one third seats are at
counter.
Restaurant
Restaurant should be planned so that variety of seating arrangement can be
achieved. Also consider banquet or booth seating, but normal tables to give
flexibility should supplement these. The degree to which food preparation is to
be a visual element and degree of isolation of individual tables are fundamental
to design brief. The lighting arrangement, alcoves and internal screen can
reduce the scale of large restaurant. But attention must be given to service
access where terrace or balconies are used in restaurant, protecting rail shall
be provided at changes of level. Changes of level are not usually favored but
acceptable provided they make positive contribution to design, do not involve
more than two or three steps and main path of restaurant on same level as
kitchen. Cash desk may be at entrance or by service doors or within kitchen
area depending on cash system operated by management.

Kitchens
The Kitchen should be planned on one level if possible to serve all catering
outlets. If not possible main kitchen should be on level with main restaurant
preparation and storage on different level. For economy, one wash up is
desirable day light, although desirable, is not necessary in kitchen. Mechanical
ventilation is essential to control the supply of air and smell of cooking. However
the detailed planning and equipment of large scale kitchens is highly specialized
and there are kitchen planning experts for this purpose.

The living accommodation would comprise of guest rooms singles or double room,
suites, independent cottages.
Cottage Cottages are independent blocks, each block comprises living cum
dining, bed room/rooms, kitchen, toilet, verandah.
The length and width are determined by amount of furniture that is to go into
the room, the degree of luxury that the complex operator wishes to achieve.
Moreover the shape and the size of a bedroom are decided by the positioning of
bath rooms.
There are broadly thee basic units:
Bedrooms with bathrooms on external wall.
Advantage Easy natural ventilation in the toilets.
Disadvantage Provide a narrow view in the bedrooms.
Duct is inspected only for bath room.
Bathroom between two adjacent rooms.

ADMINISTRATION AREAS
The design of the front desk and administration offices is critical to the guests
positive reaction to the tourist complex. The guests have contact with the front
desk. Many visitors each day meet with the sales and catering staff or with
assistant managers. Therefore, the proper planning and design of the hotels
office space deserves no less attention than that given to guest rooms and
public areas.
The administration office is generally divided into four clusters:
Front Desk & Front Office
Accounting
Executive
Sales and Catering
Front Desk and Front Office
It is the largest of the four clusters and the one with which the casual guest is
more familiar. In the reception area, the personal office welcomes and receives
the guests and assigns them a room, after a few registration formalities. The
reception desk should be near and visible from the entrance. Behind the
reception desk, reservation offices are provided with direct access for
receptionists. The cashier desk section may be a part of reception desk or
portioned off centered of main reception desk.
Space allotment 3 to 5 sq. ft. per guest room.
Accounting Officer
The Accounting Office, while best located as part of the main complex near the
front desk, can operate satisfactorily at some distance. Their main connection
to the front office is the need to have a counting room, where managers of such
outlets at restaurants and retail shops can count and deposit their daily
receipts.
Space Allotment 3 sq. ft. per guest room
Executive Office
It is smallest of the four clusters and is generally combined with the front
office. The general manager is often highly visible, greeting dignitaries and
hosting special visitors, thus, his office and conference area may begin to
resemble public reception and lounge area.
Sales And Catering
This is responsible for attracting business and servicing, the meeting and
banquets once they are in the complex.
Space Allotment 2.0 to 4.0 sq. ft. per guest room.

Offices shall be provided in the proposed centre for the purpose of
management, administration and maintenance of building.

Area per person = 5.0 - 8.0 sq.m
Additional space for visitors = 1.5 sq.m.
SERVICE AREAS
Comprising between 10% and 15% of the total floor area, the service areas
influence the staffs ability to provide sufficient house keeping, repair, food
and beverage service to the resort. The plan of the service areas must be laid
out with two paramount objectives Control and Efficency.
Material Entry
Food stuffs house keeping and many other items must be received out of sight
of guests. Enclose the receiving area so that it is whether protected and sounds
and odors are contained. Entrance door wide enough to allow passage of crates,
barrels and boxes.
Receiving Room
Receiving room is provided for supplies which upon arrival, are customarily
checked weight counted and inspected. Platforms, shelves, refrigerators and
freezers are needed and utensils are kept. Space allotment 4 sq. ft. per guest
room. Beverage store should be provided separately in order to ensure adequate
rooms control.

General store should be given as large as possible for extra furnishing and
equipment and many unassigned items.
Trash Removal
Another area in the control area is the movement of garbage out of the complex
to a point where it will be picked up by garbage trucks. To avoid any kind of
pilferage through garbage room, it should be placed in full view of the receiving
officer.
Space allotment 0.75 sq ft. per guest room.
Employees Entrance And Their Areas
All the employees have to enter the complex through security officer, where
they enter their time of arrival. Other executives mark their attendance in the
register in the general managers office.
Space Allotment 0.3 to 0.5 sq. ft. per guest room.
Since the time office, house keeping (uniform issue) and lockers are closely
related, so they must be placed close to each other.
Space Allotment 2.4 to 3.6 sq. ft. per guest room with toilet and lockers rooms
of men and women separate. Separate dining for employees is provided. There
should be separate dining areas for executives and non executives.
Space Allotment 1.4 sq. ft. per guest room.
Laundry
A laundry is sometimes operated by tourist complex, only when it is large enough
to afford one otherwise the soiled linen is collected at one place and sent for
washing And drying it requires good sized space for washers, dryers and other
pressing machines.
Space Allotment 7 to 10 sq. ft. per guest room.
There should be only working space for linen storage and possibly ironing
services. As the complex may send away the soiled linen to be washed away but
ironing done at the premises.
Linen Storage
Space for linen storage, repair work and issue of bed linen, uniforms must be
provided in a room close to the laundry. Part of area should be set aside for
administration of house keeping services.
Space Allotment 4 sq. ft. per guest room or more.
House Keeping
This department contains all linen, soap, facial tissues, toilet paper and
ashtrays. There are shelves of neatly staked linen to gather with supply
receiving counter. Various employees uniforms are stacked and distributed here.
Space Allotment 2 to 4.5 sq. ft. per guest room.
Food And Beverage Services

After the materials have been checked in and signed for they are sent to either
dry storage or liquor storage or cold rooms.
Rough Cooking Area
Here most of bulk food will be prepared. Pot washing area usually close to rough
food cooking area backed upto the finished cooking area. Dish washing area is
close to dining area so that dishes can be disposed off as soon as the waiter
enters the kitchen. There must be sufficient space for large number of service
rolling tables which are set and ready to carry dishes ordered by the guests. If
coffee shop is remote from the main kitchen, auxiliary kitchen is provided,
which is 20% to 25% of the area of the coffee shop. Space allotment for main
kitchen 6sq. ft. per restaurant seat + 2 sq. ft. per banquet seat + 1 sq. ft. per
guest room.
Ventilation
Air extract systems are essential in
Kitchens, Services (to remove steam & fumes)
Internal lavatories, WCS and bathrooms (to remove odor & steam) such
ventilation systems must be separated.
Areas where excessive dust is produced, extraction ducts may be (conveyed)
connected to a central part or have individual fan units discharging direct to the
outside the later being suitable for individual room. Provisions must be made
for air to enter.
Generally, extract system should be ducted to fans on roof with individual
bathroom connected to main riser by shunt ducts.

An important interference drawn from the above discussion is that Spa is very
different from a hospital or nursing home. A design solution is required to cater
to this unique way of living and possess certain inherent characteristics which
will be explored in the design process. It should primarily be an in house facility,
with people coming for a day visit to week long stay within the compound. Both
inside and outside areas shall be required to be designed for maximum possible
proximity to natural elements.
It comprises of certain basic facilities for functions like diagnosis and therapy.
But more importantly, this facility is to provide a non-clinical,
pleasant and healthy environment, with ample open spaces that encourage
physical activities and promote a sense of comfortable community living with
natural surroundings. There shall be a variety of such interactive spaces such as
courts, lounges, dinning rooms, assembly halls, therapy areas, open community
spaces and activity area which require a sensitive approach to design.
The design shall also keep the aspects of Vaast and Feng Shui as these systems
are always be considered with these ancient forms of therapy. According to the
gurus of these therapy, the systems of Vaastu and Feng Shui provides flow of
positive energy for healthy mind and healthy living.

The principle involves alternating use of hot and cold air. Bathers sweat in dry
hot air, then in hot pure steam emissions which are created every 5 7 mins. by
pouring a quarter liter of water on to heated stones.

strengthens resistance to illness. The effect is intensified by periodic cold
water treatment massage and rest.
Bathing involves three periods of 8-12 mins. In the sauna followed by cooling off
with pouring bowls, in showers or a plunge pool. The cooling process also includes
the air bath, which entails the breathing in of fresh, cool air as a counter
balance to the hot air.
Construction.
Wood block or timber construction is by far the most common and good thermal
insulation of the exterior is essential because the temperature difference
between inside and outside can often be 100 oc in winter.
Walls are solid softwood timber with exception of the oven area. the steps and
benches are made of wood battens to give good air circulation under and are at
various heights, the top bench being about 1mt beneath the ceiling. The benches
are usually around 2mt in length.
