A resort means a place where people principally go for leisure, recreation and
relaxation from busy schedule of life, generally with an intention of spending a
few days, where they accept a multitude of activities and attractions, to carry
out their leisure pursuit in a luxurious manner. It is an attractive setting which
is conductive to relaxation and leisure, in contrast to the highly active and
densely populated & polluted setting of urban centers. The resort should be
scenic with emphasis on nature and more natural features totally different from
urban area. It should be an integrated complex in which the developed areas
should function as a self-contained entity.

DESIGN GUIDELINES
To provide a different experience: Most city and town dwellers, to whom
holidays mean escape from high densities, pollution and hectic routine lives,
want a refreshing experience offering features as:
- Quietness
- Contact with nature
- Discovery of cultures
Creating an attractive tourist image: A tourist image should be as original as
possible to give the resort a personally and easily remembered visage. This may
be achieved in number of ways by:
- Making best use of existing resources and peculiarities of the site
- Introducing specific features to create an atmosphere and identity.
Functional Aspect
- The primary function of a resort has always been an offer Bed and
Board however humble and opulent.
- For a resort to function smoothly, it can be divided into two parts
- Front of the house: That includes reception, Lounges and Public areas.
- Back of the house: service areas like the kitchen, laundry and guest
services etc.
- Both service areas and public areas should be totally separate (visually) but
integrated at the same time.
- The inside and outside areas shall be required to be designed for maximum
possible proximity to natural elements.

PLANNING PROCEDURE
Each locality to be developed as a resort presents individual features and also
limitation which requires original solutions, imaginative planning and flair of
creativity. Each solution requires individual appraisal and interpretation as
explained:
Contact with Nature
Contact with nature may be visual, such as a panoramic view from a balcony, or
physical by providing opportunities to be surrounded by and possible to touch,
the flowers, trees, rocks, water and other features of natural landscape. In
many situations both may exist together, contact with the immediate
surroundings being complimented by distant views. Physical contact, which is
more than visual, is almost impossible to achieve in high rise buildings. Small
cluster arrangement may provide a better solution, particularly where the site
configuration and infra structure allow feasibility of layout. Good landscaping is
of the utmost importance in a tourist complex. Natural features such as rocks,
mature trees and running water should be retained.
Environmental Integration
At a different scale, there is a need to establish a good relationship between
the tourist complex as a whole and its natural environment. Two main principals
usually unordered are:
-Where the environment is attractive with high scenic value. The scale and
character of building developments should be subdued. Strongly profiled,
dominating building tends to contradict the surroundings.

Management and Communication The nerve centre of any resort is the
management area. This is connected to most deptts. for issuing instructions.

communication facilities. The general manager would have his office connected
to these functions in any economy tourist complex, there will not be separate
offices for lobby manager, food beverage manager, sales manager etc.
The Back Of The House Offices It has the house keeping and Engg. Deptt.,
purchase deptt, stores etc.
Design For Image The design functionally and aesthetically will have to be
molded according to the type of clientage. In an economy class, however this
factor would get a relatively low weight age.

CIRCULATION
In planning, a key factor is efficient and segregated circulation. The circulation
in a resort is:
-Customers From parking area, they will pass through the entrance lobby and
reception and then split to respective direction. Direct access from guest rooms
to car park or public rooms should be avoided.
Staff The staff has a separate entrance from checking and changing rooms.
They move in different directions Kitchens, Service areas etc.
Deliveries These might be covered at certain points and then segregated, but
they must in no circumstances cross each other.
Public Spaces
While the guest room take up majority of floor area, it is the public place
that defines the tiff because the lobby, restaurants and lounges, meeting and
banquet spaces vary so greatly, main objectives of planning and design
requirements are:
Exterior Approaches
The Architectural aspects of the building are best observed in the
approach to the front entrance and the detail of the site and exterior design
The landscaping, the high illumination, the entry drive and canopy all
contribute to guests anticipation.
Canopy
Provide a covered drop of, at the main entrance to protect guests from
wind and rain. Minimum width of entrance forecourt 18-0 to allow two cars to
park, min overhead height 5-0 for a coach of similar vehicle.

CONSTRUCTION

Wood block or timber construction is by far the most common and good thermal
insulation of the exterior is essential because the temperature difference
inside and outside can often be over 100 C in winter.

users to alternate between a dry and wet heat.

Tips for designing steam bath

For the inside ceiling of a steam room, the best material touse is small squares
of ceramic tile in a non porous material so that you dont have to apply a sealant
every 6 months

The ceiling of a steam room must be slanted, or the user will complain that the
get cold rain coming down on them while they are showering .with the slanted
ceiling, the considerations slide under the ceiling toward the sides and doesnt
fall on the users.

If the steam room walls are not made with water resistant material, the
humidity will find its way through the tiles to the wall. When that happens, the
tiles will crack whether or not they are sealed.

The steps can be made exactly like the walls; the important thing is to seal it
well. And the surface can be marble, granite, tiles or whatever they want, and
people dont get burned sitting on them.

The best way to bring steam is through piping that is in the wall and depending
in the dimension of the room, one or more piping extensions come out of the wall
from which the steam will come out.

A good idea is to have on the piping that comes out of the wall indentation
where you can put a few drops of essential oil to add aroma therapy to the
steam.

menu. In the coffee shop, there will be, of course, counters and stools but
there will be tables and chairs. At the counter, there is usually a pick-up area
where the waiter can pick up the food prepared for them without disturbing the
dinner who are sitting at counters. Coffee shop shall be backed up to the
kitchen, so that certain dishes and prepared food can be delivered to the
coffee shop work area directly from the main kitchen under control as it passes
from preparation area to kitchen to coffee.
Space allotment 7.0 sq. ft. per guestroom frequently, one third seats are at
counter.
Restaurant
Restaurant should be planned so that variety of seating arrangement can be
achieved. Also consider banquet or booth seating, but normal tables to give
flexibility should supplement these. The degree to which food preparation is to
be a visual element and degree of isolation of individual tables are fundamental
to design brief. The lighting arrangement, alcoves and internal screen can
reduce the scale of large restaurant. But attention must be given to service
access where terrace or balconies are used in restaurant, protecting rail shall
be provided at changes of level. Changes of level are not usually favored but
acceptable provided they make positive contribution to design, do not involve
more than two or three steps and main path of restaurant on same level as
kitchen. Cash desk may be at entrance or by service doors or within kitchen
area depending on cash system operated by management.

they make a positive contribution towards design.

Do not involve more than 2-3 steps

Protect the seating areas by balustrades.

Cash disk may be placed at the entrance or within the kitchen area depending

An acoustic lobby should be provided to service doors between cafeteria and


the kitchen.

Access of guests should be planed so that it is not confused with service


area.

receptionists. The cashier desk section may be a part of reception desk or

The Accounting Office, while best located as part of the main complex near the
front desk, can operate satisfactorily at some distance. Their main connection

Executive Office
It is smallest of the four clusters and is generally combined with the front

All the employees have to enter the complex through security officer, where
they enter their time of arrival. Other executives mark their attendance in the

Since the time office, house keeping (uniform issue) and lockers are closely
related, so they must be placed close to each other.

should be separate dining areas for executives and non executives.

Laundry
A laundry is sometimes operated by tourist complex, only when it is large enough
to afford one otherwise the soiled linen is collected at one place and sent for
washing And drying it requires good sized space for washers, dryers and other
pressing machines.

There should be only working space for linen storage and possibly ironing
services. As the complex may send away the soiled linen to be washed away but
ironing done at the premises.

Linen Storage
Space for linen storage, repair work and issue of bed linen, uniforms must be
provided in a room close to the laundry. Part of area should be set aside for
administration of house keeping services.

House Keeping
This department contains all linen, soap, facial tissues, toilet paper and
ashtrays. There are shelves of neatly staked linen to gather with supply

Rough Cooking Area
Here most of bulk food will be prepared. Pot washing area usually close to rough
food cooking area backed upto the finished cooking area. Dish washing area is
close to dining area so that dishes can be disposed off as soon as the waiter
enters the kitchen. There must be sufficient space for large number of service
rolling tables which are set and ready to carry dishes ordered by the guests. If
coffee shop is remote from the main kitchen, auxiliary kitchen is provided,
which is 20% to 25% of the area of the coffee shop. Space allotment for main
kitchen 6sq. ft. per restaurant seat + 2 sq. ft. per banquet seat + 1 sq. ft. per

Ventilation

functioning of a tourist complex. Parking should be sensitively designed as part
of the retail image of the complex, welcoming and easily identified as entry
points from incoming traffic routes. Clear and simple circulation from car
parking bays as well as from public transport point must be carefully planned,
well lit, providing interest.

In suburban areas where almost all the trade comes by automobile, a ratio of
between 5 and 6 car spaces per 1,000 sq. m of leasable store area is mandatory.
In the central business district, where mass transportation and walk-in trade
can be counted on for a substantial "art of the clientele. The ratio can go down
to as low as 2.5 to 3 cars per 1,000 sq. m.

1. Parking standards for car dimensions and lots:


The car width is normally upto 1.8m and length of 4.5 m. National Building code
specifies the lot dimensions to be 2.5mX5.0m for community parking space. The
parking can be provided in 300, 450, 600 or 900 with the pedestrian walkway. The
standards vary as per the angle of parking lots. Space standards for parking one
car is 25 sq. m and for scooter is 4 sq. m.

2. Pedestrian Movements:
The following considerations shall be made:

The pedestrian should not move through the parking provided, for
entrance. It shall be separate without any conflict point with the
vehicular movement.
The drivers after parking the vehicle need not to walk more than
200m to enter the complex.
The parking lots shall be provided with the pedestrian lanes on the
sides and shall be with a level difference. The minimum width shall
be 1.0 m.
For pedestrians the location of exits, whether stairs or lifts,
should be visible from any point within the car park.

The use of small evenly colored pebble set in white or grey cement has become a

years to provide a long term medium cost attractive finish to hundreds of

it has lost fashion over the last five years due to the lower cost of the pebble

FINISHES

PLASTER & PAINT

Plastering- rendering the interior surface of a pool to a beautiful smooth finish


& then applying a number of coats of either, epoxy of chlorinated rubber paint,
has been the choice of thousands of pool owners.

The system is very efficient but does not last as long as marble sheen or
pebbling.

The repaint will need to be done each 4-5 years. Paint can be used to give some
brilliant effects in pools using many different colors.

FIBREGLASS AS AN INTERNAL FINISH

Many pools are first plastered- rendered & the four or five layers of fiberglass
mat of varying thicknesses are laid over the plaster to give a smooth impervious
finish.

The fiberglass can be colored to many beautiful shades.

A bit cheaper than tiling but about the same life expectancy.

VINYL AS AN INTERNAL FINISH

There are thousands of pools each year built with vinyl as the final waterproof
finish inside.

The vinyl comes in many colors & is quite cost effective.

Each cottage consisted of two floors. Each floor had two rooms and attached
bathrooms. A common living area and dining area for both rooms is given at each
floor.

Cottages are at a higher level from the hotel block with beautiful views from

priority. Gym is slang for gymnasium and gymnastic services.So the interiors
provided to the Gym is kept very simple and sufficient keeping in mind the
commonly used Gym equipments. Large windows gives a feeling of openness and
serves as mirrors to the insiders.

The facility promotes all sorts of holistic therapies. The Solarium is designed to
afford exposure to the sun and it serves as an excellent space for visitors for
warmth plus scenic view of the snow-clad Himalayas. The Yoga hall is also built
largely of glass for the same purpose a harmonious and organic connection with
the surroundings. And the same goes for the circular open shower and sauna
areas.
