MAINTENANCE PLANNER
A short definition of maintenance planning and scheduling: Planning
decides what, how and time estimate for a job. Scheduling decides when
and who will do the job. Planning of a job should be done before
Scheduling a job.
Maintenance manager job duties fluctuate depending on the size and
function of the facility for which they work. Typically they oversee the
installation, repair and upkeep of an employer's property, including
machines, mechanical systems, buildings and other structures.
Maintenance managers delegate tasks to subordinates, from painting
and drywall repair to more complex activities like electrical, heating and
air-conditioning work. They may also be required to perform those tasks
themselves.
Maintenance managers might be required to take on more
administrative responsibilities as well. Some employers seek managers
who have familiarity with economic aspects of maintenance
management, including budgeting costs, negotiating contracts with
product vendors and hiring personnel. Though these tasks are not
always associated with maintenance workers, knowledge in these areas
may provide maintenance managers an advantage in their job search.
Maintenance Planner work some weeks ahead of the maintenance crew
planning and preparing for the successful completion of future
maintenance work. That includes letting people know what is coming
their way, and later measuring how successfully the planning effort
contributed to the results.
Process of establishing the sequence and relationship of a series of
actions and requirements prior to maintenance work commencing, along
with procuring and providing the parts and resources needed to deliver
the work plan. This is the meaning of maintenance planning, which ties-
in very well with the primary purpose of maintenance planning, which is
to maximize tool time of the maintenance crew. (Keep the maintenance
guys on the move straight from one job to the next).
Maintenance planning has two connotations. The first is of a strategic
nature involving the selection of maintenance strategies from among
alternative courses of action, for the enterprise as a whole. It is, in
effect, deciding in advance what maintenance types to use to manage
the various operating risks of the organization. The second view of
maintenance planning is tactical in nature. It is takes a project
management perspective. Hence the secondary purpose of maintenance

planning is to ensure the trades do quality work by providing all the


parts, tools, information, procedures and check testing needed to deliver
a quality job.

Main activities of a maintenance planner:


Define or verify existing work processes.
Make sure all key functions such as planners, supervisors, and
operations coordinators have clear roles.
Set clear priority rules and establish meaning and criteria for
existing codes.
Improve work request usage and clarity.
Check backlog management and clean up if needed.
On-the-job planning enhancement for shutdowns (if applicable).
Shutdown/ Turnaround critique communication.
On-The-Job planning enhancement for day-to-day work.
Job package creation.
Staging areas.
Enhance and practice planning and scheduling meetings between
operations and maintenance.
Implement Key Performance indicators (KPIs).
Work on effective use of CMMS.
Hand-on support for history documentation.
Improvement of technical database (Bill Of Materials, technical
data, equipment identification, etc.)
Improve integration with materials management
Contractor management and integration of work processes.
Companies in real life do not often have the position for people to be
organized or to have someone who is behind the scheduling of all
maintenance resources in a company, for example:
Results Company (Intugo)
Has the post for maintenance planner, but its called a different way, the
position of Maintenance manager has two shifts morning and afternoon.
They are in charge of scheduling all the maintenance resources for the
company being the cleaning department, the maintenance of machinery
or security, between others. They are in charge of keeping the company
in top shape, having a preventive maintenance perspective and
contingency plans.

They dont have this position, there is no planner or manager in there to
manage the resources, time or people in the company.

Reprosisa
They have one maintenance planner and 5 technicians. They do monthly
maintenance to presses, verification of pressure and temperatures, oil
checks, etc.
The main maintenance planner is Ing. Adaed Ramirez Acedo.
Supermercados Ley
They have one maintenance planner and is in charge of eight
technicians that are distributed between the three shifts in the
supermarket, 24 hours.
They do preventive maintenance for the equipment to have all over the
industry to keep it working properly, keep machines that load and unload
products working properly.
Hertz autoturismo Naver S.A. de C.V.
This company has one administrative planner and two maintenance
technics, one which is intern of real estate and another one extern that
manages mobile assets.
The company is centered on preservation of quality and good service of
the goods that the company has, they are in charge of the daily
maintenance depending on the necessities of the company, as also
preserving the good presentation of the company and its installations.
