THIS AGREEMENT OF LEASE IS MADE ON THE ____ DAY OF ______________

1. WHEREBY IT IS AGREED AS FOLLOWS:

The LANDLORD lets and the TENANT takes all that dwelling house bearing

Including all the inventory listed in the Schedule for a period of ONE year(s) at
monthly rental of RM1-00 (RINGGIT ONE ONLY) and commencing from 1st
February, 2010 to 31th January, 2012 with an option for renewal at the terms
and conditions to be agreed upon at the time of such renewal.

2. THE TENANT HEREBY AGREES AS FOLLOWS:

a. To pay said rent at the commencement of the tenancy and thereafter on the
1st day of each calendar month.
b. To pay all charges for telephone, electricity, water and conservancy in
respect of the said premises.
c. To make good and damages caused to building and fittings (fair wear and
tear excepted) during the period of tenanacy.
d. Not to sublet the premises without the written consent of the LANDLORD
and not to use the same for any illegal, immoral or business purposes.
e. Not to alter the colours on the walls or doors, change the locks on the
doors and/or windows without the written consent of the LANDLORD.

3. THE LANDLORD HEREBY AGREES WITH THE TENANT AS FOLLOWS:


a. To pay the Quit Rent, Assessment and other taxes payable in respect of the
said premises.
b. That THE TENANT paying the rent and observing the stipulated herein
contained shall during the tenancy quietly enjoy the said premises without
interruption from the LANDLORD or any person lawfully under or in
trust for him.
c. If THE TENANT SHALL NOT PAID in the said time (whether legally
demanded or not) or of the TENANT shall omit to perform of observe any
stipulation herein on his part contained the LANDLORD MAY RE-
ENTER upon the said premises and the tenancy shall thereupon be
determined but without prejudice to any claim which the LANDLORD
may have against the TENANT in respect of any breach of the TENANTs
obligation herein contained.

4. THE LANDLORD FUTHER CONFIRMED that a deposit of RM1-00 (ONE


ONLY) has been received on 31st January, 2010 and this deposit shall not be used
in payment of the monthly rents due at any time and is to be repaid to the
TENANT without interest on the termination of the term hereby created provided
that the TENANT has not committed any breach of the term and conditions of this
demise. The TENANT also paid a deposit of RM1 (ONE ONLY) for utility
deposit.
5. IT IS ALSO AGREED THAT ONE (1) Month Notice in writing will be given to
both parties on the Termination of this Agreement.

INVENTORY in the premises include: Samsung Refrigerator, Sanyo Washing Machine,


Queen Size bed with mattress, Six-feet Wardrobe, 2-Seater Sofa, 2 unit of Aircons, 2-unit
of Water Heaters, Lightings in all area and 3 fans, and Alba Gas Cooker.

IN WITNESS WHEREOF the parties hereto set their hands the day and year first above
