CONTRACT LEASE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT OF LEASE, made and entered into by and between:

TOMAS P ESCURO JR., of legal age, Filipino, married and resident of 08 Balzain West, Tuguegarao
City, Cagayan, now and hereinafter called the LESSOR:

MARION INTERNATIONAL MANPOWER AGENCY, INC., represented by its GENERAL


MANAGER-MS. ELEONOR T. HIPOLITO, of legal age, Filipino, single and with postal and office address at
12-C 18th Avenue Brgy. San Roque Murphy, Cubao, Quezon City, now and hereinafter called the LESSEE:

WITNESSETH

1. That the LESSOR is the owner of a THREE-STOREY COMMERCIAL BUILDING, located at No.
25 Balzain Hi-way, Tuguegarao City, Cagayan;
2. That the LESSOR has decided to lease the SECOND FLOOR of the said Commercial Building
measuring 8 meters by 6 meters, erected on Lot 1, Pcs-2-01-001046, covered by TCT No. 032-
2012003460, unto the LESSEE and the LESSEE is willing to lease same from the LESSOR, subject to
the following terms and conditions:
a. That term of this lease shall be a period of TWO (2) YEARS effective May 01, 2017 until April
30, 2019renewable after TWO (2) YEARS at the option of both parties;
b. That the LESSEE shall pay a monthly rental of FIFTEEN THOUSAND PESOS (Php15,000.00),
Philippine Currency, the same to be paid at the last day of every month;
c. That the LESSEE shall pay the amount of THIRTY THOUSAND PESOS (Php30,000.00),
Philippine Currency, as advance payment of rental as payment of rental for ONE (1) MONTH
advance rental and of ONE (1) MONTH DEPOSIT;
d. That the LESSOR will refund to the LESSEE the amount of THIRTY THOUSAND PESOS
(Php30,000.00) Philippine currency, as advance payment of rental for ONE (1) MONTH advance
and payment of ONE (1) MONTH deposit if the LESSEE will not renew the contract;
e. That the LESSEE shall pay for all the consumption of electrical and water bills and shall submit
to the LESSOR all receipts of payment of water and light bills in order that the said LESSOR
shall be able to monitor the payments thereof;
f. That the LESSEE shall comply with all the laws, ordinances, regulations and orders promulgated
by the legally constituted authorities for the use, occupation, safe and sanitation of the leased
premises;
g. That the LESSEE shall not store any flammable of explosive materials on the premises leased;
h. That the LESSEE shall pay electric/water consumption during effectivity of this LEASE
CONTRACT;
i. That the LESSEE hereby acknowledge that the leased premises are in good condition and agreed
to maintain the same condition subject to ordinary wear and all minor repairs undertaken by the
LESSEE, provided; however that the major repairs including those cause by force majeure shall
be the account of the LESSOR;
j. That the LESSEE can introduce improvements on the leased area or premises, however said
LESSEE is not entitled to any reimbursement and neither the same to be deducted from the
rentals, at the end of the lease all improvements shall belong to the LESSOR except removable
