MECHANICAL SCOPE OF WORK

The CONTRACTOR shall fully and faithfully deliver, undertake and perform the supply of labor, materials,
consumable, tools, equipment, supervision and other facilities needed for the Complete and Functional
Mechanical System Works of Building G Jpark Island Resort from Lower Ground to 10th Floor and Roof
Deck based in the plans, specifications, supplementary drawings and within the contract time in
accordance with the plans and specifications.

All items shall be performed by the CONTRACTOR and the scope of works shall include all Mechanical
System Works stated hereunder:

1. The CONTRACTOR is required to refer to all architectural, structural, sanitary/plumbing, fire


protection, and electrical plans. And investigate all possible interference and conditions affecting their
work.
2. All works shall comply with the pertinent provisions of the SMACNA & ASHRAE standards.
3. Supply, wiring, and installation of complete and operational ventilation system as per plan and
specifications.
4. Unloading from delivery truck, lifting and hauling to the designated area and installation of Exhaust
Fans (EF), Smoke Evacuation Fan (SEF) and Toilet Exhaust Fan (TEF), including Supply and Installation of
anchors, supports, vibration isolators, spring with neoprene pads, lose controllers, plenum box collar
and other necessary accessories.
5. Supply and installation of all ducting works in galvanized steel sheet (unless otherwise indicated or
specified) and shall comply with SMACNA Law Pressure Duct. Ductworks shall include but not limited to
elbows, tees, reducers, casing, construction, access doors, hangers, anchors supports, duct joints,
flexible ducts, volume dampers, fire dampers, fire doors, damper actuator, motorize relief dampers,
duct connections, air deflectors, duct sleeves, penetration of casing, casing curb details, hood
construction and other accessories including drive slip, inside groove seam, Pittsburgh seam, sliding
seam, standing seam, expansion shield, mechanical joint clip, non-flammable adhesive mastic,
continuous corner bead, angle bars and other necessary accessories, etc.
6. Supply and installation of outside air intake louver and exhaust air louver including caulk, clip angles,
birdscreen and other accessories.
7. Sleeves shall be fabricated from G.I. sheet (unless otherwise indicated) in bearing walls or partitions
with framed prepared openings with lock seam joints.
8. Ducts passing through fire rated partitions or walls/floors shall be provided by 2hrs fire rating seals
HILTI, 3M or approved equivalent, fire doors, fire dampers, volume control dampers (to be provided to
balance the system), splitters and dampers including operating shaft, fusible catch link, retaining angles,
sleeves zocallo/concrete curb, breakaways connections, locking set screws and other accessories.
9. Installation of ceiling exhaust fans for toilet including termination to on/off switch. Roughing-ins
wiring by Electrical Contractor.
10. Complete supply and installation of Smoke Evacuation System including ductworks, grilles, diffusers,
registers, louvers, hangers & supports, miscellaneous &consumables, painting, sleeving, tagging and all
other necessary accessories to complete the system.
11. Supply, wiring and installation of complete and operational airconditioning system as per plan and
specifications.
12. Unloading from delivery truck, lifting, hauling to the designated area and installation of Multi-Split &
Single Split Airconditioning Units (ACCU/FCU), cooling towers and pumps including supply and
installation of supports, vibration isolators and other necessary accessories.
13. Installation of all Refrigerant Piping System using copper tubing, HD with wrought copper solder type
fittings suitable for connection with silver solder joint, insulated with elastomeric closed cell type
wrapped with polyethylene tape if indoor or uPVC jacketing if outdoor.
14. Installation of condensate drain piping system using PVC Blue pipes insulated with closed cell rubber
type for split-type fan coil unit (FCU) and window type aircon (WAC) up to nearest floor drain and/or to
the nearest drain riser including other necessary accessories.
15. Supply and installation of electrical power wirings, temperature control wiring, equipment control
wirings, interlock wirings and all necessary protection devices for all the ventilating and airconditioning
equipment from the nearest power source/main control panel/breaker to all
motors/controllers/magnetic starters, complete with conduits, circuit breakers, fitting connectors and
panel supports/stands.
16. Furnish all scaffolding, rigging, hoisting, and services necessary for erection and delivery into the
premises of any equipment and apparatus necessary. Remove same from premises when no longer
required or as instructed by the OWNER.
17. All works shall operate under all conditions of load without any sound or vibration which is
objectionable in the opinion of the Owner. In case of moving machinery sound, or vibration noticeable
outside of room in which it is installed, or annoying noticeable inside its own room, will be considered
objectionable by the Construction Manager shall be corrected in an approved manner by the
CONTRACTOR his expense.
18. The CONTRACTOR shall be responsible for the construction of all necessary, supports, bases and
piers required for all airconditioning and ventilation equipment.
19. Complete testing (hydrotest, air leak test, flushing of pipings), refrigerant charging, adjusting,
balancing (air side and waterside), pressure test and commissioning the airconditioning and ventilation
systems to conform to desired conditions.
20. Vertical pipes/risers shall be supported by wrought iron clamps or collars.
21. Hangers and supports and pullboxes should be painted with primer and gray finish paint.
22. Piping layout at roofdeck should use IMC pipes and fittings with gray finish paint.
23. Liquid tight flexible conduit sunlight resistant/proof shall be used for outdoor layout.
24. Painting works of all hangers, supports, pipings.
25. Supply and installation of all equipment name tags.
26. Provide and install sleeving works including rectification of pipe sleeve perimeter.
27. Complete piping & ducting connection, initial start-up and test run of equipment to include but not
limited to split-type fan coil units, fans & blowers and its controllers including supply and installation of
all necessary valves & accessories, fittings, roughing-ins, and electrical works up to circuit breaker of
equipment controller.
28. The CONTRACTOR shall comply with the obligations in a proper, workmanlike manner, to the best
of its skills and ability and shall maintain a high degree of efficiency.
