HOUSE LEASE AGREEMENT

This House Lease Agreement (Lease Agreement) is made and entered into on this Friday,

date January 1st, 2016, by and between:

1. Name : Zarlia binti Morsidi

Address : Number 33, Street SG 4/7, Taman Sri Gombak, 68100

Batu Caves, Selangor, Malaysia.

ID Card Holder No. : 710716135178

Hereinafter referred to as the FIRST PARTY.

2. Name : Mery Pujiawati

Address : Jl. Melati Costa No.1 Taman Yasmin III Curug Mekar,

Bogor Barat 16113, Jawa Barat, Indonesia.

ID Card Holder No. : 3271045309910004/ Passport No: B 02266301

Hereinafter referred to as the SECOND PARTY.

(The First and the Second Party, hereinafter jointly referred to as Parties and severally
referred to as Party)

The Parties in their position as mentioned above, hereby certify that an agreement and

consent have been reached between the Parties to conduct house Lease Agreement with the

following terms and conditions:

ARTICLE I

HIRE-RENTING AGREEMENT

I. THE SECOND PARTY agreed to hire from FIRST PARTY and FIRST PARTY

agreed to lease to SECOND PARTY for 1 (one) house owned by and registered in the

name of Mrs. Zarlia binti Morsidi.

II. THE FIRST PARTY is the legal owner of a residential house which stands on the

owned land located at Street SG 4/7 Number 33, Taman Sri Gombak, 68100, Batu

Caves, Selangor, Malaysia. (Leasing Object).


III. The lease term agreed upon and approved by the Parties is for 1 (one) year from

January 1st, 2016 and shall end on January 1st, 2017 (the Lease Term).

ARTICLE II

PRICE AND PAYMENT TERMS

I. SECOND PARTY will rent the house for 1 (one) years from January 1st, 2016 up on

January 1st,2017.
II. The rental price of the house was agreed at RM 1700 (A Thousand Seven Hundred

Malaysian Ringgit) per month or total RM 20400 (Twenty Thousand Four Hundred

Malaysian Ringgit) for the entire term of the lease.


III. The money shall be paid by the SECOND PARTY to the FIRST PARTY at the same

time as the signing of this Agreement as a sign of settlement of the total amount of the

said lease.
IV. The lease price agreed upon and approved by the PARTIES amounted to RM 20400

(Twenty Thousand Four Hundred Malaysian Ringgit), which has been paid in full by

the SECOND PARTY on May 1st, 2015 and has been received by the FIRST PARTY.

ARTICLE III

GUARANTEE

FIRST PARTY gives its warranty that is:

I. The leased house under this agreement is the right of the FIRST PARTY, free from

dispute, and not in lease or sale to the THIRD PARTY.


II. THE SECOND PARTY may exercise its rights as a tenant of such a house without

being challenged by any other party.

ARTICLE IV

COST OF FEE AND MAINTENANCE

I. THE SECOND PARTY is responsible to pay electricity, telephone and tap water bills

as well as supporting facilities of Lease Object.


II. THE SECOND PARTY is obliged to pay all charges-additional fees.
III. Anything arising from the negligence of the SECOND PARTY in fulfilling its

obligations shall be the responsibility of the SECOND PARTY.


IV. THE SECOND PARTY is obliged to maintain the condition in order to remain in

good condition including cleanliness and environmental sustainability including

hygiene facilities and facilities.

ARTICLE V

RIGHTS AND OBLIGATIONS

During the term of this lease, SECOND PARTY is not permitted to:

I. Transfer or assign this lease, either in part or in full to THIRD PARTIES.


II. Use the house for any other purpose than this, except with permission from the FIRST

PARTY.
III. Making other buildings, drilling wells or other excavations around the house without

the permission of the FIRST PARTY.


IV. Change the structure and installation of the house without the permission and

approval of the FIRST PARTY.


What is familiar with the structure is the building that supports the building of the

house, such as: foundations, beams, columns, floors, and walls.

ARTICLE VI

DAMAGE AND NATURAL DISASTER

I. Damage to the structure of the house building due to the use of responsibility of the

SECOND PARTY.

II. SECOND PARTY is exempted from anything damaged by the explosion on buildings

caused by force majeure. The meaning of force majeure is: Natural disasters, such as:

floods, earthquakes, landslides, lightning, hurricanes, and fires caused by these

annoying external factors.

ARTICLE VII

CONTRACT

I. After the expiration period. In accordance with ARTICLE I of this agreement, the

SECOND PARTY immediately vacates the house and returns it to the FIRST PARTY

and has fulfilled all its obligations pursuant to this treaty.


II. Things not included in this agreement will be discussed jointly by both parties.

The Parties agreed and approved that this Lease Agreement is subject to the provisions of

the applicable laws. In case of disputes, differences or claim arising in connection with or as

a result of this Lease Agreement, shall be settled by the Parties by deliberation to reach a

consensus based on good faith.

If settlement by deliberation for consensus is not reached, the Parties agreed to resolve it

according to prevailing law and regulation through the District Court.

IN WITNESS WHEREOF, this Lease Agreement is entered and executed by the Parties in 2

(double) copies each with adequate stamped seal and has the equal legal force and

everything is made in good faith.
