ZAKUPAC je u obavezi da koristi iznajmljeni stan kao dobar domain. Zakupnina za stan iznosi
___________ na dan isplate meseno. Pored zakupnine, ZAKUPAC je u obavezi da plaa

THE LESSEES obligation is to use the rented apartment as a good host. Rental for apartment is

lan 5.
ZAKUPAC moe odustati od ovog ugovora i pre isteka vremena na koje je zakljuen, pod
uslovom da ZAKUPODAVCA o tome obavesti najmanje 30 dana pismenim putem pre
nameravanog prestanka korienja stana.
ZAKUPODAVAC moe otkazati ovaj ugovor ako ZAKUPAC ne plati zakupninu i druge trokove
korienja stana za jedan mesec, ako ne koristi stan koji je predmet zakupa kao dobar
domain ,ako se ne pridrava drugih odredaba ovog ugovora i pre isteka vremena na koji je
zakljucen,pod uslovom da ZAKUPCA o tome obavesti najmanje 30 dana pismenim putem pre
nameravanog prestanka izdavanja stana.

PARAGRAPH 5.
LESSEE can break contract in any time, but he shall inform LESSOR at least 30 days in written
before the use of the apartment ends.
LESSOR can cancel the contract if the LESSEE does not pay one months rent or if he does not
use the flat as a good host or he does not respect any paragraphs from the contract. LESSOR
can cancel the contract before his end, at least 30 days in written before he has attention to stop
renting the apartment which is subject of this contract.

lan 6.
ZAKUPAC moe koristiti stan samo za stambeni prostor i ne moe se koristiti u druge svrhe.
ZAKUPAC ne moe stan koji je predmet zakupa ovog ugovora dati u podzakup bilo kojem
pravnom ili fizikom licu.

PARAGRAPH 6.
LESSEE may use apartment only for living space and it may not be used for any other
purpose .LESSEE cant sub-let apartment to any other person or organization.

lan 7.
ZAKUPAC je u obavezi da jednom meseno ZAKUPODAVCU preda kopije plaenih
rauna za trokove na ime : infostana,struje, telefona, kablovske tv.

PARAGRAPH 7.
LESSEES obligation is to give LESSOR paid copies of the bills for utilities in name of: infostan,
telephone bills, cable tv and the electricity he has used.

lan 8.
ZAKUPAC se obavezuje da po isteku trajanja zakupa preda ZAKUPODAVCU stan
u istom stanju
u kome je primio,kao i da ZAKUPODAVCU nadoknadi tetu koja je eventualno
priinjena na stanu
i stvarima u stanu.
ZAKUPAC je duan da preda __________ na dan isplate. ZAKUPODAVCU u
depozit. Depozit slui za obezbeenje plaanja trokova iz lana 2. ovog ugovora,
kao i za plaanje eventualne tete koju ZAKUPAC priini na stanu i inventaru u
stanu .
Nakon isteka zakupa i izmirenja svih obaveza i naknade eventualne tete od strane
ZAKUPCA , ZAKUPODAVAC je obavezan da depozit, odnosno ostatak depozita
vrati ZAKUPCU.

PARAGRAPH 8.

LESSEES obligation is when rent end is to return to LESSOR an apartment in the same condition
as he received, and to pay the damage if there was any.
LESSEES duty is to give __________ on the day of payment the LESSOR in advance.
Deposit serves to provide paying utilities from paragraph 2. of this contract, and paying any
eventual damage which was made from the LESSEE in the flat or on some inventory from it.
At the end of rent the flat, all bills must be paid, and after paid all eventual damage the LESSOR is
obligated to return the deposit or the rest of it to the LESSEE.

lan 9.
Za sve to nije regulisano ovim ugovorom primenjuju se pozitivni zakonski propisi.

PARAGRAPH 9.
Anything that is not mentioned in this contract is regulated by government law.

lan 10.
U sluaju spora po ovom ugovoru ,ugovorne strane e spor reiti sporazumno, a u
protivnom prihvataju nadlenost Mesnog Optinskog suda u Beogradu .

PARAGRAPH 10.
In case of conflict of between both sides of contract, will be resolved by agreement, otherwise they
will be addressed to a local court in--- Belgrade.
