INN, THRISSUR

The enclosed preliminary design basis report describes feasibility study of designing,
engineering, erecting and commissioning the most viable air-conditioning & Building
management system for the KENZ INN, Thrissur. The enclosed Preliminary Basis of Design
give the various areas considered for air-conditioning which also describes the inside designs,
occupancy levels as well as various details that contributes the air-conditioning load.

SECTION -1 -- PREAMBLE

1.1 SCOPE OF WORK:

To conduct a thorough feasibility study of the works to be carried out for air-conditioning for
the proposed for KENZ INN AT THRISSUR and to provide the most optimum and efficient
system for the same.

1.2 PROJECT OBJECTIVES:

The project objective includes to design a energy efficient, eco friendly design, which ensures
easy maintenance, fast track installation and compliance to all statutory regulations.
1.3 BROAD CONCEPT OF THE DESIGN:

The Systems for the project have been conceptualized based on past experience and
acceptable International design standards. Effort shall be made to conceal all problems and
still provide access to these for accommodating changes in requirement in future.
Conservation of energy, optimization of resources, eco-friendliness and State of the art
technology shall be the key factors in the design concept to ensure least downtime and reduce
maintenance hassles.

1.4 EXECUTIVE SUMMARY:

The project mainly divided into two phases

Phase -1 - Shopping Mall and Showroom & office

Phase -2 - Convention centre and Hotel

For this area the total air conditioning load is estimated to be 3785 TR.

1.5 ENERGY CONSERVATION FEATURES:

The design shall be well equipped with energy conservation features to reduce energy
consumption and operating costs which is economically feasible, generally as follows:

a.High efficiency chillers with maximum COP considered.

b.CTI approved Cooling tower selection for minimum drift and noise level; energy efficient
motors, VFD for motor speed control.

c.VFD and energy efficient motors for AHU fan section.

d.Heat Recovery System has been used to reduce the plant capacity and to maintain high
indoor air quality.

The HVAC System has been designed for the following parameters which are based on the

data from the meteorological department, ISHRAE & ASHRAE.

3.2 DEVELOPMENT OF THE SYSTEM

WATER-COOLED CENTRAL CHILLING PLANT:

This is also a centralized chilled water distributing system with the difference that the
refrigerant is cooled by circulating water and the excess heat dispensed through cooling
towers. This results in loss of water. However, water-cooled systems are much more
economic in the long run due to lesser power consumption as compared to air-cooled chiller.
Water-cooled chillers are typically intended for indoor installation and operation, and are
cooled by a separate condenser water loop and connected to outdoor cooling towers to expel
heat to the atmosphere. Figure 1 shows a schematic of water cooled chillers.

consuming around 1.2 KW/TR, For high T Chiller power will be 0.9 KW /TR

OWater cooled system can be developed provided if there is enough soft filtered water
available with 0.01 loss by drift and evaporation in the water which may amount to around
200000 lts/day

OThis water has to be made available either from bore well or transported through container
or through recycling the waste water (STP/RO Plant). From the available information it has
to be crosschecked by the plumbing consultant that the soft filter water availability is there
and the yield possible. We presume at Thrissur soft filtered water is available from rainwater
harvesting or STP etc.

3.3 AIR-COOLED CHILLER SYSTEM: (This option is not considering in this project)

These are centralized air-conditioning system in which water is chilled and then distributed
through insulated pipes throughout the various areas to the indoor Air handling and Fan coil
units. Since the bulk of the system (chiller and pumps) is located in a single area (preferably
along with other services such as electrical DG, Transformer etc) the power consumption is
on the higher side and therefore, the running cost is higher than water-cooled systems.

Figure 1 shows a simple schematic of air cooled chillers.

3 .4 FACILITY MANAGEMENT

Facility management is an integration of processes within an organization to maintain and


develop the agreed services which support and improve the effectiveness of its primary
activities. It is an interdisciplinary field devoted to the coordination of space, infrastructure,
people and organization, often associated with business services functions such as offices,
arenas, schools, convention centers, shopping complexes, hospitals, hotels, etc. However, FM
facilitates the business on a much wider range of activities than just business services and
these are referred to as non-core functions. Many of these are outlined below but they do vary
from one business sector to another.

The FM sector acts as an umbrella, horizontally oriented market. Because of its increasing
relevance to the core business, it more and more takes the lead when developing a 'new world
of work' and 'new ways of working'. As a result the need for convergence with Human
Resources, Real Estate and Information Technology has increased dramatically. Also, the FM
sector has started taking its social responsibility, has become a strong driver of economy and
proofed its role as integrator of people, place and processes. As a result FM has become the
leading business service able to integrate the tangible assets of real estate and facilities with
the intangible assets of facility services.

The discipline of facility management and the role of facility managers in particular are
evolving to the extent that many managers have to operate at two levels: strategic-tactical and
operational. In the former case, clients, customers and end-users need to be informed about
the potential impact of their decisions on the provision of space, services, cost and business
risk. In the latter, it is the role of a facility manager to ensure corporate and regulatory
compliance plus the proper operation of all aspects of a building to create an optimal, safe
and cost effective environment for the occupants to function.

3.5 Scope of work of tenant and owner with calculations

From the owners point of view, the scope of work of ac should be limited up to giving
chilled water at one point into the shop/office with the BTU meter and AHU. And the tenants
scope of work shall include installing ducting according to their own interior designs. Of
course the capacity of tonnage to be given to each shop has to be specified with +/- 5 %. In
case any shop owner insists for higher tonnage, the same can be given as a onetime capital
investment say at the rate of 30000 Rs /ton. All the installations will have to be approved by
the owners consultant at mutually agreed rates. This extra tonnage given should be
discouraged possible. However with the consultants authorization, the inside conditions can
be guaranteed. The advantage of the owner is that the capital investment of all the low side
works such as piping ducting is not there. This means the owners headaches get reduced
with respect to low side works.

SECTION 8 BRIEF DESCRIPTION ABOUT KENZS SYSTEM:

DESIGN ASPECTS:

1. HIGH SIDE SYSTEM

Central Air Conditioning System

The central air conditioning system shall consist of water chilling units, multiple primary
chilled water pumps, secondary chilled water pumps with variable frequency drives,
condensing water pumps, cooling towers, chilled and condensing water piping with
accessories , insulation. System shall provide sufficient capacity to meet peak cooling. Its
electrical and other common systems are connected in a separate transformer and DG which
is HT metering and billed as common services. The power for this is connected to tenants
common transformer and will be billed with tenants meter.

Most high side equipment shall be housed in the air conditioning plant room. Chilled water
from chilling units shall be pumped to the various floors through insulated water pipes
installed in the ceiling spaces/vertical shafts. All pipes within plant room shall be supported
off the floor on secondary beams to avoid transmission of vibration to ceiling slab. Also to
take care of expansion pressurized expansion tank along with air separator shall be provided
in the plant room.

Plant machinery in the plant room shall be placed on PCC/ RCC foundation and shall be
provided with anti-vibratory supports.

Pumping System

The chilled water pumping system shall be primary-secondary configuration wherein


secondary chilled water pumps (including standby) shall be provided with variable speed
drive and water flow in load circuit shall be varied but the same through the chiller

Variable Frequency drives

Variable Frequency Drives (VFD) shall be used with secondary chilled water pumps to vary
flow of chilled water to various terminal units in response to load demand, by varying the
speed of chilled water pumps. VFD shall be pulse width modulation type, suitable for pump
motor ratings.

Piping

All chilled water and condensing water pipes shall be mild steel relevant to BIS Codes. All
jointing in the pipe system shall be by welding and will be consisting of butterfly valves,
balancing valves, ball

valves and non return valves as per schematic drawings. Condensate drain piping shall be
GI / PVC conforming to relevant BIS Codes.

2. LOW SIDE SYSTEM

Air Handling Units (AHU)

High efficiency Double skin air-handling units that generate minimum noise is proposed for
each area. AHUs are provided with Variable Frequency Drives (VFD) which will help in
reducing the power consumption and double skin AHU are selected for reducing the noise
level. The chilled water is circulated by secondary pumps to AHUs located at various areas
through insulated piping.

Sheet metal work

All ducts shall be fabricated out of galvanized sheet steel (GSS) as per SMACNA standard
for long life and as per fire norms. Motorized smoke dampers shall be installed within supply
air ducts and return air ducts at AHU room wall crossings, to prevent spread of smoke / fire to
the adjoining areas. Fire dampers will be provided as per requirements. Acoustic and thermal
Insulation will be given as per standards.

Insulation

Insulation material for ducts shall be Nitrile rubber or cross linked polyethylene foam.
Extruded polystyrene pre-moulded pipe sections shall be used for pipes of all diameters.
Pipes provided with thermal insulation shall be covered with protective coating against
mechanical damages. All exposed thermal insulation shall be provided with Aluminum
cladding including those inside the plant room.

Car Park and Toilet Ventilation


Car park ventilation is provided with jet fans at the rate of 6-12 ACPH, 12ACPH will be
working when there is a fire alarm. On detecting a fire emergency signal, the Jet fan is
automatically switched from day-to-day into fire mode. Jet Fan units and main extract fans
are run to full design speed - reaching full speed and maximum thrust in just a matter of
seconds. Figure shows how a jet fan is hanged in the car park area.

Toilet ventilation is provided with exhaust blowers at the rate of 15 ACPH.

Heat Recovery Wheel

Since all buildings require a source of fresh air, the need for HRWs has become obvious.
While opening a window does provide ventilation, the building's heat and humidity will then
be lost in the winter and gained in the summer, both of which are undesirable for the indoor
climate and for energy efficiency, Since the building's HVAC systems must compensate.
HRW technology offers an optimal solution: fresh air, better climate control, and Energy
efficiency - Sustainability.

Figure explains the basic working principle of heat recovery wheel. The stale air i.e. the air
which is exhausted from the toilets (in this case) will be given to the heat recovery wheel.
The energy which is recovered from this will be mixed with the fresh air and will be supplied
as fresh air to the rooms. This will reduce the load on the machines which in turn help in
reducing the power consumption. Depending on the model, HRVs can recover up to 80
percent of the heat in the outgoing airstream. And, an HRV contains filters that keep
particulates dust from entering the system.

Kitchen and Coffee Shop

Kitchens shall be maintained at slight negative pressure to prevent spread of food smells in
occupied areas. Greasy air shall pass through UV-C grease removal system and clean air shall
be exhausted outdoor at a rate of 40 ACPH. AHU in kitchen will receive conditioned air from
the restaurants AHU exhaust and this in turn help in reducing the load on kitchen AHU and
which in turn helps in reducing the power consumption.

Stair Case Pressurization

Tall buildings have stairwells that are used in case of emergencies such as fires. Under
normal Conditions, these stairwells need a minimum amount of air circulation and are
connected to the normal ventilation system. During a fire however, they must maintain a
positive pressure relative to the rest of the building to prevent the stairwell from having a
stack effect and drawing smoke into the evacuation route. The main purpose of the staircase
pressurization is safety. The over pressurization keeps the stairwell free of smoke, but must
not obstruct the ability of the people to open and close the doors.Staircases shall be provided
with Pressurization system, consisting of supply air fans. The pressurization fans shall get
activated upon getting the signal from fire alarm.

INTEGRATED BUILDING MANAGEMENT SYSTEMS (IBMS)

An Intelligent Building is one that provides a prolific & cost effective environment through
optimization of its elements such as Structure, Systems, Services and Management and the
interrelationships between them. Optimizations of energy usage and efficiency improvements
are key necessities for enhanced productivity.

The objective of the Integrated Building Management System is to centralize the monitoring,
controlling operations and management of facilities within the building and to achieve more
efficient building operations at reduced energy and labor costs while providing a safe and
quality working environment to the occupants.

A typical building comprises of the following systems that bring life to the building:

Heating Ventilation and Air conditioning system

Plumbing system

Elevators

Electrical Power Systems / DG / UPS

Lighting

Intelligent Fire Detection & Alarm Systems

Fire Suppression Systems

CCTV System

Public Address / 2 Way Communication Systems

Access Control Systems

The Integrated Building management system will integrate all or some of the above systems
to provide the building manager with a single comprehensive operator station platform to
monitor and control the various building functions.

The IBMS collects the operating information needed for intelligent building management.
The operator can easily analyze the operation of the buildings system by viewing all
important features such as for HVAC-temperatures, humiditys and equipment status.
Information is presented on the screen with full color diagrams of the equipment so it easy to
understand. BMS helps in identifying a problem with any of the equipments if any and helps
in maintenance. The entire complex can be converted into an intelligent building using the
Building Management System (BMS) which

remarkably enhances the overall performance of the buildings in terms of cost-effectiveness


as well as safety and security.

The Integrated Plant Management System (IPMS) envisaged for this project will have the
state of art architecture that will provide all integration features that is required. Integrated
Plant Management System means the portion of the control system concerned with the
HVAC, Electrical and Fire alarm system. The IPMS system installed shall be hierarchical in
structure. The different levels shall be capable of working in either independently or in
conjunction with one another.

The control system shall be of a high-speed, peer-to-peer network of DDC controllers


communicating on Open Protocol. The System shall depict each mechanical system and
building floor plan by a point-and-click graphic. A Server with a network interface card shall
gather data from this system and generate graphics. Operators shall be able to perform all
normal operator functions through the PC.

SYSTEM ARCHITECTURE FOR IBMS- BMS PC

The system shall directly control the HVAC equipment as specified in IO List. It shall also
furnish energy conservation features such as optimal start and stop, night setback, request-
based logic, and demand level adjustment of set points as specified.

Some of the functionalities of automation for each of the systems are as follows:

Heating Ventilation and Air Conditioning System

Various controls are provided to monitor and control the effective and efficient functioning of
the system to maintain a comfortable environment in the building. Various control strategies
are adapted in high side and low side equipment to achieve a comfortable working
environment and at the same time conserving energy. The strategies used in the Chiller and
associated Chilled water and condensing water pumps and cooling towers are Load reset,
Chiller optimization, Chiller sequencing, Optimum start / stop. The strategies used in AHU
equipment are - PID control, Duty cycling, Economizer control, and Enthalpy control.
Necessary interlocks to trip respective AHU in case of fire are provided.

Electrical Power Distribution and DG set control

This involves monitoring of the status of Electrical distribution for voltage, current,
frequency, PF, kW, KVA, kWh and switching off low priority loads when maximum demand
conditions are exceeded. The system can also monitor the Generator set for alarm conditions,
various electrical parameters, and run time.

Ventilation and Exhaust Fan Systems

Monitoring and control of all ventilation fans, exhaust fans, staircase pressurization fans in
the building with necessary interlocks with the fire detection system. CO2 levels in basement
parking lots can be measured and start ventilation fans when levels exceed predefined limits.

Tenant wise Energy Consumption

Monitoring the energy consumption for each tenant for billing purpose. Monitoring and
billing each tenant proportionate use of Generator power and common lighting and utilities.

Lighting Control System

Monitoring and control of lighting distribution boards for switching on / off lighting circuits
depending time scheduling / occupancy. Considerable savings in energy bills can be achieved
by implementing this control.

Elevator Control System

Monitoring all elevators in the building. In case of fire, all elevators brought to the ground
floor. It is also possible to control the elevators to provide access to passengers to only those
floors they have valid access to.

areas. Turnstiles are provided in order to ensure that not more than one person enters the area
on presenting the credential. Also to ensure the same card is not used again anti-pass back
control is provided so that unless the person goes out of the building the same card cannot be
used again. It is possible to program who should go where and at what times. In case of any
forcible entry an alarm is sounded at the security control room and cameras in the area
triggered to record the event. Necessary interlocks will also be provided to ensure free exit in
case of fire condition. It is also possible to switch on / off lights when first person enters or
last person leaves the area.

Surveillance (CCTV) System

Cameras are provided at suitable locations in the buildings with Pan, Tilt and Zoom facility
where required to maintain surveillance of the protected areas. The control station will consist
of a console of monitors from where the entire facility can be monitored. Necessary
interlocks with access, intrusion, fire systems are provided to immediately display on
monitors any emergency in the building. It is also possible to record any event from any of
the cameras in the facility in the time lapse video cassette recorders for investigation and
analysis.

Central Operator Station

All above sub systems can be integrated to common software platform for providing a
reliable, powerful, efficient, and yet easy to use operator interface to effectively and
conveniently manage all building utility functions. Additional operator stations can be
provided at different locations for all or selective monitoring / control of different
subsystems. Multiple password level protection is provided in all operator interfaces to
ensure that only authorized personnel are provided access to view, control, and modify the
system parameters.

Advantages of an Integrated Building Management System

Better Co-ordination of Monitoring and Control - By incorporating all monitoring and


control in one single system, it may be more easily rationalized and co-ordinated. Effective
prioritization of the alarms and controls, along with the adjustment of the system parameters,
may also be implemented for each installation

Centralized Presentation of Information - A rational and coherent format for the presentation
of information may be adopted by using one central operating interface or group of
interfaces. Furthermore, one operator may monitor the operation of the entire system and one
recording medium may log all system events.

Improved Administration - Having one system for several functions provides the opportunity
for more efficient administration by the user. Redundant interfaces are removed so that there
is one single system instead of a large number of systems by different vendors leading to
better maintenance of the various subsystems.

Ease of Installation, Alteration, Extension - Reduced cabling in the form of common


network bus enables the system configuration to be easily modified or expanded without
additional wiring and may lead to significant cost reductions.
