POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS that I, Jaya D/o ThiruMuthukumar, Hindu aged
about 54 years and residing at 230, Bakers Street, London, UK, executed this Power of
Attorney hereinafter called the GRANTOR, do hereby constitute, appoint and retain Mr.
Agarwal S/o Shobhit, Hindu, aged 23 years and residing at House no. 34, Krishna Nagar,
Bombay, India, as my true and lawful Attorney, hereinafter called the Attorney, to do all the
following acts and all other acts incidental thereto

1. THAT I, the Grantor, is absolute owner of the property comprised in the building
named Shree Apartments bearing Door no. 23, Tilak Nagar, Bombay and also
bearing Survey no. 234/2, covering an extent of 150 yards, measuring East, West 100
ft, measuring 30 ft. North South, consisting of 8 Flats, each flat measuring an
occupancy area 820 Sq. ft., morefully described in the Schedule- I hereunder, he
having acquired the same as the sole heir of his parents.
2. THAT the Grantor declares that he has let out 2 flats located in Shree Apartments,
morefully described in the Schedule-I hereunder, to various tenants, mentioned in
Schedule-II hereunder, each tenant paying a rent of Rs. 5000/- per month and that he
has been collecting this amount from them in person for past 5 years.
3. THAT the grantor is planning to leave India and to be away in London, United
Kingdom with her son for a period of 2 years from 12th March 2010 and that she
desires to grant the power of collection of the rental amount from the tenants
occupying the flats in her absence.
4. THAT the Grantor, with a view to collecting the rents from the tenants occupying the
flats, in his absence for the reasons stated in the aforesaid para, desires to grant the
Power of collection of rental income to Attorney and that is also willing to do the
same.
5. THAT the Attorney shall on and from execution of this deed shall be at liberty to
contact the tenants occupying the flats in Shree Apartments, morefully described in
the Schedule-I hereunder, on or after 3rd of every succeeding month and shall
endeavor to collect the rents due from the tenants occupying the flats and on receipt of
the income shall tender appropriate receipts therefor.
6. THAT the Attorney after collecting the rental income from the tenants as aforesaid,
shall remit the same in the SBI A/C No. 5647382892 of the Grantor in State Bank of
India, Colaba Branch, Bombay on or before 30th of every month and the suitable
entries must also be obtained from the bank in the Passbook.
7. THAT the Attorney shall, in the event of any flat falling vacant shall have the power
to fix a new tenant subject to the same terms and conditions applicable for other
tenants.
8. THAT the Attorney, besides collecting the rental income must also collect Rs. 250/-
per month by way of Maintenance Charges and keep the same in his account with a
view to meeting the expenses that may arise to rectify any defect/ repair complaint by
any of the tenants and further the Attorney shall also tender a separate receipt for the
amount received from the tenants towards Maintenance Charges and shall render
accounts for the amount received under this head separately, alongwith other
accounts.
9. THAT the Attorney shall also pay the Property Tax etc., that may fall due, from and
out of the Maintenance Charges paid by the tenants.
10. THAT the Attorney shall have the liberty to take out a sum not exceeding Rs. 2500/-
from and out of the rental income collected by him in the first month for the purpose
of keeping the same as reserve amount to make good any shortfall in meeting any of
the expenditures aforesaid and in that month alone, the amount that may be credited to
the Grantors account may be less than what might be credited during, subsequent
months.
11. THAT the Attorney shall render true and lawful accounts for all the incomes received
by him and also a true statement of the expenses made by him towards the
maintenance of the flats in Shree Apartments, morefully described in the Schedule-I
hereunder, immediately on the return of the Grantor to India, and, in any case, not
beyond 30 days from the date of return of the Grantor.
12. THAT the Attorney shall be paid a consideration of Rs. 5000/- per month for all the
acts that may be exercised by him under this power and such remuneration shall be
paid to the Attorney by the Grantor after return from her foreign visit.
13. THAT the Grantor hereby agrees to ratify and confirm all the acts that may be done
by the Attorney under his power as if the said acts having been performed by the
Grantor herself.
14. THAT the Grantor hereby reserves his right of revocation of the power granted to
Attorney at any point of time for valid reasons including misuse of the power granted
to him.

ALL THAT PIECE AND PARCEL OF LAND, consisting of a residential complex in the
nature of flats comprised in Shree Apartment bearing Door no. 23, Tilak Nagar, Bombay
and also bearing Survey no. 234/2, covering an extent of 150 yards, measuring East, West
100 ft, measuring 30 ft. North South, consisting of 8 Flats, each flat measuring an occupancy
area 820 Sq. ft., all the structure in all the flats made of RCC Roof with all Electrical Fittings,
Water Fittings, Drainage Facilities and with a provision for Lift and bounded on-

North by: Sri Hanuman Temple

South by: Pink Square Mall

East by: A 80 feet road leading to Lonavala

West by: A 100 feet road leading to Nasik

And situate within the Registration and Sub-Registration district of Bombay.
