TENANCY AGREEMENT

This Agreement of Tenancy is made at Karachi on this ______ day of ________.

hereinafter called as the OWNER or Party of the First Part.

WHEREAS the Owner aforesaid is on the date of these presents is seized, possessed of and is
otherwise well and sufficiently entitled and Owner of Residential/Commercial_______________

hereinafter called the Said Premises.

AND WHEREAS the Owner has agreed to give and the Tenant has agreed to take the said
premises on monthly rent basis on the terms and conditions as given below:

NOW THIS AGREEMENT OF TENANCY WITNESSETH AS UNDER:
1. That the Tenancy period effected from ___________ and expiring on ____________for a
period of ____________ MONTHS ONLY and on its expiry the Owner reserves the right
to extend it for further period with mutual consent.
2. That the Monthly Rent of the said premises shall be Rs.__________
(Rupees____________________________) payable IN ADVANCE / IN FOLLOWING
MONTH on or before ____ of each English Calendar Month.
3. That the Tenant has given and the Owner has received a sum of Rs.________________
(Rupees ________________________________________________________) paid as
FIXED REFUNDABLE SECURITY DEPOSIT (WITHOUT INTEREST) which
shall be refundable on handing over peaceful possession of the said premises to the
Owner after deducting of necessary dues, damages (if any).
4. That the Tenant shall use the said premises only for __________________ purpose and
not having right to make addition / alteration, or store any objectionable / explosive
material in the said premises and shall not use the said premises for any political activity.
5. That in addition to the monthly rent, the Tenant shall pay in time all dues pertaining to
Electricity, Gas, Water & Sewerage Conservancy, Telephone (if any), Maintenance,
Union Charges, etc. etc., in respect of the said premises during the period of tenancy and
shall regularly handover all bill(s), Challan(s), Counter foil(s) in original to the Owner or
his/her nominee / agent at the time of payment of monthly rent.
6. That the Owner has handed over and the Tenant has taken over the peaceful and vacant
possession of the said premises in good and perfect conditions and all the fittings and
fixtures in working orders, whereas it is liability of the Tenant to maintain the fittings and
fixtures property and any damage / repairing of the fittings and fixtures shall be borne by
the Tenant with entire satisfaction of the Owner.
7. That That the Tenant shall pay the agreed rent in time to the Owner without fails, default,
failing which for continuously three (3) months, shall be liable for eject without any
notice.
8. That the Tenant shall not let, sub-let or let out any part with possession of the said
premises to any other person(s) on whatsoever circumstances.
9. That One Month Prior Notice shall be served on either side in case of vacation of the said
premises and the Tenant shall deliver vacant possession to the Owner only.

IN WITNESSES WHEREOF both the parties hereto have set and subscribed their respective
hands at Karachi on the day, month and year first above mentioned.
