KNOW ALL MEN BY THESE PRESENT:

Thii AGREEMENT, made and entered into by JOSEPH R. HOLMES, JR., of legal age, Filipino,
married, a resident af ?-2, Aurelio, San Jose, Province of Dinagat lslands.

Whereas, LYDIA R. SATURINAS, who died intestate on Octoberl0,2Ot2 at P-2, Aurelio, San Jose,
Province of Dinagat lslands, Leaving certain of agricultural land which is more particularly described as
fotlows:

'?parcel of agricultural land located at Masi-od, Luna, San Jose, Province of Dinagat lslands,
declared in the name my deceased aunt LYDIA R. SATURINES, consisting an area of 2.@@ hectares
more or less, covered by Tax Declaration No. 15{6-0007{1801 with the following boundaries; on the
North by Emerico Hernandez; on the South by Emerico Hernandez; on the East by Pedro Balucan, and on
the West by Coleto Gemao, of which a portion of agricultural land sold to under this instrument is only
{15X20=300} square meters, with the following boundaries, North by Remaining portion; South by
National Highway; East by Remaining portion, and West by Coleto Gemao.

That pursuant to Rule 74 Section 1 of the Revised Rules of Court, and all being with full capacity
to contract, the surviving legitimate nephew respectively, do hereby adiudicate unto ourselves the land
described above, in equal shares;

That for and in consideratlon of the sum of THIRTY FIVE THOUSAND PESOS ONLY (P35,000,00)
Philippine Gurrency, in hand paid by the VENDEE, MARIANO F. GERANDOY and MARILOU G. GERANDOY,
both of legal age, Filipino citizen, husband and wife, and a residents of P-1 San Juan, San Jose, Province
of Dinagat tslands, the receipt of which is hereby acknowledge bV the VENDORS to my full and entire
satisfaction, the latter hereby SELI, TMNSFE& and CONVEY W way of ABSOLUTE SALE, a portion of I
agricultural land which is free from all liens or encumbrances whatsoever, unto the said VENDEE, their
heirs legal successors and assigns.

lN WITNESS WHEREOF, we have hereunto signed this Extra-Jr.rdicial Settlement with Deed of
Absolute Sale the above {escribed land this at San Jose, Province of Dinagat
