This CONTRACT OF LEASE is made and entered by and between the following
parties:

-WITNESSETH-
WHEREAS, the LESSOR is the legal owner of a piece of land with TCT No. 053-
2014003078 located in the municipality of Mabini Batangas;
WHEREAS, the LESSEE has offered and manifested its intention of leasing the
said entire property for the purpose of using the same as a parking lot/space;
WHEREAS, the LESSOR has accepted the LESSEEs offer subject to the terms
and conditions, hereinafter set forth;
WHEREAS, the lessor has duly appointed their parents in the name of Mr.
Maximo M. Cigres and Mrs. Taciana Cigres as their authorized representative, regarding
on this contract to signed and the power to decide in behalf the lessor is not present.
NOW, THEREFORE, for and inconsideration of the foregoing premises and upon
mutual covenants, conditions and the faithful compliance by the Parties of their
respective obligations under this Contract, the parties here to agrees as follows:
1. TERM / PERIOD The term of this contract shall be for a period of FIVE
(5) years beginning July 19, 2017 to July 18, 2022, which is renewable upon
mutual Contract of the parties.
2. MONTHLY RENTAL The LESSEE shall pay the LESSOR and/or his duly
authorized representatives, a monthly rental of PESOS: FOUR THOUSAND
(PHP4,000.00), payable every 20th day of the month beginning July 19, 2017.

alternation or improvement made or introduced by the LESSEE on the leased
premises, which cannot be removed without causing damage to the property,
shall, upon the termination of this Contract, inure to the benefit and form part of
the leased property, and shall in turn, become the property of the LESSOR.
6. MAINTENANCE OF LEASED PREMISES, EQUIPMENT AND
APPLIANCES The LESSEE shall, at his own expense, and at all times, for the
duration of this Contract, keep and maintain the leased premises in a clean and
sanitary condition, and promptly comply with all rules and regulations
governing the use and occupancy of the leased property. For this purpose, the
LESSOR shall have the right, upon prior notice, to enter and inspect the leased
premises on a monthly or quarterly basis.
10. BREACH OF CONTRACT In case the lessee fails to pay the monthly
rental for the aggregate period stated in par. 7 hereof, and/or on the date
agreed upon by the parties after a Notice of Demand has been issued by the
LESSOR, the LESSOR, shall, in addition to any other such remedies as may be
prescribed by law, unilaterally terminate this Contract upon written notice to the
LESSEE. The LESSOR may, at its option, demand upon notice and/or seek
judicial intervention to repossess the leased premises from the LESSEE, which
notice shall be delivered either personally and/or via courier and/or be posted at
the main door or gate of the leased premises.
11. In case of any other breach of the provisions of this Contract, the
LESSOR shall give the LESSEE, after due notice, an ample opportunity to remedy
and/or alleviate the occurrence or commission of any breach of this Contract. In
the event of breach, the LESSEE hereby irrevocably appoints the LESSOR, its
agents, employees and/or representatives, as its duly authorized attorneys-in-
fact, even after the termination, expiration or cancellation of this Contract, with
full powers and authority to open, enter, repossess, secure, enclose, fence,
padlock and/or otherwise take full and complete physical possession and control
of the leased property, and all or a portion of its contents equivalent and/or
sufficient in value to answer for the unpaid rental if no tender of payment in cash
has been made, and to eject, with or without the assistance of the barangay
and/or police authorities, any and all persons occupying the lease premises or
found thereon, to the extent of employing reasonable and necessary means
available to enforce this provision; and/or to disconnect electric, water,
telephone and other utility services on the leased premises, notwithstanding
current or up to date payment of charges thereof, pursuant to the enforcement
of this provision.

12. JUDICIAL RELIEF In the event that the LESSOR is constrained to seek
judicial intervention in order to enforce the provisions of this Contract, the
LESSOR shall be entitled to collect damages, interest, litigation costs,
miscellaneous expenses, and attorneys fees equivalent to Twenty Percent (20%)
of the total outstanding liability. Thereafter, the LESSEE shall be relieved or
discharged from any and all liability or obligation of whatever kind or nature to
the LESSOR.

BEFORE ME, a Notary Public for and in Paraaque City this _______________
personally appeared and presented their respective govt.-issued IDs bearing their

This instrument consisting of four (4) pages including the page on which this
acknowledgment is written is signed by the parties and their instrumental witnesses in
the left hand margin of each and every page hereof, refers to the CONTRACT OF LEASE
covering the rental of the property situated at the above mentioned address.
