Building Services

Building services function as the system installed in the buildings to make them comfortable,
functional, efficient and safe. The building services included in RT2 units is water, drainage,
sewerage and plumbing, staircase, ventilation and air conditioning, security and alarm systems,
auto gate systems.

Electrical services on RT2

The RT2 unit use single-phase electric power for power supply to the house. This is because the
electricity usage in this house is high. The electrical installation for this unit is lighting point 27
nos, gate pillar light point 1 no, doorbell point 1 no, fan point 6 nos, 13A plug point 23 nos, air-
conditioner point 6 nos, heater point 3 nos, telephone point 2nos, data point 2 nos, fiber optic
point 1 no. in this unit it use home alarm system and auto gate system.

The electrical wiring method in this unit is concealed conduit wiring. The contractor insert the
conduit in the wall before pouring the concrete for floor slab. After the curing process of floor
slab finished, the contractor will insert the wire into the embedded conduit.
The picture show how the conduit is embedded inside the rc floor slab before the pouring
concrete process. The conduit is install according to the electrical appliances and electric socket.
The conduit is PVC as this is a domestic wiring. The PVC conduit protect the cable from being
damaged by the rodents or animal bites which will causes short circuit to happen when the rodent
bites the cable. The advantage of having concealed conduit wiring is it is safest wiring system,
no risk of damage the cable insulation, it is safe from corrosion and risk of fire, and lastly it is
sustainable and long lasting wiring system.
However, there is some disadvantages using this system which it is an expensive wiring system
due to the price of PVC conduit and the elbows, it is very hard to detect the wiring in the floor
slab and the installation and maintenance is not easy and simple, lastly it is complicated to
manage additional connection in the future due to the buried conduits.
Water services system at RT2
Water supply system
Water supply system is one of the services that is crucial in this unit house. The water supply
system of this unit is indirect water supply. The water from the water reservoir in the park is
supply into the house water tank before it is distributed into the fittings. There no hot water
system provided in this unit. The location of the water reservoir is underground, underneath the
pond. The water is supply into the house from the water reservoir through the service pipe into
the direct pipe. The water has to flow through the water meter before direct to kitchen and water
tank.

The pictures show the direct pipe from the water meter to the water tank house. The contractor
use poly pipe instead of normal PVC pipe for outside house pipe. But for the house piping, it still
use PVC pipe because of domestic piping.
The installation of piping for the first floor is almost same as electrical system. The piping
techniques that is used is concealed piping. The PVC pipe is concealed inside the wall and buried
in the floor slab.
Water sewerage system
Water sewerage system is essential to the house as it function discharge the water from wc, floor
trap, kitchen into the septic tank. Sewerage consists of several components such as receiving
drains, manholes, plumbing stations, storm overflows, and sanitary sewer. Sewerage ends at the
entry to a sewerage treatment plant.

The pictures show the sewage pipes from the toilet of the first floor discharge into the ground
floor. The sewage pipe flow into the septic tank or direct to the sewerage treatment plant.
The pictures show the sewage pipes installed on the first floor before pouring concrete into the
floor slab.
Ventilation and air-conditioning
Ventilation is necessary in the building to remove stale air and replace it with fresh air. Having
good ventilation can affect internal temperatures of the house, the humidity, replenishing
oxygen, remove the odour and dust and comfort the occupants. The ventilation in the buildings
can be classified as natural or mechanical. Natural ventilation occurs when air is driven by
pressure differences between different spaces. While forced /mechanical ventilation is driven by
a mechanic such as fans or other mechanical plant.
Based on our visit, the ventilation use in the house is mechanical ventilation which is using fans.
This is because the local urban structure is very dense and shelters the wind from the wind. Thus
the need of fans in addition with the air conditioner held to comfort the occupant in the house.

Security and alarm systems

The basic services that is essential for security is home alarm systems. Home alarm systems
provide a few method that can prevent the house and the occupants from exposed to the danger
such as burglary and robbery. The home alarm is an electronic devices that monitors, and alarm
the authority if there is sense of danger. The typical home security system includes
a control panel, which is primary controller of a homes security system
