Windows Windows shall be built per plan without grids
Windows must be easy to clean and maintain or replace in a safe
manner. All window or curtain wall installations shall include all
products, fixings, and interface components necessary to provide a
watertight enclosure when tested in accordance
The window must be designed and constructed as a replacement type
window and shall be installed in accordance with manufacturer's
instructions.
All windows and curtain wall installations must meet the air tightness
requirements
Doors Doors should have a minimum guaranteed life span of 15 years.
In addition to any fire safety requirements which have to be met, it is
also necessary to provide vision panels in all internal doors with the
exception of stores and toilet cubicles.
Roof Roofs (a) The design lifespan of the roof structure and its components
must not be less than the overall lifespan of the building.
The area of flat roof shall not exceed 10% of the overall roof area of
the entire development when measured on plan
Exterior Finish Colored vinyl siding (selected colors) and accessories are included for
all pre-priced packages
Vinyl dryer mount & vinyl mounting plates for exterior lights, plugs,
taps, etc.
Floor Finishes Floor finishes to be contract quality, hard wearing and durable,
consistent with room use, and requiring low maintenance
Floor finishes to be slip resistant in all areas where the function and
use of the room may create a slip hazard and in particular toilets, wet
areas and other areas where the floor may become wet or damp.
Designers should also consider the particular risk associated with
junctions between surfaces with different slip resistances
Wall Wall finishes to be durable, washable, low maintenance and
consistent with room use.
The following forms of construction (for external and internal walls)
are generally accepted for use in schools:
External leaf
Concrete block (plastered, dashed wet or dry)
Brick (clay or concrete)
Self finish blocks
Timber cladding (Teak or Cedar only - 15% overall wall area max.)

Ceilings Ceiling finishes to be durable, low maintenance and consistent with
room use.
The use of timber ceiling linings is to be discouraged due to their
flammable nature, the added requirement for intumescent paints and
its frequent reapplication resulting in increased maintenance costs.
Floor The following forms of construction (for both ground and upper
floors) are generally acceptable for use in schools:
Ground bearing concrete floor slab
Suspended concrete floor slab
Pre-stressed concrete floor slab
Block and plank with screed
Cast in-situ concrete floor slab
The design lifespan of the floor and its components must not be less
than the overall lifespan of the building.
Risk Reduction Require protective covering for all wirings and fixtures.
Install a fire alarm system that is affordable.
Report any defective electrical wiring and fixtures to experts
Provide environment friendly fire extinguishers
Hang curtains in the classrooms away from wall-mounted fans
Painting Clean and prepare the surfaces to be painted. Chip and scrape all
loose paint and clean according to paint manufacturers instructions
all exterior trim, siding, wood porch and step railings, garage door,
and carport ceiling as applicable to the house.
Acrylic primer shall be used to prime all bare wood. Brush and/or
roller application is required (no spraying). Metal primer shall be rust
inhibiting type.
Paint ceiling with two coats of white 100% acrylic latex ceiling paint.
Paint walls with two coats of 100% acrylic latex paint. Apply color
specified in the Owner. Flat or semigloss finish. Paint shall have a 10
year warranty.
