LEASE AGREEMENT

THE LEASE AGREEMENT is made and entered into this day of October 16-10-2011 at
Islamabad between S/o owner of
House No. (hereinafter referred to as “Lessor” which
term where the context so admits shall include his heirs, executors and assignees) of the one
part, and Mr. ______________ S/o _________________, CNIC # R/o
________________ _____________________________ (hereinafter referred to as Lessee of
the Second party).

Whereas the Lessor has agreed to lease the Ground Floor portion of ,
__________________ to the Lessee for a period of two years w.e.f to
___________________, at the monthly rent of Rs. __________/- (Rupees _______________
_______________ only) p.m. Rs. ______________/- (Rupees _____________________
only) has been given as an advance rent to the owner for three months i.e. form ___________
to ___________ and also paid an amount of Rs. _________/- equal to one month rent as
security.

The terms and conditions enumerated hereunder or defined to which both the parties
have discussed understood and agreed without prejudices or pressure.

i. That the period of this lease has been fixed for two years w.e.f. _________,
renewable if mutually agreed upon by both the parties and any agreement
thereafter will be re-negotiated and extended of both parties agree to terms
and conditions, they may do so only after issuing a one month advance
notice.

ii. The Lessee has agreed to cooperate with the Occupant of the First Floor in
sharing the Water and Electricity bills (till the separate meter not available)
etc. The Lessee shall pay all conservancy charges direct to the authorities in
such a manner that there shall be no outstanding bills on the day the lessee
hands over the possession of the house to the Lessor and will keep all such
record intact.

iii. That in case the lessee wishes to vacate or the lessor needs the said property
for his personal use, this agreement shall be terminable by giving one
month’s written notice from each side to the other side.

iv. That after expiry/termination of the lease agreement the lessee shall hand
over vacant and peaceful possession of the premises to the lessor in the
same good condition as now.

v. That the consumption bills e.g. electricity, Sui Gas, Water Charges of the
occupied portion and telephone etc. shall be paid by the lessee. Their
receipts shall be shown to the lessor after every three months. The lessor
has no objection about installation of new telephone line.

vi. The lessee shall be bound to execute new agreement or vacate the premises
if the property is sold by the lessor at any time.

vii. This portion (Ground Floor) of the house is equipped with all fittings and
fixtures in an operating condition and Lessee will deliver the possession in
the manner as existed at the time of lease.
viii. The lessee shall not make any structural changes in the said premises
without written consent of the lessor and not used the premises for any
unlawful purpose.

ix. It has been decided that after expiry of one year, monthly rent will be
enhanced @ 10%.

x. That after expiry of lease period of two years a fresh agreement shall be
made between the parties by mutual understanding after increasing of the
rent.

xi. The Lessee shall not sublet the said premises in full or any part thereof to
anyone else either on rent/goodwill/contract or otherwise.

xii. The leased premises can be visited / inspected by the Lessor / nominee at
any reasonable time with prior consent with the Lessee.

xiii. That after expiry of three months advance the Lessee shall pay the monthly
rent in advance on 5th day of every month to the Lessor regularly. In case of
non-payment of the rent monthly in advance basis on 5th day of every
month by the Lessee to the Lessor, the Lessee shall be considered defaulter
and liable for ejectment.

The Lessee shall quietly yield the possession of the premises at the expiry of the lease.
On the day of January 01, 2018 both parties set their hands on this agreement before the
witnesses.
