SPECIFICATIONS

I. MASONRY & CONCRETING WORKS

1. Concrete work shall conform to the requirements of the ACI Building Code.

2. Cement for the concrete shall conform to the requirements of specifications for
Portland Cement (ASTM C-150)

3. The sizes of coarse aggregates to be used in the various parts of the work shall be in
accordance with the following:
Size – 3/4 “for all concreting work

4. Proportion of all materials entering into the concrete shall be as follows:

Columns Class “A” (1:2;4)


Beams Class “A” (1:2:4)
Slab or fill Class “B” (1:21/2:5)
Reinforce conc slab Class “A” (1.2.4)

5. Concrete hollow blocks shall have a minimum face thickness of 1” (0.025m) nominal
size shall be 4” x 8” x 16” for exterior wall and 4 x 8 x 16 for interior wall minimum
compressive strength shall be as follows:
Class A – 900 psi
Class B – 750 psi

6. Mortar proportioning. Cement mortar shall e one (1) part portland cement and two
(2) parts sand by volume but not more than one (1) part portland cement and three (3)
parts sand by volume.

II. REINFORCEMENT WORKS

1. Reinforcing bars shall conform to the requirements of ASTM standard specifications


for Billet Steel Bars for concrete reinforcement (A15-625) and to specification for
minimum requirements for the deformed steel bars for concrete reinforcement
(A305-56)

2. The main reinforcing bars shall be as follows:


Column - 16 mm Ø bars
Beams – 16 mm Ø bars
Slab on fill – 10 mm Ø bars
Strirrups & ties – 10 mm Ø bars
Wall s - 10 mm Ø bars
Roof beams – 12 mm Ø bars
Reinforce conc slab – 12 mm Ø bars

III. CARPENTRY WORKS


1. Quality of Lumber. Lumber shall be the approved quality of respective kinds for the
various parts of the work, well seasoned, thoroughly dry, and free from large, loose
or unsound knots, sups, shakes and other imperfections impairing its strength,
durability or appearance. All finishing lumber to be used shall be completely dried
and shall not contain more than 14% moisture.

2. Treatment of the lumber.


a. All concealed lumber shall be spayed with anti-anay or bukbuk liquid
b. Surface in contact with masonry and concrete coated with creosote equivalent

3. Door Sashes. All door sashes shall be well seasoned, flush type, semi-hollow core and
solid core, tanguile plywood veneers on both sides. Exterior door shall be of kiln
dried tanguile panel doors.

IV. ARCHITECTURAL FINISHES

1. Flooring
a. All interior shall be 0.40 m x 0.40 m tile mariwasa brand or equivalent except
the toilet and bath
b. Toilet and bath floors shall be 0.20m x 0.20m unglazed tiles mariwasa band or
equivalent

2. Walling
a. CHB walling shall be plastered and line with 1/4 “ nail strip
b. Toilet and bath finish shall be of 0.20m x 0.20m unglazed tiles

3. Ceiling
a. All interior ceiling shall be of ¼” x 4’ x 8’ plywood with mouldings.
b. Outside ceiling eaves shall be of pre-painted spandrel ga. 26.

4. Doors
a. All interior, bedroom doors shall be hollow core finished door using marine
plywood
b. Toilet and bath room shall be PVC door
c. Main door & service door shall be narra solid panel, door

5. Windows
All window shall be steel casement swing-out type with simple ½ “square wrought
iron railings
.
6. Finishing Hardware
Use non rising loose pins as manufactured by Stanley or corbin

7. Locksets
Exposed part shall be brass heavily plated as manufacture by kwikset or approved
equivalent.

V. TINSMITHRY WORKS

1. Roof sheeting – shall be pre painted long span sheet gauge 26

2. Gutters and flashing shall be Spanish type of gauge 26 plain G.I. sheets

3. Down spout shall be 3” Ø colored PVC pipe as approved by the Architect


4. Trusses shall be – 2’ x 2” x 1/4” angle bars

5. Purlins shall be 2” x 3” C purlins

6. Facia board – shall be a combination of 2’ x 4” C purlins & 2” x 6” C purlins.

VI. PLUMBING WORKS

1. All works shall be done under the direct supervision of a licensed plumber and strict
accordance with these specification and of the methods as prescribed by the National
Plumbing Code of the Philippines.

2. Galvanized iron pipes and sittings – Schedule 40 for all hot and cold water lines

3. Soil pipe, stack pipe and branch pipe shall be neltex PVC pipe or approve equivalent.

4. Water closet – Saniwares brand

5. Lavatories – Saniwares or approved equivalent.

6. Kitchen Sink – teka or approve equivalent.

7. Soap and Tissue holder – Saniwares or approved equivalent.

8. Towel bars and hooks – brass chrome plated

9. Drains – Floor drains shall be high grade strong, tough and even-grained metals with

adjustable screwed cover nickel palted.

10. Shower head and valve – use US brand shower head and 2-valve- divester.

VII ELECTRICAL WORKS

1. The work consist of furnishing of all materials and labor, tolls and equipment and all
necessary services to complete the electrical work ready for operation as shown in the
drawings and specified as follows:

a. Supply and installation of the main and sub-feeders from electrical panel
boards up to service entrance
b. Supply and installation of electrical panel board, gutter, pull box and
accessories as required
c. Supply of wiring devices porcelain receptacles, outlets, switches etc. complete
with suitable cover plates as per specifications
d. Supply and installation of branch feeders circuits from panel boards up to all
outlets, switches, control or other loads; other wiring as shown in plan
e. Installation of all owner furnished materials such as lightings fixtures and
electrical control

2. Power service 230 volts, single phase, 2 wires solid neutral 60 hertz

3. Wiring method, all power and control wiring shall be PVC conduit.

4. Main branch feeder – Conductor and complete conduit system shall be provided as
shown in drawings and no change, in sizes shall be made without approval by
Architect of his authorized representative.
5. Panel Board – Furnish and install the electrical panel-board as show in plan.

6. Receptacles, switches, outlets – Provide as indicated in drawings, the withces and


receptacles with proper cove plates. Switches shall be of the quit-matic type
“National” or approved equal.

7. Lighting outlet at ceiling shall be provided with 4” Neltex octagonal box.


Connections from fixtures to boxes be made by using TW CHB in flexible conduit.

8. Wires and Cables – Wires shall be Phelp Dodge, duraplex, Far East Wires or approve
equivalent. No wires shall be drawn into raceway until it is complete with all
necessary fittings, boxes supports. Connections shall be securely fastened such as not
to loosen under vibration and normal strain. All connections, splices shall be made
with approved methods.
