• Supervise
maintenance
personnel
and
coordinate
with
rest
of
the
senior
management
team.
• Manage
the
bid
process,
negotiate
vendor
contacts,
secure
necessary
documentation,
inspect
work,
review
invoices,
and
oversee
vendors
to
ensure
quality
and
timeliness.
• Develop
and
manage
a
preventative
maintenance
program
to
ensure
the
integrity
of
mechanical
systems,
buildings,
equipment,
and
grounds.
• Manage
all
aspects
of
capital
improvements
projects,
customer
build-‐outs,
and
tenant
improvements,
as
well
as
the
efficient
turning
of
spaces
to
make
them
ready
for
tenant
occupancy.
• Oversee
all
maintenance-‐related
budgets
and
purchasing
activities
to
ensure
cost
effectiveness,
proper
documentation,
and
compliance
with
corporate
policies.
• Ensure
efficient
processing
and
completion
of
tenant
work
orders
or
service
requests.
• Make
frequent
rounds
and
physical
inspections
of
the
facilities
to
ensure
high
standards.
• Cultivate
tenant
satisfaction
among
staff
and
positive
interaction
with
tenants,
visitors,
and
personnel.
• Maintain
an
inventory
of
the
necessary
supplies,
equipment
and
tools
necessary
to
complete
tasks
in
a
cost-‐effective
manner
and
to
avoid
delay
in
job
completion.
• Inspect
and
maintain
the
equipment
utilized;
identify
defective
equipment
for
repair
or
replacement.
• Maintain
a
safe
work
environment
including
appropriate
PPE.
• Ensure
coverage
for
rapid
response
to
after-‐hour
emergencies.
• Extensive
management
and
supervisory
experience
in
commercial
and
residential
properties.
• Detailed
knowledge
of
facilities
maintenance
and
commercial
mechanical
systems.
• Relevant
certifications,
coursework,
and/or
degrees
preferred.
• Knowledge
and
experience
with
steam
boiler
systems
preferred.
• Comfortable
with
technology
and
basic
understanding
of
Microsoft
Office.
• Must
be
responsible,
reliable,
and
have
a
positive,
get
the
job
done
attitude.
