ORDER
It has been brought to the notice of the Government that there is abnormal increase in the land values in
the Urban areas in the State and there is every need to reduce the present minimum plot size so as to facilitate
the people belonging to middle clean, lower middle class, economically weaker sections to purchase sites for
construction of houses for residential purpose.

2. Government after careful examination of the matter in consultation with Vice-chairman, Hyderabad
Urban Development Authority and Director of Town & Country Planning, hereby issue the following rules:-

For buildings to be constructed by private individuals, the minimum building site or plot shall be 100
Sq.Mts. The plot may be developed either with detached or semi detached housing.

The plot size in residential layouts for housing by public agencies shall be as follows:

Plot Area Type of Development

50 – 100 sq. mts. Row Housing
100 – 200 sq. mts. Semi detached
above 200 sq.mts. detached.

Minimum plot width shall be 20’-0” 6M. for semidetached and detached buildings. Not more than 8 plots shall
be developed for semi-detached and detached buildings in a row and there shall be a separation between blocks
of not less than 6 M. width.

Corner plots shall be splayed with 3 M. off set or round off.

For Housing by public agencies the minimum plot width shall be 4.5 M. in case of Row-Housing. Not more
than 8 plots shall be developed in a row and row housing and the separation on between blocks in a row shall be
not less than 6 M.

The Vice Chairman of all Urban Development Authorities/ the Director of Town & Country Planning,
Hyderabad/The Commissioner & Director of Municipal Administration, Hyderabad / the Commissioners of
Municipal Corporation of Hyderabad/Visakhapatnam/Vijayawada are requested to take immediate necessary
action to suitably amend the relevant layout rules/Zoning Regulations etc.
