RENTAL / LEASE AGREEMENT

THIS RENTAL AGREEMENT made and entered on this 01st January 2018,

BETWEEN
Mr.SANKARANARAYANAN.S, Residing at D.NO.561,THIRUVENKADAM
ROAD,SANKARANKOVIL-627756 Hereinafter called the OWNER, which term shall mean and
include wherever the context so requires or permits, his heirs, executors, administrators, legal
representatives and assigns of ONE PART;
AND
Company represented by its director Mr.RAMASUBRAMANIAN.S,
D.NO.561,THIRUVENKADAM ROAD,SANKARANKOVIL-627756 hereinafter called the
“TENANT” which term shall mean and include wherever the context so requires or Permits, his
Legal, representative executors, administrators, nominees and assigns of “OTHER PART”

WHEREAS the LANDLORD herein is the full and absolute Owner of the: D.NO. 555/1,
THIRUVENKADAM ROAD, SANKARANKOVIL-627756 the said property having been more
fully described in the Schedule given hereunder and whereas the TENANT herein requested the
LANDLORD to let out to it, the said Flat which has been more fully described in the Schedule given
here under, for office purpose, offering to pay a sum of Rs.2500.00/-(Rupees Two Thousand Five
Hundred Only) towards monthly rent.
WHEREAS the LANDLORD also agreed to let out the Schedule mentioned property to the TENANT
herein for a period of 1 year commencing from 01.01.2018 and terminating on 01.01.2019 on the
terms and conditions that have been set out herein below and as desired by them those terms and
conditions are reduced into writing as given herein below.

NOW THEREFORE THE RENTAL AGREEMENT WITNESSETH AS FOLLOW:


1. The TENANT shall pay a monthly rent of Rs.2500.00/-(Rupees Two Thousand Five Hundred Only)
for the Schedule mentioned property every month regularly.

2. The Tenancy shall be according to English calendar month and therefore the TENANT shall pay
the rent on or before 5th of every succeeding month, to the LANDLORD or his authorized
representatives.

3. The TENANT shall not sublet the Schedule mentioned property in any person at any time in any
manner without prior written consent of the LANDLORD.

4. The TENANT shall not carry out any repair not shall it indulge in any act which would impair the
value and utility of the building.

5. The TENANT shall pay the electricity consumption charges as per the reading of the meter
installed for the property mentioned property. The TENANT shall pay the Maintenance charges
& Water Charges directly to the Association of the building.
6. The LANDLORD or his authorized representative shall always be entitled to have inspection of
the Schedule mentioned property.

7. The TENANT shall use the Schedule mentioned property only for the purpose of having an office
for the TENANT and under no circumstances shall the tenant use the same for any other than
the one for which the same is let out

8. The Tenancy shall be initially for the period of 12 months from 01.01.2018 and terminating on
01.01.2019 and renewable hereinafter with 10% increment in the rent for each period of 12
months.
9. The period under this agreement may be extended for further period by mutual consent of the
parties herein on the rent that may be enhanced and fixed by the LANDLORD.

10. The TENENANT shall be liable to be evicted irrespective of this agreement period, if it fails to pay
rent for two consecutive months and/or contravenes any of the conditions of this agreement.

IN WITNESS WHERE OF THE PARTIES HEREIN HAVE SET AND SUBSCRIBED THEIR RESPECTIVE SIGNATURES
ON THE DAY, MONTH AND YEAR FIRST ABOVE WRITTEN IN THE PRESENCE OF THE FOLLOWING
