This instrument, made and executed by and between JOSE RIZAL, Filipino, of
legal age, widower, resident of ABC Street, Jaro Iloilo City, Philippines, hereinafter
called the VENDOR and TANDANG SORA, Filipino, of legal age, married, resident
of Leganes Iloilo, hereinafter called the VENDEE;
WITNESSETH:
That the VENDOR is the owner of two (2) parcels of land which are described
as follows:
Parcel One:
“ A parcel of land ( Lot No. 1971, situated in Leganes Iloilo, containing an area of
347 square meters, more or less. Bounded on the N., by National Road; on the S., by
Lot 1970; on the E., by Lot 1972 and on the W., by Lot 1959, covered by ARP/TD No.
05-024-0417 in the name of Gina Josefa Rizal, assessed in the sum of P13,880.00, tax
effectivity for the year 2006.”
Parcel Two:
“ A parcel of land ( Lot No. 1813, situated in Leganes Iloilo, containing an area of
2,536 square meters, more or less. Bounded on the North by Lot No. 1812; on the
South by Lot 1814; on the East by Lot 1811; and on the West by Lot No. 1816 ,
covered by ARP/TD No. 05-024-0883 in the name of Gina Josefa Rizal, assessed in the
sum of P8,830.00, tax effectivity for the year 2006.”
Of which parcels of land the VENDOR is the owner per that Deed of Absolute Sale
executed on August 6, 2010 before Notary Public Apolinario Mabini, a notary public for
and in Quezon City, per Doc. No. 21; Page No. 6; Book No. I; Series of 2010;
That the VENDOR hereby sells to the VENDEE who agreed to buy the above-
described lands under the following terms and conditions, to wit:
1. That the total consideration of the sale is THREE HUNDRED THOUSAND PESOS
( P300,000.00);
2. That upon signing of this contract the VENDEE shall pay the VENDOR a down
payment of P 100,000.00; that the remaining balance shall be paid in full upon
transfer of title and tax declaration in the name of the VENDEE;
3. That the VENDOR reserves his right of ownership over the subject lands until
full payment of the consideration;
4. That all expenses relative to this sale shall be shouldered by the VENDOR;
