AFFIDAVIT OF OWNERSHIP OF PARCEL OF LAND

AND AUTHORITY FOR REGISTRATION

I, NERIZA ESCUADRO, of legal age, Filipino, married and a resident of Bigaa,

Cabuyao, Laguna after having been duly sworn to in accordance with law,
hereby depose and state:

1. THAT I am one of the children and heirs of the late Mariano Escuadro and
Victoria Escuadro;

2. THAT the said estate of Mariano and Victoria includes a parcel of land (P-
801), located in the City of Cabuyao, Laguna, with an area of 1,211
square meters;

3. THAT on October 23, 2017, my sister and co-heir, LOLITA ESCUADRO

transferred, sold and conveyed to me, her hereditary interest in the said
parcel of land by virtue of a KASULATAN NG BILIHANG TULUYAN
(Deed of Sale) [Annex A Series];

4. THAT an Extrajudicial Settlement of the Estate was executed by the

heirs of Mariano and Victoria Escuadro and notarized on October 23,
2017, wherein LOLITA ESCUADRO was adjudicated 106 square meters,
more particularly, Lot 286-C, as her hereditary share in the said parcel of
land [Annex B Series];

5. THAT based on this Extrajudicial Settlement, the Register of Deeds,

Calamba City, Laguna issued nine (9) individual Titles pertaining to the
divided portions of the land, under the name of each heir;

6. THAT one of those 9 nine titles was issued to LOLITA, pertaining to her
106 square meter share which she sold to me [Annex C Series];

7. THAT on December 13, 2017, the BIR issued CARs eCR20100004496

and eCR201700004494 pertaining to the ESTATE (P-801), and CAR
eCR201700004497 pertaining to the SALE between LOLITA myself
[Annex D Series];

8. THAT I wish to register in my name, the portion of land sold to me by

LOLITA, but I am unable, by reason that the CAR issued by the BIR still
referred to the Old/Mother Title (P-801), and not the Title Issued in the
name of LOLITA (TCT ___________);

9. THAT I wish that the discrepancy in the CAR ___________ be corrected

that it may reflect the new Title (TCT ____________) instead of the Old
Title (P-801);

10. THEREFORE I am executing this affidavit to attest to the truth of the

 foregoing and to support my application before the Register of Deeds,
Calamba City, Laguna, for the Registration of Lot 286-C in my name;
