RENTAL AGREEMENT

THIS RENTAL AGREEMENT is entered into at CHENNAI on this 1 st day of


November 2014 between ______________________ hereinafter called “OWNER” which
term shall wherever the context so admits, mean and include her executors,
administrators, legal representatives and assigns.
And
________________________________________________, hereinafter called the “TENANT”
which term shall wherever the context so admit, mean and include his executors,
administrators, legal representatives and assigns.
WHEREAS the said ______________ is the owner of the land and house situated
in ______________________________________________________________________________, measuring
about _______ square feet of house.
AND WHEREAS the Tenant has approached the Owner with a request to
allow the Tenant to temporarily occupy and use one of the _________ floor portions of
the said house, measuring about ______ square feet, on rent basis until this deed
expires.
AND WHEREAS the Owner has agreed to allow the Tenant to occupy and use
the described portion of the said house, measuring about _____ square feet on the
following terms and conditions agreed to between the parties hereto;

NOW IT IS AGREED BY AND BETWEEN THE PARTIES HERETO AS FOLLOWS.


1. The Owner hereby allows the Tenant to occupy and use the above described
portion (hereinafter referred to as the Premises) for a period of eleven months
from ______________. The Tenant agrees to vacate the said Premises even earlier if
the Owner is in urgent use of the Premises for self, in which case the balance
amount of Advance paid shall be refunded to the Tenant.
2. The TENANT shall pay a sum of Rs. 9,000/- (Rupees Nine Thousand Only) as
rent before the 5th of each month.
3. The Advance for the scheduled premises shall be Rs. 90,000/- (Rupees Ninety
Thousand Only). The Advance is interest free and shall be refunded at the end of
the said period. The said advance amount shall be returned to the Tenant by the
Owner at the time of vacating the said premises.
4. All the Municipal taxes and other taxes and levies in respect of the Premises will
be paid by the Owner alone. The Tenant shall pay the Electricity Charges

separately for the said portion.
5. The Premises will be used by the Tenant only for Residential purpose and for no
other purposes.
6. The Premises is given to the Tenant on personal basis and the Tenant will not be
entitled to transfer the benefit of this agreement to anybody else or will not be
entitled to allow anybody else to occupy the premises or any part thereof.
7. The Tenant shall not be deemed to be in the exclusive occupation of the
Premises and the Owner will have the right to enter upon the premises with
prior notice at any time during working hours to inspect the premises.
8. The Tenant shall maintain the Premises in good condition and will not cause any
damage thereto. If any damage is caused to the Premises or any part thereof by
the Tenant or his employees, servants or agents the same will be made good by
the Tenant at the cost of the Tenant either by rectifying the damage or by paying
cash compensation as may be determined by the Owner's Architect.
9. The Tenant shall not carry out any work of structural repairs or additions or
alterations to the said premises.
10. The Tenant shall not store any hazardous goods on the premises.
11. If the Owner requires the said portion from the Tenant, he must give 3 months
notice in writing in advance to the Tenant for such purpose and vice-versa.
12. On the expiration of the said term (_____________) or period of this deed or earlier
termination thereof, the Tenant shall hand over vacant and peaceful possession
of the premises to the Owner in the same condition in which the premises now
exist subject to normal wear and tear. The Tenant's occupation of the premises
after such termination will be deemed to be that of a trespasser. However, the
Owner and Tenant may enter into a fresh agreement on the expiry of this
agreement, on mutually agreed Rate, Terms and Conditions.
IN WITNESS WHEREOF the parties hereto have put their hands the day and
year first hereinabove written.
