Question 1: Write at least one reason for repealing the Urban Land Ceiling act.

Solution: under Urban Land Ceiling Act, one person cannot own a land more 500sqm in same
neighbourhood. Only government can utilize the land for further development and distribution as
rural land reform. This act failed because under this it was impossible to generate a larger chunk of
land to ensure greater housing and infrastructure development.

Question 2: Write any two (2) supply side intervention in Housing delivery.
Solution: The supply side of intervention in housing delivery are:

- Technological submissions of drawings in order to develop optimised housing.


- Developing an ecosystem of technologies for the construction and materials department in
order to fulfil the demand (quick construction).

Question 3: Write two roles of Local Government which are related to housing.
Solution: The roles of Local Government are:

- The implement all social housing schemes designed by central/state governments.


- Ensure the development control and building regulations to achieve orderly growth in
infrastructure and housing.

Question 4: Write four (4) characteristics of Land.


Solution: 1. History of the land: the importance of the land historically because of the wars and
major movements happened on or for it in past – adds the historic value to it.
2. Limited resources
3. Quality of Natural Resource on the land: the most influential factor is the quality of water, air and
other resources around the land for better and healthy living.
4. Outward sprawl in urban centres make land a scarce commodity in fringes.

Question 5: Write two differences between Land-Cover and Land-Use?


Solution: Land use is defined as a series of operations on land, carried out by humans, with the
intention to obtain products and/or benefits through using land resources. Whereas Land cover is
defined as the vegetation (natural or planted) or man-made constructions (buildings, etc.) which
occur on the earth surface. Water, ice, bare rock, sand and similar surfaces also count as land cover
Land use refers to the purpose the land serves, for example, recreation, wildlife habitat or
agriculture; it does not describe the surface cover on the ground. Whereas Land cover refers to the
surface cover on the ground, whether vegetation, urban infrastructure, water, bare soil or other; it
does not describe the use of land, and the use of land may be different for lands with the same cover
type.

Question 6: Which Land-Use is generally predominant in City Centre/ City Core area?
Solution: Commercial.
