The following information is a guide for plan requirements when making a residential building consent
application

Site Plan
a) North direction point 
b) Show all site boundaries and their dimensions 
c) Show all existing and proposed buildings on the site, including roof line 
d) Clearly identify proposed new buildings/additions 
e) Show distances from all buildings to boundaries (in metric) 
f ) Show six metre diameter living court 
g) Calculate net site area in square metres and show on plan 
h) Show calculation of site coverage in square metres 
i) Identify street frontage 
j) Proposed/existing vehicle crossing location 
k) Rural - Show placement of letterbox on plan in relation to nearest boundary 
l) Contours and datum levels 
m) Drainage layout may be shown on the site plan or on a separate drainage plan 

Floor Plan
a) Identify all rooms, windows and doors 
b) Identify locations of smoke alarms 

Elevation Plans
a) An elevation of each side of the building 
b) Show the relevant height recession plane (refer Bulk & Location handout) 
c) On sloping sites show ground level along all boundaries 
d) Show existing ground and finished floor levels 

ALL PLANS MUST BE TO A SCALE CLEARLY STATED ON PLAN EG. 1:100

Construction Information
a) Relevant specification for project applied for
(Master Spec require selections) 
b) Drainage Plans (including underfloor Plumbing and site drainage
effluent disposal system, rural only) (application for Service Connection) 
c) Full cross section 
d) Bracing schedule and layout, includes walls and sub floor 
e) Engineers calculation and drawings/sketches 
f ) Truss layout and design 
g) Subfloor framing layout, piles, pile fixings bearers, joists 
h) First floor joist layout, including blocking 
i) Stair design, including tread and rise and handrail location 
j) Insulation minimum R values and window/wall ratio 
k) Glazing and ventilation 
l) Smoke alarms within 3 metres of bedrooms and 
to indicate means of escape < 24 metres.

m) Cladding control joints if applicable 
