CONTRACT OF LEASE

This Contract of lease made and entered into this _______________ at ___________________
Philippines, by and between:

_______________________________ is the owner of the Commercial Space with principal address at


_____________________________________________________, represented in this act by its owner
________________________________ hereinafter referred to as the “LESSOR”,

And

RichSean Enterprises., a sole proprietor duly organized and existing under the law of the
Philippines, with principal address at Unit 400 Kimmee Building, A. Mabini Corner Kalaw, Ermita, Manila
represented in this acts by its owner, Mr. Richard P. Sumagaysay, herein referred to as the “LESSEE”.

WHEREAS, LESSOR is the absolute and lawful owner of the

to leave certain area in favor of qualified entities or individual;

WHEREAS, LESSEE is willing and able to lease specific area;

NOW THEREFORE , for and in consideration of the payment of the rent as well as the faithful
compliance by the parties of all covenant ,terms and condition likewise set forth in this contract,LESSOR
does hereby leases, lets and demises unto LESSEE, and the latter does hereby accept under a lease, the
LEASED PREMISES”,

The lease hereby granted and accepted is subject term, condition and restriction set forth below:

SECTION 1. TERM

A. The term of this lease shall be for a guaranteed term of ________ commencing______________

B. LESSOR shall deliver to LESSEE the physical possession of the Leased Premises on

SECTION 2. AREA

SECTION 3. RENT
The lessee shall pay the lessor on the first day of the calendar month for the amount of the
monthly rent of ____________.

SECTION 4. DEPOSIT

A. Amount and Payment Upon execution of this contract of lease, LESSEE shall pay LESSOR the
amount of ___________________ as deposit for _____________. The said amount shall be
returned within 15 days upon expiration of the lease contract.

SECTION 5. CARE OF THE LEASED PREMISES

The LESSEE shall, at its own expenses, maintain the Leased Premises in a clean and sanitary
condition, free from flammable or explosive materials or substances, obnoxious odor. And upon the
expiration of this contract, lessee shall surrender and return the leased premises in as good condition as
they were actually found at the beginning of the lease, ordinary wear and tear exempted.

SECTION 6.RULES AND REGULATION

The LESSEE shall comply with any and all reasonable rules and safety regulation which may be
promulgated or issued from the time to time by LESSOR, and with all applicable rules and regulation,
ordinance and laws made by the health or national or local government arising from or regarding the
occupancy and sanitation of the Leased Premises.
