SPECIFICATIONS

1) R.C.C. framed structure in M-20 & Fe-415 Grade (River sand 50% &
crush sand 50% )as per design provided by owner Architect & R.C.C.
designer.
A) Excavation for footing upto murum or 4’ ft. below and refilling
the upto ground level in murum .
B) P.C.C 1:4:8-4” Thick for footing & plinth
C) R.C.C footing, plinth beam as per design.
D) Murum filling and Rubble soling, for plinth and 9’’thk brick
wall for plinth,
E) R.C.C. Column, Floor Slab, Staircase, Chajja, Staircase Pardi,
Lintels, Lofts as per drawings.
F) R.C.C. underground water tank-5000 Litre capacity includes
excavation in soil below 4’’ thk. P.C.C. waterproofing treatments
plaster work from inside
G) RCC Overhead water tank 4000 Ltr. capacity. In two parts, one for
drinking water & another for domestic use (with partition and
waterproofing inside)

2) BRICKWORK: ~
All external & internal 6” thick burnt bricks masonary with C: M -
1:6.
Parapet wall 3’9” ht in 6”thk brick masonary & 6” thk brick work for
staircase cap (River sand 50% & crush sand 50% )

3) PLASTER: ~
Internal cement plaster 12mm thick in C:M –1:4 with Nerru
finish in river sand.
External sand faced plaster 20mm thick C:M –1:4 Double coat
finish in river sand.

4) FABRICATION WORK –
a) Providing & fixing M.S. grill for windows in 12 mm square M. S. bar
and 25mm x 5mm flat as per designs

5) FLOORING: ~
a) (24”x 24”) Vitrified tiles flooring, colour as per selection. (Basic tile
rate Rs. 40 /- per Sft.) Providing and fixing flooring, 4” ht skirting.
b) (12’x 12’) anti skid ceramic tiles flooring for all toilets. (Basic tile
Rate Rs.25/- per Sft.)
c) Glazed tiles dado work up to 7’ht in all toilets, 4’ ht above kitchen
platform. (Basic tile Rate Rs.25/- per Sft.),
d) Staircase steps – treads in marble, edge polish, riser in marble of
approved colour, (size 3’3”x10” tread,3’-3”x7”riser) providing and
fixing as above. (Basic marble Rate Rs.80/- per Sft.)
e) High polish marble stone flooring in landing, passage of staircase
verandah including 4”flush skirting. (Basic marble Rate Rs.80/- per
Sft.)
f) Black granite kitchen platform – 2’-3” depth, support in both side
polished kadappa, fixing of S. S. sink 22” size, front fascia 4” with
edge polish in black granite. (Basic GraniteRate Rs.130/- per Sft.
Sink rate=1000/-)

6) DOORS: ~
a) Main door for ground floor hall, size -3’6” x 7’3” frame in T.W.
(section size 5”x3”) shutter 30mm flush door with brass fittings-
12”aldrop, 15” decorative handle from outside, 12” tadipatti, 12”
tower bolt, 12”handale from inside, safety chain , eye hole, 3 lever
concealed latch lock of good quality (Godrej or equivalent), stopper
heavy brass hinges. (Basic cost of door frame 3400/-, flush door - 70
/- per Sq.ft, latch- 1000/-,Brass fitting set-1100)
b) Internal all rooms, balcony & Stair case entrance door, Size – 3’x7’3”
frame in T.W. (section size 4” x 3”), shutter in Flush door 30mm thk.
Oil paint from both sides, C. P. fittings. (Basic cost of door frame
1600/-, Flush door- 70/- per Sq.ft,)
c) Toilet door – size -2’6”x7’3”, frame in Green Marble Door Frame with
Champer edge polish For Toilet & 30 mm Water proof Flush door
with oil paint inside & outside with C.P. fitting (Basic cost of marbel
-55/-sq.ft, Flush door 75/- per Sq.ft,)
7) WINDOWS: ~

a) Aluminium sliding window 3 track type 2 track with 4mm glass


and 1 track with mosquito net. (Glass rate -20/- sqft.)For kitchen
window exhaust fan arrangement.
b) Aluminium louvered windows adjustable with 4mm bajari glass
and fixed mosquito net from outside for toilets with exhaust fan
arrangement.

8) PLUMBING WORKS:
Concealed type plumbing work with UPVC & CPVC pipe
sanitary ware
9) ELECTRIC WORK:-
Concealed type electric work 31/2 point per room. Good
quality of PVC 1” dia diamond pipes, polycab wires, Anchor concealed
M.S. box, Anchor Roma Switches, MCB Circuit, Main line up to meter
box, Telephone point with cable, Cable point with cable,
Hall- 4 Light, 1 Fan, 2 Plug, 1 Bell, 1 T.V. 1 Telephone
Bed Room – 2 Lights, 1Fan, 1 Plug.
Kitchen – 2 Light, 1Fan, 1 Plug 5Amp, 1 Plug 15Amp

2] Externally two coat Cement Paint Final (Snow Cem / Nitcocem/Taj )

Work order for structural repairs issued vide No 1794 Dt 24/04/013 to m/s Kubra const

& architect for the structural repair is M/s S F Tilwoodwala the repair work could not be
started due non coopration of tenants initially.On 16/02/16 slab on first floor was

collapsed & after that work has been started.

Smt Mehjbin jan mohmad tenant/ occupant of room no 7 has requested for transit

accommodation (Vacation Notice under 90(1) of MHADA Act dt 27/10/17) 7& transit

accommodation at PMGP colony room no 1 Gr floor Building No 5b, Sion Dharavi Road ,

Near New Dharavi Bus Depo has been allotted to her.

As per Vaction Notice Issued Under Section 90 (1) of MHADA Act ,1976 MBRRB enters

tenants premises only for carrying structural repairs .possession of the premises will

continue wih tenant/occupant & he has to protect hispremises against unauthorized

occupancy.Board will not be responsible if tenant /occupant fails to protect their
