SPECIFICATIONS
R.C.C. Framed Structure:

 Earth work excavations for all pits as per drawing. If any kind of stone
blasting charges will Be paid by owner
 Basement filling with dismantled material ect.
 Parking floor height will be 2’0” from road level.
 Compound wall basement single stone crs and brick worl will be made
4 ½” thick with plastering ect.
 All R.C.C. elements with M20 grade concrete –cement-
ultrateck/barathi/acc/birla-53 grade
 Internal wall-any 43 grade or ppc cement.
 Rcc sump- with capacity of 8000 ltrs. One G.I man hole (2’x2’) will be
provided .

Brick Work :
 Superstructure Brick Masonry with good quality cement solid concrete
bricks/burn mud bricks in cement mortar.
 West & south will be 9” thick wall remaining and internal wall thickness
will be 4 1/2”

Plastering: Internal: Double Coat Cement Plaster with Trowel finish


 External: Double Coat Sand-faced Cement Plastering.
 Wherever required water proofing compound will be added.

Openings :
 Main Door Frame: Teak Wood two side color 5”x3” section, internal
door Frames 4”x3” Two side color teak wood.
 Shutters Main Door : Teak wood Will provide Ground floor and owner
floor With Two shutters ,
 Internal doors: in all portions Two side laminated solid flush doors.
With ss/powder coated branded hardware.

Windows:
 Window frames & shutters in : UPVC Windows (4’x3’), (3’x2’) &
(2’x1’6”) with glass panels MS Painted grills and standard hardware of
ss/powder coated branded hardware.
 If wooden window frames and shutters grey putty with enamel paints
two sides .
 Main door of owners will be provided melamine polish.

Painting:
 External: Front Side putty with emulsion (Asian) remaining side
Premier with emulsion. Shade will be owner choice
 Internal: 2 coats of putty with waterproof emulsion @ all internal
rooms & corridor (Except Toilet).

Compound Wall & Gate:


 Designed compound wall with combination of brick Masonry & MS
Grills with MS Main Gate and Wicket Gate.

Flooring:
 1’6”x1’6” Marble peace flooring In all I bhk Rental portions . for owner
portion hall and ding provided 125/per sft, reaming rooms (35/- 40/-)
 Second choice of flooring- all rental portions 40-45/-per sft branded
vitrified tiles owner portion of hall and dining will be Rs. 75/to80/- per
sft provided. 4” skirting in all rooms.
 Parking Area: Cement concrete Interlocking Paving Blocks of Rs. 30/-
to 35/- Per Sft.

Cladding & Dadoing: Kitchen & Toilets


 Kitchen: Glazed Ceramic Tile Dado up to 3'0" height above kitchen
