COOLING UNIT START-UP (IF AIR CONDITIONER IS COVERED) Our 20-point check and start of the air conditioner in the spring: 1. Lubricate blower and motor bearings 2. Check belt condition and tension 3. Install clean air filters 4. Check cooling coil 5. Check operating pressures 6. Take temperature drop across coil 7. Check Freon charge 8. Check thermostat and controls 9. Check condenser efficiency 10. Set dampers and check fan speed for summer operation 11. Check for proper oil level 12. Check safety controls 13. Check superheat setting 14. Check condensate drain 2. HEATING UNIT START-UP (IF FURNACE IS COVERED) Our 15-point check and changeover to heating in the fall: 1. Lubricate blower and motor bearings 2. Check belt condition and tension 3. Install clean air filters (to be provided by customer) 4. Check operation of controls & clean contact points 5. Check to make sure furnace flue is drawing properly 6. Adjust burner for proper flame, if necessary 7. Check condition of pilot and clean if necessary 8. Check fan and limit control 9. Check pilot safety 10. Check heat anticipator 11. Check burner operation 12. Check heat relay 13. Check safety controls 14. Check temperature rise 15. Check system for gas leaks BOILER COVERAGE: Controls only. No coverage on pipes, castings, vents, pumps, etc. 3. PRIORITY SERVICE: Our Maintenance Agreement customers always come first. 4. REPLACEMENT of the units themselves, or the following major equipment, is not covered under this Maintenance Agreement: Electrical service from breaker to unit Condensing Coil Evaporator coil Cooling Tower (on Water-Cooled Systems) Cooling Tower Pump or Motor (unless under optional coverage) Flues Duct Systems Heat Exchangers 5. THE FOLLOWING ITEMS ARE EXCLUDED: Thermostats, condensate lines, compressors, heat exchangers, burners, filters, humidifiers, air cleaners and other accessories not an integral part of the furnace or air conditioner. If heat exchanger or compressor is under manufacturer's warranty, labor and material of change out is not included. Additional charges will be made for servicing equipment not covered by the Service Agreement. Calls to replace dirty filters and calls to balance heat and/or cooling to individual rooms will be considered chargeable calls. Blowers and motors are not covered under furnace contracts after May 15th each year. 6. WE INCLUDE LABOR FOR EMERGENCY SERVICE DURING REGULAR WORKING HOURS. The Service Agreement does not cover non-maintenance work or acts of God, such as: work required because of fire, lightning, explosion, flood, freezing, breaking of pipes, sabotage, shortage of electrical or water supply, electrical work beyond the units, cleaning of ducts, painting, moving of equipment, correction of installation or design deficiencies, expenses caused by improper operation, negligence, misuse of the equipment, or damage from any cause that is external or that does not arise solely and directly out of the operation of this equipment. (If you request such service, it will be billed separately at standard service rates.) WE RESERVE THE RIGHT TO MAKE ALL CALLS DURING REGULAR WORKING HOURS EXCEPT NO HEAT CALLS. This Service Agreement is acknowledged and shall be in effect, upon payment, for the stated period. Additionally, the Service Agreement will be automatically renewed by payment of invoice each year, unless either party, previous to the expiration date, notifies the other of its election to terminate the Agreement. Agreement may be transferred to new owner at seller of property's option or voided at the property owner's request, but no amount is refundable.
