DEED OF ABSOLUTE SALE


KNOW ALL MEN BY THESE PRESENTS:

This instrument executed by and between:

DELILAH S. ALBARADO, of legal age, Filipino, married and resident of Bantayan,


Dumaguete City, hereinafter referred to as the “VENDOR.”

and

MAISIE S. TAMAYO, of legal age, Filipinos, married and residents of San


Francisco, Sta. Catalina, Negros Oriental, hereinafter referred to as the VENDEE;

WITNESSETH: That

WHEREAS, the VENDOR is one of the co-owner/heir of a parcel of lot registered under the
Heirs of Cayetano Olpos, more particularly described as follows:

Lot No. 1324, Pls-790-D

Beginning at a point marked “1” of lot 1324, Pls-790-D, being

S. 26-18 E., 23367.92 m. from BLLM # 1, Bayawan, Negros Oriental, thence


S. 1-40 E., 21.90 m. to point 2; S. 9-42 W., 15.98 m. to point 3;
S. 85-40 E., 18.13 m. to point 4; S. 9-46 W., 54.32 m. to point 5;
S. 5-35 W., 76.13 m. to point 6; N. 88-13W., 30.54 m. to point 7;

Containing an area of SIX THOUSAND THREE HUNDRED FORTY SEVEN

WHEREAS, the VENDOR owns one/third (1/3) of the above described property or TWO
THOUSAND ONE HUNDRED FIFTEEN (2,115) SQUARE METERS, more or less;

WHEREAS, the VENDOR is willing to sell her proportional share of the above-described
property including the improvements thereon unto the VENDEE and the latter is willing to purchase
the same;

WHEREFORE, premises considered, for and in consideration of the sum of THIRTY


THOUSAND PESOS (P30,000) Philippine Currency, in hand paid by the VENDEE, unto the
VENDOR, receipt of which is hereby acknowledged and to the latter’s full and complete
satisfaction, the VENDOR hereby SELLS, TRANSFERS and CONVEYS, in a manner absolute and
irrevocable, in favor of the VENDEE, their heirs and assigns the above described property,
including the building and improvements thereon, free from all liens and encumbrances.

The VENDOR has notified all the adjacent landowners of the above said sale and they
have manifested their unwillingness to buy the same pursuant to the provision of the New Civil
Code.

That the VENDOR hereby warrant valid title and peaceful possession of the above
described property herein sold, and further declare that the VENDOR shall protect the VENDEE
from any and all claims of all person whomsoever.

acknowledged to me that the same is their free and voluntary act and deed.

This Deed of Absolute Sale consist of two (2) pages have been signed by the parties
including their two material witnesses on each and every page hereof.
