Summary
APAC Ltd was contacted by the client in order to undertake a level II building
recording survey on a disused property under proposed development.
The client was instructed to arrange for a building recording survey by

Monmouthshire Council (MCC).
APAC Ltd produced a project design for the work, which was approved and the
survey was undertaken.
This document comprises the Level II building recording survey as required.

Introduction
A planning application to renovate and extend an existing farm house was made to Monmouthshire County Council,
(MCC), pl.app.nos DC/2011/ 00350, by Mr B Spenser (agent) for R. P. Traffic Management, (client).
The farm house is Brook Farm, Mamhilad, Monmouthshire, NP4 0JG.
Glamorgan Gwent Archaeological Trust (GGAT) advisors to the council in relevant planning matters identified a
possible archaeological issue with the proposed work and suggested that the council impose the following
conditions to any approval:
No development shall take place until the applicant or his agents or successors in title has
secured the implementation of a programme of archaeological work in accordance with a
written scheme of investigation which has been submitted to and approved in writing by the
Local Planning Authority.
Reason: To identify and record any features of archaeological interest discovered during
the works, in order to mitigate the impact of the works on the archaeological resource.
No development to which this permission relates shall commence until an appropriate

programme of historic building recording and analysis has been secured and implemented
in accordance with written scheme of investigation which has been submitted to and
approved in writing by the local planning authority..
Reason: As the building is of significance, the specified records are necessary to mitigate
the impact of the proposed development.
MON1888/CG
APAC Ltd., was contracted to produce the Written Scheme of Investigation (WSI) for a programme of
archaeological work which was compiled, based on information provided by the client’s agent and MCC Planning
Portal, (WSI:BSWB/MAH/13).
The WSI was approved as ‘fit for purpose’ and the Building Survey was subsequently undertaken in December of
2013.
This document; prepared by Dr Neil Phillips, A.P.A.C. Ltd, is the report of the building survey.
Site location
The location of the site can be gained from the A4042, Abergavenny-Pontypool Rd, fig 01.
When travelling NE from the Pontypool direction, along the dual carriageway, take the first left ‘Old Abergavenny
Rd’ at the roundabout, after the Waun y Clare Inn.
Continue along the road for around 1.6 km, passing the Star Inn to the left.
Brook Farm is on the right just before the incline to the canal bridge over the Monmouthshire and Brecon Canal,
NGR: 330610 204044.
Brief archaeological and historical background
Initial information concerning the background history of the farm complex was supplied by GGAT at the start of the
project and was confirmed by their online site; www.archwilio.org.uk

 The farm complex is noted in the Historic Environment Record (HER) as having originated in the medieval
period.
 One of the buildings, PL 01, is protected PRN 03754g, as ‘a typical corn barn, it has two large opposing
doorways with projecting ‘cheeks’ intended to protect the threshing floor’.
 Although the buildings have undergone developments, it is noted that the current ground plan is little
altered to that recorded on the 1882 first edition Ordnance survey Map.
(MON1888/CG)
Further research into the background of Brook Farm was undertaken in Cwmbran Library, online and at Gwent
Records Office, with very limited additional information being unearthed.
Resulting from the information gathered a map progression sequence has been produced in Fig 02 showing the foot
print of the site from 1831 to the early 1970s.
The layout of the farm and its associated buildings has been added as an insert to each map, to help identification.
A 1839 Tithe map was available to view at the records office but unfortunately the site was just outside of the left
margin of the sheet, it is possible that the known Tithe may have been originally in two parts but this is entirely
speculation.
The first series, 1833 map shows a different configuration for the farm complex:
The southern east/west building is the threshing barn and the next north/south building is the eastern barn, PL 02.
That leaves an east/west aligned, rectangular building for the farm house however it is to the east of the barn.
It has to be taken into consideration that the old first series maps can be a bit more subjective with rural detail but
even so, the configuration of buildings depicted does not agree with the current floor plan.
Later by the time of the 1882 Ordnance survey 1:2500 map, the footprint indeed confirms GGAT's observation that
the farm house at the time was of roughly the same footprint.
The following three maps 1901, 1920 and 1970-71 also confirm the observation as to little change.
Aims and Objectives
The aim of the level II survey is to preserve by record the structure of the building, prior to refurbishment and in so
doing’ provide a facility for understanding the building’s historic development.
The record produced can then be used to guide the determination of the planning condition as to the final design of
refurbishment.
Methodology
The building survey followed the methodology defined in 5.2, Understanding Historic Buildings; A Guide to Good
Recording Practice (English Heritage 2006). The methodology employed was also guided by the Standards and
Guidance for the Archaeological Investigation and Recording of Standing Buildings or Structures (IFA 1996,
revised ed 2013).
All photographs were taking using a Sony DSC F828 Digital camera mounted on a tripod, with images recorded at 8
mega pixels, in RAW format.
The photographic record of the site includes general views of the exterior, the overall appearance of principle
structure and circulation areas, external and internal detail relevant to the property’s design and development.

All photographs include a scale rod where possible or practical.
Photographs illustrative of the survey are produced as annotated ‘photo cards’ in the report.
All photographs from the survey are included as a contact sheet in appendix I.
Measurements were made during the survey using both hand steel tape and a Lecia Disto 510 and these were used to
supplement supplied paper drawings.
The paper drawings themselves were scanned into AutoCAD for ease of interpretation using provided, on plan,
measurements.
This report also comprises a written element as defined in 4.5 Understanding Historic Buildings; A Guide to Good
Recording Practice (English Heritage 2006).
Data Presentation
Data referred to within the text is included in the Figures (fig##), Plates (PL##) and Photo-cards. (PH##).
Room names used in the text are derived from the annotated plans supplied by the clients architect figs 03 & 04.
General external description of Brook Farm.
The building presents as a two storey, west facing building on to which has been added an eastern gabled extension,
figs 01 inset & 03.
At the rear of the property two further extensions have been added, one to the original east elevation and one to the
new north elevation.
The entire building is fronted by a lawned garden off the road and is bounded to the south by a small stream PL 03
& 04 and to the north by the garden of an adjacent property, PL 05
At the rear is a further garden and access to the farm complex and an old grass track PL 06 noted as far back as the
1813 First series Ordnance Survey map.
The building, now derelict, is part of a farm complex containing a variety of agricultural buildings such as those in
PLs 01 and 02 above.
The majority of the building construction is un-coursed stone with additions of brick embellishments or infill
repairs.
The roof is slate and the drainage fittings iron.
Black brick chimney stacks are atop each gable end with two further chimneys to the rear of the property at the
extension gable.
Internal doors are solid wood plank, barn type, with three and four ledges, and all are fitted in plain door frames.
External detail:
West elevation.
The main entrance to the building, at present, is at the west elevation, were set under a stone tile porch is a single
panelled door PH 01.
The door is positioned between two ground floor windows with three windows above PH 01.

Observation at the time of survey suggested that the door in the front elevation wasn’t centrally placed and after
some detail measurement was undertaken, the door was shown to be offset to the right of centre by 0.22m.
Of the ground floor windows, the left was 1.4m from the northern gable end with a width of 1.4m whilst the right
was 2.1m from the south gable end and 2.38m in width.
Although both windows were fitted with seemingly identical wood framed, three frame casement windows split into
six lights each, that is where the similarity ends.
The right window has a more pronounced arch header than that of the left, and is also a segmented construction of
single upright coarse brick, whereas the left window has a flatter arch constructed of a double row of end on smooth
bricks.
The right window is also fitted with a much thicker stone sill than that of the left.
Irregularity with the first floor fenestration was even more evident; and measurement from plan revealed that the left
window, width 1.19m was 1.95m in from the north gable end; the right window, 1.14m width was 2.16m from the
south, whilst the central window 1.14m width, started 0.59m north from the central point of the elevation.
As with the ground floor, the right window has a coarse brick, smaller diameter arch, and has a thick stone sill and
three frame wooden casement; whilst the both the central and left window more resembles the left window of the
ground floor.
Retuning to the door, a detail shot shows that the stone porch frame has had some recent repairs PH 02, the arch
itself possibly completely rebuilt or even inserted.
There is also an interesting door step which has probably been reused from somewhere else considering the curved
corners, PH 03.
Before moving from the west elevation, it is also worth noting the offset drain pipe to the right of the door which
masks a vertical butt joint extending from ground to eaves PH 01.
South gable, main house.
The western gable of the building is rendered and has no distinguishing features.
Some repair to the stone work under the bargeboard is evident as are the marks on the render left by a covering of
ivy, which has been removed.
A small perfectly circular scour mark was noted just right of centre and just above the surviving ivy, its purpose,
cause or even significance is not evident.
South elevation, extension.
The south elevation describes an added gable extension from the south east corner of the main house, PH 05.
The entire extension is about three quarters of a metre lower than the main house.
The elevation is again rendered which disguises the construction detail, however two obvious differences are the use
of quoins at the south east corner, PH 06 and also the different ridge tile on the roof.
The south elevation has four windows all of which are different in size, construction and height from the ground:
 The bottom left window, width 1.24m, lacks most of its wooden frame but has a large diameter arc, and a
dressed stone sill.
 The smaller window to the right, width 0.63m has a small diameter arc, arch and a very thick stone sill.
 Top left window at a width of 1.14m is a modern insertion extending to the eaves.

 Top right window, width .078m, is most similar to the shape of the top right window in the west elevation,
PH 01, but has only two frames rather than three.
The drainage furniture is mostly of iron.
East gable, extension.
The east gable of the extension is again rendered and can be separated into two construction phases, clearly
identifiable as the vertical line to the left of the window, PH 07.
The main gable has no distinguishable features but the gable end on the projection has the small double brick
segmented arch and the external chimney stack.
The external chimney stack partially conceals an earlier gable end chimney but another view shown in PH 08 clearly
shows it to the left of the roof light.
The view in PH 08 shows the rather confusing layout of the north elevation of the eastern gable extension, the
eastern elevation and out shut of the main building and the north gable end of the main building.
East gable, extension, north elevation and main building, east elevation
Starting at the top of the photograph, the view shows the ridge of the extension running from approximately two
thirds of the way up the main ridge.
A gully is formed at the join after which the extension roof continues to an original eave, recognisable as a line
across the tiles running from the upper left window.
After this point, the extension ridge continues across the east elevation of the main house, ending at a gully with the
single pitch roof of the out shut.
The north elevation of the eastern gable extension has a single opening for the entryway PH 09.
The eastern elevation of the main building is hidden to first floor level by the out shut with its single pitch roof and
single brick finished, wooden framed casement window, PH 07.
The first floor has two windows again of differing shape, size and sill level.
The window to the left, width 0.96m, is a wooden framed casement with a double brick segmented arch and thin
stone sill partially covered by the later roof extension.
The window to the right, width 1.05m is twelve light sash window, open to the eaves and set in brick.
North gable, main building.
The north gable of the main building was not accessible at the time of the survey as it forms the boundary of the
neighbouring property at which it sands.
The view in PH 10 is from the back garden looking over a wall.
The gable shows that work has been done to the chimney culminating in a new stack from the ridge constructed in
black brick.
It was not possible to identify any features due to the lack of access and the render which covers the stone work.
General internal description
Room names as provided on the supplied existing floor plans, fig 04.

Internally, the building consists of two floors for both the main house and the extension gable with two further areas
of out shut; one with one and a half storeys and one just a single ground floor.
The main house has an almost central entrance leading to a straight through hall off which are two rooms; living
room & dining room, both with gable wall fireplaces.
The hall also provides access to the first floor leading to a cross landing with two rooms to the left; Bedrooms 1 & 2
and one to the right, Bedroom 3.
The cross landing also gives access to the extension which has been divided into two small rooms bathroom and
bedroom 4.
The ground floor of the extension has two rooms: pantry and store, accessed from the larger 1 and a half storey out-
shut which serves as a kitchen.
The rear entry to the property also opens into the kitchen and to the north is a further storage room.
Internal detail:
Ground floor, fig 04
Entry to the ground floor at present is through the rear door into the kitchen area as the front door has been nailed
closed.
Kitchen
The kitchen area measures approximately 3.2m x 4.1m east/west and gives access to two doors to the south, one to
the west, and two the east.
Its roof is single pitch and it was constructed as extension to the earlier east gable extension, which will be discussed
below.
The first image, PH 11 shows the external entry to the right and the storage out-shut to the left.
The sink provided the only water supply in the kitchen.
It is worth noting the lowered ceiling rafters which make an in accessible space between the roof and the ceiling and
must therefore be a later phase of construction.
The wall to the left is the original, external, east elevation of the main house.
The next image, PH 12, shows another view of the original external east wall, at the point where a door provides
access, up three stairs, to the main house.
Note again the lowered ceiling rafters to the top right.
Towards the left of the image is the north wall of the eastern gable extension and the door to the pantry.
An image of the two doors on through the northern wall of the eastern gable extension can be seen in PH 13.
Both doors are identical in design and construction but the pantry door is narrower at 0.98m than that of the store
room, 1.13m.
The eastern wall has a single 4 light opening at the back of recess now occupied by an AGA.
Above and behind the AGA is a metal flue cover for the external chimney discussed above PH 07.
To the left of the recess is a low alcove, possibly the setting for an earlier cooker range for which the original
chimney still remains.

Store 1
The first store room to be discussed is in the latter out-shut built under a single pitch roof along the original external
east elevation of the main house.
The room measures 3.8m x 1.8m PH 14, has a single window to the east PH 15, a flagstone floor and is open to the
rafters above.
Store 2
The second store room is to the east end, of the eastern gable extension.
The lime washed room measures 4.47m x 2.24m, has a flagstone floor and a small window to the south, PH 16.
Viewed towards the kitchen, PH 17 shows the ceiling construction: as sawn rafters, open to the floor boards of the
room above.
The rafters span from the south wall to a wall plate in the north wall, the recess of which has been used for shelving.
A detail of the sturdy barn type door of store room 2 shows the lock plate indicative of the room’s purpose, PH 18.
Pantry
The pantry which also opens off the kitchen is slightly larger than the adjacent store room, although the room looks
more cramped because of the fixed stone, cold store, shelving which takes up over half of the overall width, PH 19.
The two fixed stone cold store shelves are bridged beneath the window with a salting slab, PH 20
The room has a single window to the south which is barred, a flagstone floor and a ceiling and its walls have been
plastered.
Both sides of the room are fitted with suspended shelving constructed entirely of wood; with peg down posts and
dowelled hangers for the shelves, PH 21.
Again, the room is secured by a sturdy barn type door fitted with a lock plate.
Hall
As was seen in PH 12 above, the hall way is accessed by three steps up from the kitchen where the door opens
inwards to reveal a flagstone passage leading to the main front door, PH 22.
On passing through the door, immediately left, is a narrow door leading to the under-stairs cupboard, whilst just
opposite in a partition wall, is the door into the living room.
At the other end of the hall is a door to the left leading to the dining room and the foot of the stairs which lead to the
first floor in a single flight with a half landing PH 23.
Under-stairs cupboard
The under-stairs cupboard is quite small and does not lend itself to photography; however, the photographs taken
reveal that the staircase is a new addition added to an older wall bearer, which itself is supported on a portion of
early wall.
Furthermore, the treads at first seem to be supported by floating wooden blocks, however on close inspection the
treads have been built into the brick wall, which separates the dining room from the hall, PH 24.
Stairs
The staircase itself is all solid wood construction with a simple handrail and square balustrades, PH 25.

Living Room
The living room is to the north of the hall and consists of an almost square shape room 5.07m x 5.18m with a single
window to the west and a fireplace at the north gable end, PH 26.
The floor is tight fitted squared flagstone, the walls plastered and the ceiling lath and plaster.
The present fireplace is a large and elaborate mid 20th century ceramic edifice which has replaced the original gable
hearth which is just detectable under the plasterwork, PH 27.
The chimney breast is approximately 2.05m in width and extends some 0.5m into the room.
Interesting features are a Jacobean style corner cupboard, PH 26 top left, slightly splayed window and a castellated
door top, PH 28.
Dining Room
To the south of the hall is the dining room, smaller than the living room at 5.072m x 3.940m it has the same wall
floor and ceiling finish and also has a chimney breast and single west window, PH 29.
As with the living room, the original large fire place has been in-filled; this time with a Late Victorian Cast Iron
grate within a simple Adam Style fire-surround and mantle.
The whole fire-surround is painted to resemble wood but seems to be of stone, possibly slate.
The chimney breast is set out from the wall by approximately 0.5m as with that of the living room.
The single window is centrally place in the west wall and fitted with a wooden sill and as with the living room
example, is also splayed, PH 30.
First Floor
Landing
The stair opens at the first floor directly onto a small landing with doors to the north and south and a window to the
east, PH 31.
The landing is a bit to small to photograph in any illustrative way.
Also shown in the photograph, PH 31, are two of the principle roof rafters which are exposed within the room.
Another view of the landing can be seen in PH 32, looking from the doorway of Bedroom 1, past bedroom 2 to the
right and through the landing door into bedroom 3.
At the top of the photograph, it is possible to see an exposed principle rafter and a side purlin.
The doorway is a later insertion with the space above being filled in with wood panel boards.
Bedroom 1
The first bedroom is 5.07m long by 3.8m wide and has a continuation of the chimney breast from the living room
below; again blocked off and fitted with fire surround, Regency Style, PH 33.
The walls are plastered which have been wallpapered and the floor is of planed wooden planks.
The ceiling tapers to the roof pitch and both side purlins are exposed as are the bottom sections of the principle
rafters.
The room has two windows, one three pane casement in the west wall PH 34 and one sash in the east wall PH 35.

Bedroom 2
The second bedroom, PH 36, which is smaller than the first, measuring 3.4m by 4m, has a single window and door
as well as a shelf made out of the canopy of the stair well PH 37.
The east bedroom wall against the landing and the north wall against bedroom 1 are thin partition walls and may be
modifications that are more recent.
PH 38 shows the east wall of bedroom 2 at the top of which is part of a principle rafter whilst through the doorway it
can be seen that the principle rafter continues to the outer east wall; it’s the same principle rafter shown in PH 31.
All the walls of bedroom 2 have been wallpapered and the floor and door are made of wide planks PH 38.
Bedroom 3
The third bedroom is the largest at 5.07m long by 4.8m, wide but some of the space has been lost with the extension
of the landing by means of wall partitions into the north east corner of the room, PH 39.
As with bedroom 1 there is a continuation of the chimney breast from the ground floor; again blocked off and fitted
with fire surround, Regency Style, PH 40.
The chimney breast in this room has been off set on the left to produce a shelf.
The ceiling again tapers to the roof pitch but this time a tie beam is exposed; connected to the principle rafter by
pairs of square nut, iron bolts, but no purlins, suggesting a different roof structure at this part of the house.
The room has a single window in the west wall.
Bathroom
Returning to the landing outside of bedroom 3, a door to the east, PH 41, leads down two steps, into the eastern
gable extension.
The access is directly into the bathroom, PH 42, which has limited interest except for the exposed roofing: principle
rafter, collar and side purlins, all in sawn timber, PH 43.
Crossing through the bathroom leads to bedroom 4.
Bedroom 4
The forth bedroom is a rectangular room 4.47m x 2,35m wide containing a single window in the south wall PH 44.
Again, the only feature of interest in this room is the exposed roof structure which in this instance has not been
painted.
Phasing.
The building presents quite a difficult challenge to phasing as there have obviously been different periods of
rebuilding, repair or extensions, all of which have added too, removed or hidden that which stood before.
As to period of building the first edition Ordnance Survey shows that the current building was there in 1882
however, the building on the same spot in 1831 was a different configuration which means that it represents at best,
only part of the present structure.
In general, working from the plan with in conjunction with observations from the survey, it seems that the earliest
relative phase of the house was a north/south gabled building, referred to throughout the text as the main house, fig
05.

Originally, it is possible that the building may have may have been a two up two down, through passage
configuration; considering the similarity of the wall thickness, position of the surviving end windows on each floor
and the alignment of the front and rear doors.
The twin gable end fireplaces are not large enough to have offered stairwells, so access to the upper floor must have
been from the central area as now, however, the middle window on the first floor is likely to have been open to the
stairwell rather than in the newly partitioned bedroom 2.
Of the two ground floor rooms, the living room is larger and if considering symmetry, the window position suggests
it may have been larger still, before the present partition wall was built.
One anomaly remains unanswered, the butt joint between the door and the dining room and bedroom 3.
To the main house was added the eastern gabled extension, both floors of which are at a lower level than that of the
main house and so are accessible by three steps down.
At the corner of the extension, the area to become the kitchen was covered over with a single pitch roof from the
eaves of the eastern extension.
The final phase of construction was the addition of the east elevation out-shut.
Interpretation summary
It can be seen from the information above that any interpretation is subjective at best and leaves unanswered some
questions.
It is possible that some of these questions will be answered during renovation to any of the fabric of the building.

Secondary archives consisting of a hard copy of the report with a digital copy of the complete data and photographs
be deposited with the County Records Office in Ebbw Vale and with The Royal Commission on Ancient and
Historical Monuments Aberystwyth.

Brief archaeological and historical background

Aims and Objectives

General external description of Brook Farm.

The roof is slate and the drainage fittings iron.

South gable, main house.

South elevation, extension.

The drainage furniture is mostly of iron.

East gable, extension.

North gable, main building.

The view in PH 10 is from the back garden looking over a wall.

General internal description

Ground floor, fig 04

The sink provided the only water supply in the kitchen.

Note again the lowered ceiling rafters to the top right.

The landing is a bit to small to photograph in any illustrative way.

The room has a single window in the west wall.

Crossing through the bathroom leads to bedroom 4.
