Project Control and Delivery Workflow:


Pre-Charter:
• Key team player during bidding process / competition entries.
• Key team player in conducting Large Masterplanning competition (as part of
developer team) from formulating EOI, project brief & RFP documents,
configure requirement matrix, prepare project timelines and cost projections,
evaluate EOIs, advise on technical proposals (evaluation advise), etc.
• Address RFPs -- Conduct site recces and analysis including visual, azimuthal
and access studies along with other project specific data.
• Develop concept theories, produce winning concept designs, create and make
presentations.
• Conduct feasibility projections.
Initiation:
• Study LOA, Contract, TOR for scope and deliverables and align client and
parent organization's objectives.
• Analyze sponsor's business case along with feasibility projections to uncover
additional parameters, leading to new or refined project requirements.
• Lead project team, along with assessing requirement of imminent and future
sub-consultants or specialists important for the success of the project.
• Create milestone program & help develop detailed program, along with other
necessary project control documents, such as stakeholder register,
requirement matrices, etc.
• Work with QS for initial project estimate.
• Ascertain applicable Regulatory by-laws and Master-planners' DCRs, and
create regulatory control matrix as and where possible.

Compliance:
• Produce & control work in complete compliance with regulatory by-laws and
DCRs.
• Obtain all stage approvals (Concept / Schematic / Detail Design) from Client,
Master-planners and Regulatory Authorities.

• Initiate and follow-up on all Design and Information NOC from service
providers (some parallel and some sequential to design approval process) - viz
- DEWA (W+E), Etisalat / Du, RTA, DCD, Civil Aviation, District Cooling
Providers, Piped Gas suppliers, etc. as and where applicable.
• Keep self appraised with latest regulations of all authorities and master
developer , including updated forms, flow-charts, procedures, etc.
• Maintain rapport with authorities, and conduct meetings to mitigate risks &
impediments (if any) and align project to adhere to regulatory norms.
• Keep uncovering new or unforeseen approval requirements, risks, etc, and
proactively follow-up and address the same.
Execution and Control
• Lead team and work along with specialists and sub-consultants and keep
abreast with basic design principles, scopes, liabilities and works of sub-
consultants and specialists.
• Work to align all project participants as a collective & holistic team and ensure
projects keeps in good congruency amongst all disciplines. Review sub
consultant's & specialist's submittals for conformance to other trades and
specialties, and in case of incongruity, flag issues and initiate coordination.
• Conduct and participate in project meetings, identify and assess risks (-ve and
+ve) and collectively work or strategize to mitigate/address the same.
• Receive, transmit and manage information vertically and horizontally. Conduct
status and progress appraisals and track project to all baselines & approvals.
• Initiate works on schedules of finishes, ironmongeries, sanitary wares &
fittings, special materials, FF&E, general furnishing, etc.
• Work in tandem with structural engineers, MEP engineers, Green Building
consultants, ID consultants, specification-engineers, specialist designers,
facade engineers, landscape consultants, life safety consultants, QS, Traffic
consultants, lift suppliers, etc. as applicable, and integrate their services &
submittals into the overall project framework.
• Track & control all changes and where required seek stakeholders consensus
on imminent trade-offs between competing constraints - cost, time, quality,
scope, etc.
• Work with QS and keep stakeholders updated on project cost & schedule.
Closure & Handover:
• Conduct project / phase closure, and handover phase/project to site team.
• Produce and compile Tender drawings, participate in tendering process,
answer relevant RFIs and queries, produce IFC/GFC sets,
• Review sub-consultants and specialists invoices for payments.
• Work closely with REs and site team. Assist contractor and site team as and
where required.
• Review necessary submittals and shop-drawings by contractor etc.
• Attend site meetings when required & keep regular track of construction.
• Append to organizational knowledge base with lessons learnt.

India), I have around thirteen years of project design and delivery experience in
Dubai itself, apart from additional early experience in India.

My portfolio carries a wide range of project typology - from mid-&-large scale


construction projects spanning, Office Towers, Residential Buildings, Institutional
Developments, Malls and Shopping Centers, Industrial Projects to Interiors, Retail
Stores Development, Exhibitions, etc. Projects development and delivery cycle
typically includes addressing a complete work-sphere from feasibility studies &
projections to conceptualizing (developing concept design options), to detail design
as well as strong coordination and control between client, sub-consultants,
authorities, contractors, thirds party suppliers, assessing materials and architectural
specs., etc., and thereby leading projects to their successful completion. For my
often well appreciated flair for design, I possess hands-on experience of all design

In UAE, with a comprehensive exposure to almost all spheres of the design and

About: Having won many awards in various arts and painting competitions
since childhood, as well as my school’s Memorial Gold Medal for
engineering drawing at senior secondary level, my artistic talents were
recognized, appreciated and encouraged at a very early age by my
teachers, friends, kith and kin. With keen visualization and analysis
abilities, the choice for practicing architecture, which stands at the
confluence of art and engineering, was very natural for me. Certain
personal and family circumstances did impact my professional
education, resulting in some additional time to complete. Nevertheless,
during the same period, I got many opportunities for professional work
