Rules and Regulations

I/We agree to abide by the following rules and regulations set forth by the management
company:

1. NO PETS ALLOWED
2. Rent is due in full on or before the first of every month, if not; late fees are charged in
accordance with RTB regulations.
3. In accordance with the Residential Tenancy Act- Notice to vacate must be delivered in
writing to the office:
a. In the case of a monthly tenancy, notice to vacate should be given no later than
the last day of the month of the tenancy to be effective on the last day of the
immediate following month of the tenancy.
b. In the case of a fixed term, yearly tenancy notice must be given no later than the
60 days before the last day of any year of the tenancy to be effective the day of
that tenancy year.
4. There will be a $35.00 service charge on NSF cheques: also all future payment must be
by e-transfer, certified cheque or money order.
5. Suites to be occupied by tenant named on the rental application and agreement.
Tenancy agreements may not be assigned to suite sublet to other persons without
consent of the landlord as per guidelines in accordance with the Residential Tenancy
Act.
6. Drug trafficking and usage will not be tolerated and will result in immediate eviction and
will be dealt with to the fullest extent of the law.
7. Hang pictures on wall with special hangers only: stick on tape is forbidden. Wallpaper or
other adhesive coverings cannot be used at all. Wallpaper removal charges will be levied
at a rate of $125.00/wall and $225.00/bathroom.
8. Do not install hooks for lamps, plant hangers, etc. in the ceiling.
9. Waterbeds allowed only upon manager approval and proof of appropriate insurance
coverage. Manager’s approval must be in writing.
10. Cleaning the carpets is your responsibility when you live in the suite and when you
vacate. If carpets are not professionally steam cleaned upon move out, you will be
charged accordingly.
11. No noise or actions are permitted which disturb other tenants and can inflict immediate
termination of the lease.
12. Any toilets plugged by tenants misuse will be tenant’s responsibility for cost of repair.
13. There will be a $25.00 charge if the management company has to unlock apartment
doors for those who have locked themselves out or misplaced keys. $25.00 to replace
lost mailbox or suite keys. There will be a $60.00 charge for lock and key replacement
when keys are not returned on termination of tenancy. Locking systems are not to be
changed or altered under any circumstances.
14. Any damage caused to laundry facilities by tenant negligence will be the tenant’s
responsibility. Specific attention should be paid to lint screens which should be cleaned
on a frequent basis.
15. You will be held responsible for any damage done to building property by your guests.
16. Flags, blankets or cardboard are not to be used as window coverings.
17. Tenants must have their own insurance policies. The landlord accepts no liability for
personal belongings.
18. Children are not allowed to play in hallways, common areas, or emergency exit
hallways.
19. Live Christmas trees are not allowed in the suites.
20. Parking of unregistered vehicles on the premises is not permitted and may be towed at
the owner’s expense.
21. NO SMOKING IN THE SUITES OR ANYWHERE IN THE APARTMENT BUILDING.
22. Heaters need to be on in all rooms of your suite in the winter months. Failure to do so
may result in damages that you will be responsible for.
23. Requests for repairs need to be made in writing to management.
24. Hair catching screens need to be used in bathtub drains.
25. Do not pour grease down any of the drains.
26. Do not put sanitary napkins or feminine hygiene products down the drains.

ALL RULES WILL BE STRICTLY ENFORCED BY MANAGEMENT.

I/We have read, understood and agree to abide by the above rules and regulations, as well as
“Statutory Conditions” of the Residential Tenancies Act and if found within contravention of
any and all rules, I/We agree to accept and honour the eviction notice that will be served upon
us.
