DETAILED SCOPE of WORK of ARCHITECT’S BASIC SERVICES, DELIVERABLES and PROFESSIONAL FEE
for 2 – Storey Residential House for Ms. Beverly N. Domino

Section 1 – ARCHITECT’S SCOPE OF DESIGN WORKS & SERVICES

A. SCOPE OF WORK: The Services shall consist of the detailed architectural & engineering design
and preparation of architectural and engineering drawings for the construction of the Project.

1. CONCEPTUAL & SCHEMATIC DESIGN PHASE

1.1. Meet with the client to receive and clarify the Client’s objectives including design,
program and time-frame requirements;
1.2. Study various spatial massing and outline façade arrangements and collaborate with
other creative trades in the Project;
1.3. Present concept design to the client(Floor Plans & Perspectives);
1.4. Should be the lead consultant responsible to ensure that the plans comply with the
required government codes.
1.5. Confirm with the relevant authorities having jurisdiction over the Project, restrictions and
guidelines applicable to the project;
1.6. Consult the Client to ascertain the requirements of the project and to confirm such
requirements with the Client;
1.7 Assist in preparation of anticipated Project schedule for validation with the Construction
Team.
1.8 Obtain written consent from the client to proceed to Design Development Phase upon
approval of Schematic Design Plans.

2. DESIGN DEVELOPMENT & CONTRACT DOCUMENTATION PHASE

2.1. Prepare an outline schedule of proposed finishes and materials including the costs and
estimates;
2.2. Prepare preliminary inputs for electrical, plumbing and structural services as per actual
site condition;
2.3. Prepare from the approved schematic design, a coordinated detailed design
development documents showing plans, elevations, other drawings and outline
specifications to fix and illustrate the size and character of the entire project in its
essentials as to kinds of materials, type of structure and such other work/s as may be
required;
2.4. Coordinate and collaborate with the Client and preferred Contractor for detailed
building services design and builders’ work including structural, fire protection, air-
conditioning, electrical, telecommunications, mechanical, sanitary, security, exterior
building treatment and any other special considerations;
2.5. Assist in the preparation of special architecturally related design items(ex. Interior
Designs) for the client’s approval;

B. PRO-BONO SERVICES: The Architect shall conduct a minimal site supervision and consultation
once the pre-construction starts and until the availability of the Architect. Including as well
some minor coordination with the foreman and so forth.

 Plumbing & Sanitary Drawings
 Final Bill of Materials
C. OTHER DELIVERABLES
 2 sets of A4
 Soft Copy of Plans (PDF Files in CD/USB)
 Signed & Sealed Blueprint Plans

Section 3 – PROFESSIONAL FEE & PAYMENT SCHEDULE

A. PROFESSIONAL FEE
(Lot Area) x (Design Fee per sq. m)
60sqm x 750php = 45,000php tax inclusive (Forty five thousand pesos)

B. DOWNPAYMENT
1. Thirty percent (30%) Down-payment equivalent to Php13,500.00 for the preparation
of Conceptual & Schematic Design Phase.

2. Thirty-five percent (35%) payment equivalent to Php15,750.00 upon 50% completion,


submission, and approval of Design Development Plans.

3. Thirty-five percent (35%) payment equivalent to Php15,750.00 upon 100%


completion, submission & approval of Design Development Plans.
