RENTAL DEED

This deed of Rent is made and executed on this day of 20 , at Hyderabad by Mrs.
B.J.Padmaja, W/o. Sri B. Jagannatha Rao, aged about years, House wife R/o. 206, classic
Enclave, Punjagutta, Hyderabad 500082 (hereinafter called OWNER, which term shall mean and
include all her legal heirs, assignees etc. thereof.)

IN FAVOUR OF

which term shall mean and include all her legal heirs and assignees, etc. thereof)

1. Whereas Mrs. B. J. Padmaja bearing situated at , Hyderabad 500

2. Whereas TENANT, approached the owner and requested to take the said house No.
Hyderabad 5000 , mentioned above on rental
basis for family residential purpose. The owner agreed to let out the premises to the
TENANT on the following terms and conditions.

a. That the Tenant shall pay a rent of Rs. (Rupees only)

per month regularly to the owner on or before 5 of every English Calendar month.

b. That the tenancy shall be for a maximum period of 24 months (Twenty four months)
commencing from , 20

c. That the tenent shall deposit advance amount of Rs. (Rupees


only), in the form of interest free deposit to be repayable on handing over the house with all
dues paid to the society and any amounts due to the owner.

d. That the tenancy is for family residential purpose only.

e. That the tenant shall not make any construction or modification to the premises without a
written permission from the owner.

f. That the tenant shall not sublet the house or part thereof to any other third party.

g. That the tenant shall maintain neatness and deliver the vacant possession of the premises in
good condition to the owner at the time of vacating the house.

h. That the tenant shall not create nuisance in the premises and shall not indulge in any illegal
activity nor should he be a cause of disturbance to the other occupants of the housing
colony.
i. That the tenant shall not object for periodical inspection of the owner or her representatives
at any time, of the House.

j. That the tenant shall pay separately the Electricity, Maintenance and Telephone bills to the
concerned as per notice/bill served on them.

k. That the tenant shall vacate the premises by giving a notice of at least two months in
advance to the Owner. The Tenant shall continue to pay the rent even during such notice
period, and the amount of refund, if any, from the owner shall be made after adjusting any
dues, either of power, water, maintenance, claims arising out of damage to fittings/building
or such other dues either from the society or statutory authorities, payable by the Tenant.

l. That the tenant shall maintain the extra fixtures and fittings as per the list given hereunder
carefully. The tenant shall replace with New one the same or equivalent brand if damages
occur to the fixtures and fittings.

m. That either of the parties shall give a two months notice, if they wish to terminate this
rental deed.

n. 10% interest after two years.
