CLEANING SCHEDULE

Atlantic Steel Constructions Pty. Ltd. (ASC)

The Property Condition Report is undertaken before the tenant commences the lease. The report lists all the contents of the property
and any defects, broken objects or any other damage that is present in the property. The report shall stand as clarification should a
tenant break, mistreat or neglect any object or area that is not already listed as such on the report.

I indicate the areas an agent will be interested in on completion of lease and on inspections. The property should be returned to the
agent in the same condition as at commencement of lease.

1. Bare floors free of grime and dust.


2. All reachable internal and external windows to be cleaned and polished (streak free).
3. All mirrors to be cleaned and streak free.
4. Walls and light-switch surrounds free of scuff and hand marks.
5. Doors, handles and door jams free of hand marks.
6. Stove, stove surrounds and range hood to be clean and grease free (including filter).
7. Gas hob to be clean and free of burnt on marks.
8. Oven to be cleaned.
9. All cupboards and drawers and bench tops “spray and wiped”; cleaned inside, outside and on top if reachable.
10. Shower recess and bathroom tiles free of dirt, soap scum and water stains. Grout to be clean and mould removed.
11. Grime surrounding tap and tap handles to be cleaned.
12. Toilet pans stain-free. Area beneath and behind toilet lid and cistern to be cleaned.
13. Burnt out light globes replaced and wall light fittings clean and/or dusted.
14. Curtains checked and cleaned.
15. Skirting boards, picture rails and internal/external window ledges clean and dust free.
16. Carpet cleaning to be undertaken by professional carpet cleaning contractor no more than 2 days prior to final
inspection and only after all furniture and tenant possessions have been removed. Reputable carpet cleaning
companies only, no DIY cleaning.
17. Kept gardens to be weed-free and paths and patios swept. Garden watered.
18. Driveways to be swept clean of leaves and debris.
19. Cobwebs removed from ceilings, windows and entrance areas outside.
20. Fly wire screens will require replacing if damaged (cost of which will be deducted from bond).
21. Air-conditioners grills and internal filters to be cleaned.
22. Oven range hoods and/or filters to be cleaned and de-greased.
23. ALL waste and rubbish (hard rubbish, garden clippings, unwanted furniture, whitegoods, etc) must be removed
from the property prior to the bond being returned. We suggest you take all you hard rubbish to a waste transfer
station well before the inspection day. Any items left on or outside the property will be disposed of without further
notice by ASC. ASC will deduct the cost of professional rubbish removal from your bond.
24. Do NOT fill your council bins with hard rubbish or leave any items in the street next to your council bin. Cost of
removal of such items will be deducted from your bond.

It has occurred that upon using a harsh abrasive on a Laminex® kitchen surface the tenant was required to replace the complete
surface including costs to dismantle and re-assemble plumbing. For this reason, the owners ask that you use cutting boards in the
kitchen and to refrain from using harsh abrasives on all other surfaces.
