This agreement is for construction of residential plot in Rajiv Nagar(Kutia) ,


Gurgaon between Divine Developers ( The Builder) represented by Mr. Ashwani
Verma and the owner.

SCOPE OF WORK
1. Construction of residential plot consisting of Ground floor, First floor & Mumty
as per approved building plan.

2. Prepare design of the structure of the residential plot in accordance with the
NBC code and earthquake safe design as per the latest guidelines.

3. Construction will be as per approved layout plans and design drawings subject
to any minor changes as may be mutually agreed in the course of construction.

4. Complete construction work will be done including provision for sewage, water,
electrical conducting, etc.

GROUND FLOOR, FIRST FLOOR, AND MUMTY FOR STRUCTURE


ONLY
Construction as per drawing including walls, roof, toilets, Pantry, staircase,
Mumty, terraces etc.

SPECIFICATIONS
1.Brick work 4 ½ thick in 1:4 one part cement and four part badarpur/stone dust
with 2 numbers of 6mm or equivalent bar in every 4th course.

2. Cement Plaster= external 19mm to 24mm thick with integral waterproof


compound & internal 12mm to 19mm 1:5 ceiling plaster 19mm to 24mm in 1:4
toilet slab portion to be plastered with pidiproof within between 2 coats of water
proofing layer( tapecreat in cement).

3.Terracing: terrace at 1st /2nd floor have two coats of tapercreet in grey cement
with tile terracing , including khura for RWA etc complete sloping roof. Parapet
as per design shown in the drawing/ approved by the owner / architect.

4. All concreting will be done in help of mechanical mixer M-20 1;1.5;3 for roof
and vibrator for air pockets in the mixture removed through suction.

5. Shuttering of RCC work shall be with steel plates for slabs. The shuttering shall
be removed after 14 days from casting.

6. Proper curing shall be done. RCC columns and sloping roofs etc. covered with
jute cloth whenever required.

7. CPVC pipes in each toilet /kitchen not less than ¾ “ for up and ½” down (Inlet)
for water . Rest of the area, the size of the pipe shall be as per drgs. /architect,
provision for both hot and cold water supply and shower line will be made.

8. Rainwater pipe of PVC 4” dia parkash gold ISI (6kg/cm pressure horizontal and
vertical ) encased in concrete as owner/ approval.

9. Underground water tank 5’x5’x5’.

10.PVC strapped before encasing/embedding in plaster.


11. Inner and outer sidewalls should be plastered 1:6 (grouted) with waterproof
compound from inside i.e, from DPC level to 9” below N.G.L.

12. For base of flooring brick ballast shall be laid.

13. ANTI-TERMITE treatment complete through a professional agency.

14. Concealed light boxes OR deep box provided in roof as per drawing.

15. Ground Floor ceiling height will be kept 14feet and First Floor roof height will
be 10Feet.

Brief specifications of materials to be used by the contractor.


 Cement used for J.K / Shree ultra / ACC / Ambuja or any other brand.
 Steel to be used is Jindal panther/TATA Tor.
 Recessed light boxes/ concealed light boxes shall be of cast iron M.S.
SHEETS.
 Conduits & bends shall be PVC(poly India & polypack make)
 PVC for waste pipe( Prakash Gold) & Astral cpvc for water supply.

Chokets will be used for Champ wood.

ITEM NOT INCLUDED IN THE SCOPE OF WORKS

1. Any wood work


2. Tiles for external cladding.
3. All fixtures in the toilets and kitchen.
4. Main electrical panel (wires, switches, lighting etc.)
5. Flooring and dado in rooms &toilets.
6. Water connection/sewer connection
7. Temp. Electrical connection at the time of construction / permanent
electric connection.
9. Water and electricity bill will be paid by the owner at the time of
construction.
10. Time : 6 months (Subject to realization of funds)

RATES
Covered area of Ground Floor @ Rs 1150/- sft (Height 14 Feet)

Covered area of First Floor and Mumty @1000/- SFT

Open Area @ Rs 500/-

Projection Area =Half of covered area

Flooring of Hall and Bedroom : Katni / White Marble , Kitchen : Katni


and in Toilets : Tiles.

False ceiling in rooms of Ground Floor only.

POP on walls.

Electrical wires, modular switches and provision of generator cabling


and Tv and Telephone wire etc.

Wooden work (designer door on main gate and balance flush door in
bedrooms and living area & windows in cp wood with toughen glass)

Cupboards / wardrobe in all bedrooms.

Modular kitchen on each floor.

Toilets : flooring imported tiles in walls with high quality hardware


fitting. Upto Height of 7Feet.

Sanitary items : vitra / jaguar or equivalent.

Painting (interior & exterior) Royale or Wallpaper in interiors and stone


cladding / wooden paneling/ apex.

Stone cladding/ glass in front.

SS railings wherever required.

Designer Main gate & misc.

Split Ac in all bedrooms and drawing rooms.

In drive way Granite stone finishing.
