Step one: Applying for accommodation
• To apply for accommodation at your chosen Liberty Living residence you need to complete and return
this Booking Pack and an Assured Shorthold Tenancy agreement (AST) to your chosen Management
Team, together with any additional documents and payments required (Booking Fee / Deposit of £200,
two passport photos and a copy of a valid council tax or utility bill in the name of your UK resident
Guarantor).

Step two: Allocating you a room

• Once the above documentation has been received by the Management Team, your application for
accommodation will start to be processed. Please be aware that all applications for accommodation are

1. Booking Fee / Deposit: £200 (payable at the time of booking your application cannot be processed without
this).

2. Cancellation policy

• Our booking services commence immediately when you submit a signed copy of this document to us,
so we will retain £100 of the Booking Fee to cover our costs if you cancel your booking.

• You can only cancel the Assured Shorthold Tenancy agreement (AST) and therefore your booking
where:

i.
in writing no later than 20th August 2016 that you have not been accepted by the University of
your choice (for example by not achieving the required A level results) and wish to cancel your
booking; or

ii.
occupier of your room and enter into an AST with Liberty Living on terms equal to the AST
entered into by you;

iii. you choose to cancel for any other reason in which case; you may only do so if you contact our

If you do cancel in one of the valid ways set out above:

i. £100 of your Booking Fee / Deposit will be retained by us as explained above but the remaining
£100 of your Booking Fee / Deposit will be refunded to you;

ii. you will not be required to make any future payments; and

AST or guarantee where required, £100 of the Booking Fee will still be retained to cover administrative costs.

Should you wish to pay by cheque

Cheques should be made payable to Liberty Living. Cheques drawn on a foreign bank account will NOT
be accepted. If you do not have a UK bank account please contact the Management Team to discuss
alternative methods of payment. Contact details are listed within this document and can be found on our
website .

Deposit / Booking Fee of £200

Once the tenancy has commenced the Booking Fee of £200 is converted into a damage deposit. This will
be refunded to you within 4 weeks of the end of your tenancy subject to your accommodation being left in a
clean and good condition. During the tenancy you will be expected to pay for any damages at the time
that they occur.

Deposit Protection Service

At the commencement of your tenancy your deposit will be safeguarded under the Deposit Protection
Service. For further information refer to www.libertyliving.co.uk/links or section 12 of the Assured Shorthold
Tenancy agreement (AST).

Guarantors
A UK resident Guarantor is required from all UK resident Tenants and additionally from any non-
UK resident Tenants wishing to pay in 3 instalments. This guarantee must be supported by a valid
council tax or utility bill in the name of the UK resident Guarantor.
