PHASE 1
On top of poverty and unemployment in the community of Hunts Point, industries have
increased air pollution to a point where it is affecting the health of everyone living there. A
development this large can be used to jump start a new growth and change this decline in
health. I wanted my design to focus on how the city can interact with each other in a safe
environment that would give back to its community. My transformation for Hunts Point
would encourage people of all ages to interact, work, and live together through a series of
protected courtyards, green roofs, and the occasional negative spaces within the residential
masses. People need to feel safe when they walk outside their door and this is something
that is currently lacking. A courtyard style design best suits this because by nature it is
more of an enclosed and protected outdoor space.
After these initial conceptual ideas, my process involved me going back and forth between
digital Vasari models and physical models. For physical models, I created series of
residential modules that I could stack and arrange into different configurations. This gave
me the flexibility to quickly design and flush out ideas that I could then test out by running
through Vasari. I think that this combination was a great way to work because it gives you
the opportunity to look at the design in two different ways. It is important to note that at this
point no changes were made in the conceptual energy settings. The idea was to focus on
how massing and form alone would affect the resulting EUI. Once I selected a scheme that
seemed to perform the best, I was able to get more detailed with my analysis. I began to
change things like building heights at certain points in the site to allow better solar access,
thermal properties of walls/floors, and glazing percentages. Throughout this process, solar
access was one of leading factors in how my final form was developed. The final scheme
had a large amount of south facing glass which was a victory because of how tightly packed
the program must be in order for it all to fit. Another defining factor was an axis that was
derived from a formal move to orient the south wing of residential units 12 degrees to face
due south. This axis acts as a link and draws people all the way through the site and
actually ends up influencing the geometry of the event and culinary center.

PHASE 2
I found it astonishing how massive the food distribution industry is in the area and yet the
local community has little to no access to it. The new culinary and event center must to be
the key to this change and the surrounding site should become the heart of the community.
The strategy for developing the phase two site started with this idea to leave an open area
park that could be given back to community. Because safety is a concern for open areas, a
few things need to happen for this park to be successful. The first is that “eyes” need to be
on this area at all times. In this case, the performing arts center flanks one side while the
event center overlooks it from an adjacent side. It also helps that the event center will often
have events during the evening which will only further deter unwanted activity. The second
thing that needs to happen is having a program of events that use the park throughout the
year. Some of the ideas are having a bi-weekly farmers market, the event center can “own”
a portion of it where it can be used for outdoor weddings etc., and lastly the idea of a small
enclosed dog park that can take up a portion of the site.
One of the main influences that affects the performance of this building is how I could use
thermal mass to passively heat and cool throughout the year. To start, the kitchen program
is partially submerged in the earth which helps to control temperatures and reduces the
amount of exposed exterior surface area. This formal move was tested in Vasari and
reduced the EUI. Other thermal mass is found in the southern facing walls which have a
series of apertures to allow light to pass while also being able to store heat and coolth
through their thermal properties.

The strategy for selecting 2030 Swatches for both phases were much of the same. Many of
the swatches that had to do with shading or daylighting I was already familiar with and I
knew that these would show up in my design by default, so I tried to pick ones that were
more site based and would affect my design from the very beginning. Some of these
included Form For Heating/Cooling, Solar Access, and Heat Island Mitigation. I felt it was
important to create a new swatch (Education) because I know there are areas similar to
Hunts Point where the community is struggling and a community based education program
could have positive effects. For this site specifically it is an food based education that
should be put in place since it’s such a big part the community. Hunts Point should
embrace this and host programs for all ages such as cooking classes and gardening
classes.
Using these swatches along with the BPA coursework allowed me to design in a completely
different way. Usually sustainability and building performance are an afterthought as my
main focus is on aesthetics, but I now feel like I have found a balance between the two. A
main take away for me was that I now am more aware of how I can design more sustainably
from the very beginning of a project. It is now very easy to test how form and massing can
influence the performance of our buildings.

-USING 2030 SWATCHES AS INSPIRATION TO DRIVE INITIAL DESIGN IDEAS. CONCEPT (ALL OF WHICH I TESTED THROUGH A SERIES OF PHYSICAL AND DIGITAL MODELS)
