Pavilion Kuala Lumpur Mall is located in Bukit Bintang within the Golden Triangle area. It
has around 550 stores varying from luxury to contemporary brands.
I would highly recommend this location for LUSH’s first store in Malaysia (subject to
availability), because it is a good addition to the retail mix. It is a high traffic area and
customers are a mixture of local shoppers, tourists and expatriates.The mall also gets
spillovers from customers visiting Fahrenheit, Lot 10, Berjaya Times Square, Starhill Gallery
and surrounded by 4 and 5 stars hotels. It would be a good footing for the brand to have
the first store here. The centre courtyard on the mezzanine floor would also be a good facility
for promotional activities and events.
The prospective Return on Investment (ROI) is high despite the presence of competition in
this mall. Rental for this mall for a store around 1000sqft starts at RM35,000.00 onwards.
The waiting list is normally around 6 months to a year, however, I am confident that I will be
able to obtain for LUSH a good spot in this mall given my other business dealings with the
developer of the mall.
2. Avenue K
Avenue K is located directly opposite the world famous Suria KLCC Twin Towers shopping
and the upcoming Four Seasons Mall, Hotel Luxury and Apartments. One of their biggest
tenants is H&M, Sephora and Fitness First. It has an MRT station underground and tunnel
connection to Suria KLCC. Rental here starts at RM10,000 onwards.
Given that Suria KLCC has an extremely long waiting list up to 3 years and rental is very
high, Avenue K will be a better alternative for a start as it will also cater to visitors of KLCC,
Ampang walk, Wisma Central and Four Seasons. The mall management is also extremely
supportive and aggressive in marketing. In previous years, they have opened their ground
floor area for charity organisations to open booths for free.
Given LUSH’s wide array of charity projects, this will be a good platform for the brand to
attract a wider audience of customers for a lot lesser retail expense. I have previously
worked with them on several projects involving an organization for the disabled known as
Yayasan Orang Kurang Upaya Kelantan (YOKUK) and Avenue K has remain supportive by
offering retail space for charity goods to be sold. Although LUSH is a completely different
scenario here, the management of the mall can also be negotiated with for 3 to 6 months
free rental for international and crowd pulling brands. It has also positioned itself to attract
the young, happening and lifestyle-oriented crowd.
3. Midvalley Megamall
The colossal Mid Valley Megamall is indeed a mega complex, known to locals as the best
shopping centre halfway between the city centre and the Klang Valley. Situated beside the
KL Komuter Mid Valley station, its fairly easy to get to the shopping centre. This mall is pretty
much the locals shopping hub and entertainment centre.
There is a hotel linked to the mall whereby it caters mostly to locals from other states to
come here and shop. I suggested this store as the density and traffic flow of the mall would
be catering to families, impulsive buyers, college and university students nearby who are
continuous spenders. Sometimes big malls like Avenue K and Pavilion are a bit out of the
way for them, so this would be a good location for a physical store once the brand has been
introduced to Malaysia.

Komtar JBCC is a 150 outlet shopping mall in Johor Bahru, Johor, Malaysia. It has a range
of local and international brands including
Marks & Spencer, Sephora, Pandora and
Victoria’s Secret. It is located right next to
the CIQ Terminal in Johor and also
Singapore owned shopping mall, Johor
Bahru City Square. Since City Square is
congested, it is more realistic to open
LUSH in JBCC Komtar and cater to clients
from both malls.
