How to Interpret this Report

Purpose The Indian Green Building Council (IGBC) has launched IGBC’S Green Existing Buildings O&M
Rating system to encourage green concepts and techniques. Green concepts and techniques in
commercial sector helps to address national priorities like handling consumer waste, water
efficiency, reduction in use of fossil fuels, energy efficiency and conserving natural resources.
The ‘Mahindra Tower, Delhi’ project was evaluated according to this system and the
Preliminary Rating is as follows:

Environmental The report is organised into five environmental categories as defined by IGBC’S Green Existing
Categories Buildings which include - Site & Facility Management, Water Efficiency, Energy Efficiency,
Health & Comfort and Innovation.

IGBC’S Prerequisites are mandatory and must be achieved. These prerequisites should be addressed
Prerequisite immediately by the team.

IGBC’S Credits The environmental categories are subdivided into the established IGBC’S Green Existing
Buildings credits, which are based on desired performance goals within each category. An
assessment of whether the credit is earned, pending, or rejected is made and a narrative
describes the basis for the assessment.

Anticipated The applicant has provided the mandatory documentation which supports achievement of
the credit requirements and associated points. For Pilot Version the documentation of these
36 credits is complete, and the points which are considered as achieved are designated as 'CAA'
(Credit Achievement Anticipated). These credits will be finally awarded during the Final Review.

Pending The applicant has not totally satisfied the mandatory documentation, or the documentation is
incomplete and point assessment cannot yet be made. Currently the project has the potential to
40 score the adjacent points in this category with additional documentation.

Denied The applicant has applied for a point in a particular credit but has misinterpreted the credit
intent or cannot substantiate meeting the requirements. The project has not demonstrated
00 achievement of these credits.

Preliminary Review:
CAA
The IGBC EB Template and narrative have been submitted describing the strategies
adopted to mandate the adoption of atleast 3 eco-friendly practices during renovation
of the building.
Possible Points A13declaration from the owner is submitted stating that the project has
conformed to the requirements of the local bye-laws and has also received all
regulatory clearances. A copy of the sustainability report for the organization has been
submitted.
A copy of the green policy adopted by the project has been submitted. The policy
includes adoption of green practices during future building retrofit and renovation. The
eco-friendly practices considered in the policy include:
1. Building materials to have at least 10% recycled content, by total cost of material.
2. Paints and adhesives to have low VOC content.
3. Workman involved in the construction to be provided with restrooms and safe
drinking water facility.
4. All appliances purchased to have at least BEE 3 star.
This meets the mandatory requirement.
Requirements: To ensure that the building conforms to the requirements of the local bylaws, provide a
declaration from the building owner stating that the required clearances from all regulatory
bodies are in place. Have a policy in place which mandates the adoption of atleast 3 of the
following eco friendly practices during renovation of the building.
❖ Building materials including interior materials to have atleast 10% recycled content, by
cost
❖ 50% of the wood materials to have FSC or PEFC or equivalent certification
❖ 50% of waste generated (by weight or volume) on site do not go to a landfill
❖ Paints and adhesives to have low VOC
❖ Workmen involved in the construction to be provided with restrooms and safe drinking
water facility
❖ All appliances purchased to have BEE 3 star or above rating. This applies to appliances
for which the BEE star labeling program is in place.

Y Waste Collection & Disposal Mandatory Requirement 2

Pending Preliminary Review:


The IGBC EB Template and narrative have been submitted stating that separate dry and
wet waste collection containers are placed at each floor. These containers are emptied
at the end of each day into the central waste collection area. Dry waste contains paper
and glass. Further, the project team has specified that plastic is not used at the facility.
Still small dedicated bins are provided for collecting plastic waste.

E-waste generated in the building is segregated and collected at ground floor to be
further collected by the authorized recycling organization, each month. The e-waste
generated are - used batteries, tube lighting, CPU, mouse, screen, switch gears and
capacitor banks. Further, the building doesn’t have any cooking facilities, hence,
workers bring food from home. The bio-waste bins have been placed at the terrace for
collection of garden bio-degradable waste.
Submittal includes photographs of waste segregation and collection yard, landscape
waste collection, copy of e-waste registration certificate (valid till 2019), certificate of
appreciate for waste paper recycling and declaration letter stating ‘no plastic waste’
generation in the building. Few more details are required to award the mandatory
requirement.
Requirements: Demonstrate an ongoing solid waste collection and disposal system to include both hazardous
& non-hazardous waste.

Hazardous waste includes e-waste, batteries, lamps etc and non-hazardous waste
includes paper, plastic, metals, organic waste, etc. The project has to follow the
Hazardous Waste management Guidelines as prescribed by Ministry of Environment &
Forest (MoEF), Government of India.

waste collection area

Please submit / clarify the following:
1. Type (dry, wet and e-waste) and quantity of waste generated in the preceding year.

4 Eco-friendly Commuting Practices: 25%, 50% Credit 1

CAA Preliminary Review:


The IGBC EB Template and narrative submitted states that the building occupants are
using public transport, private vehicle and shared service to commute between office &
residential area. 366 employees are using public transport and shared vehicles to
commute to office and the upcoming metro station which is 112 meters from building
entrance would further enable eco-friendly commuting. The metro line connects major
part of Delhi.
Submittals include the maps indicating the nearest bus stops, upcoming metro station,
commuter’s survey forms and schedule of bus stop for frequency of buses supported
with photograph of these facilities.
Since, 87% of the total occupants are using eco-friendly transportation, the intent of
this credit is met. The credit is awarded. In the final submission please submit the
survey forms filled by all occupants.
Requirements: Provide shuttle services to nearest public transportation facility (OR) Provide bus pool / van
pool facilities to pick and drop permanent occupants to their residential places.

The IGBC EB Template and narrative submitted states that the project has native and
adaptive species for 100% of the landscape. Submittals include the list of native/
adaptive species planted in the project, landscape plan along with the photographs.
Few more details are required for compliance.
Requirements: Have in place, eco-friendly landscaping practices such as use of organic fertilisers and / or
use of locally adaptive plants for a minimum of 50% of the landscape requirements.

Pending Preliminary Review:
The IGBC EB Template and narrative submitted states that the project has stilt parking
for 100% of the parking areas. Submittal includes the photographs of parking area and
ground floor plan showing the parking.
Few details are required to show credit compliance.
Requirements: For exposed non-roof hardscape areas (such as footpaths, pathways, roads, uncovered
surface parking and other hardscape areas) within the project site, have atleast one or
combination of the following: ·

4 Heat Island Reduction, Roof: 50%, 75% Credit 3.2

CAA Preliminary Review:


The Template and submitted narrative states that 100% of the exposed roof area in the
project is covered with high SRI paint with SRI value of 122. Submittals include the
photographs of roof along with roof plan and specification sheet of SRI paint.
This meets the credit requirement.
Requirements: For exposed roof areas, have vegetation OR materials with high Solar Reflective Index (SRI)
value (such as white/ light coloured tiles or high reflective coatings or other high reflective
materials). Reflective materials / surfaces shall have a minimum SRI value of 78.

Notes:
❖ All roof areas, including podium, covered surface parking and utility blocks, which are
exposed to the sky (at and above ground level) can be considered for calculations.
❖ Exposed roof area need not include equipment platforms, areas with solar photovoltaics,
skylights, swimming pool, walkways etc.·
❖ China mosaic tiles are exempted from showing SRI value.

2 Outdoor Light Pollution Reduction Credit 4

Pending Preliminary Review:


The IGBC EB Template and a narrative has been provided stating that the landscape
area is decorated with outdoor lighting system and all lightings are downward facing.
Submittals include the photographs of lighting fixtures, specification sheet and site
plan showing lighting fixtures.
However, some more clarifications are required for credit compliance.
Requirements: No external light should be upward looking.

The lighting power densities should not exceed 80% for exterior areas (Parking, landscape,
roads, walkways etc.) and 50% for building facades as indicated in ECBC Section 7.3.
Technical
Advice:
Please provide revised documentation for all exterior areas which are applicable as per
ECBC Section 7.3.5. Provide actual photographs of the project of all building entrances
with and without canopy, all building exits and facade.

2 Building Operations & Maintenance Credit 5

Pending Preliminary Review:


The narrative submitted states that the project has an operation and maintenance plan
in place. The project has an annual maintenance contracts for HVAC systems, lighting
systems, power back-up systems, RWH, elevators & escalators, and building
management system.

Submittal includes the contracts for few systems, maintenance schedules and records
for major equipment and systems and energy & water audit reports. However, more
details are required to award this credit.
Requirements: Have in place an operation & maintenance plan for the following, as applicable (1 point):

• Lighting systems
• Waste water treatment systems
• Onsite renewable energy systems
• Rain Water harvesting structures

Preliminary Review:

The project team have submitted a narrative indicating that plumbing fixtures are
efficient. Calculation have been provided indicating that the project has reduced
potable water use by 44% from a calculated baseline design. Submittals provided
include water use calculations and declaration letter from site manager stating the flow
and flush rates.
However, some more documents are required.
Requirements: Use water efficient plumbing fixtures whose flow rates meet the baseline criteria, individually
or in aggregate. The baseline criterion is as under:

Please submit / clarify the following:
1. Revised water use calculations considering a 50/50 male/female ratio. Current or
historic staffing levels are not an acceptable rationale for deviating from the
standard usage ratio of 50/50 M/F. The calculations require a balanced, one-to-one
sex ratio unless project conditions exist (such as a male dormitory) which would
affect the gender ratio for the life span of the building and warrant an alternative
ratio.
2. Cut sheets of water fixtures installed or a copy of the letter from the fixture
manufacturer indicating the model number with the flow rates. Alternatively explain
how the project team has arrived on the flow and flush rates mentioned in the
declaration.
3. Daily and annual water balance for the project. And, summary of floor-wise fixtures
installed in the project with their flow rate, and photographs of fixtures installed.

Pending Preliminary Review:


The project team has provided the calculations indicating that 100% of the rain water
from roof and non-roof areas are collected and harvested by providing percolation pits.
Submittals include the photographs and sectional drawings of pits. However, more
details are required to award this credit.
Requirements: Have rainwater harvesting systems in place, to capture atleast 25% of run-off volumes from
roof and non- roof areas. The harvesting system have to cater atleast 1 day of normal rainfall*
occurred in the last 5 years.

Pending Preliminary Review:


The project team has submitted a narrative stating that the project has installed meters
to ensure continuous monitoring of water usages at various locations. Further it states
that the project does not import water from an external source.
The narrative further states that separate water meters have been installed to monitor
domestic water consumption from bore well, irrigation consumption and flushing.
Additionally, submittals include the photographs of water meters installed and the
plumbing schematic indicating the locations of water meters installed.
However, meters logs are not provided.
Requirements: Demonstrate water monitoring for the following, as applicable
• Water consumption through bore well
• Municipal water supply
• Water consumption of each tenant in multi- tenant spaces (as applicable)

Pending Preliminary Review:


The Template and narrative submitted states that the project has planted limited turf
onsite. Calculations provided indicate 23% of the total landscaped area is planted with
turf. Submittals provided include a landscape plan showing the turf area and
photographs of turf planted. However, more details are required to award the credit.

16 0 0 Energy Efficiency Possible Points - 30


Y Eco-friendly Refrigerants & Halons Mandatory Requirement 1

Pending Preliminary Review:


A narrative has been submitted stating that Heating, Ventilation & Air-conditioning
(HVAC) equipment installed in the project are CFC-free and the fire suppression
systems used in the project are free from Halons or other ozone depleting substances.
Further, the chillers have R 123 and R134A refrigerants. The fire extinguisher system
uses HCF 227 (CFC Free), which is an eco-friendly alternative to chemical and water-
based extinguishing systems. Submittals include the declaration from site manager
stating the same. However, photographs are not submitted.
Requirements: Demonstrate that Heating, Ventilation & Air-conditioning (HVAC) equipment and Unitary Air-
Conditioners installed in the project are CFC-free.

Also, the fire suppression systems used in the project should be free form halons or other
ozone depleting substances.

In case the project is still using HVAC systems with CFC, submit a phase out plan & replace
the refrigerant which is free from CFC within the next 3 years. Also, submit a phase out plan
for fire suppression systems to ensure that the equipment will be free from halons or other
ozone depleting substances within the next 3 years.

Advice:
Please submit / clarify for the following:
1. The photographs/ specification sheets highlighting the refrigerants on both Chillers.
2. Photographs of fire extinguishing equipment.

Y Minimum Energy Performance Mandatory Requirement 2

CAA Preliminary Review:


The template and a narrative has been submitted stating that the project has followed
EPI method for compliance and has provided documentation demonstrating that the
annual energy consumption in the building is within the EPI limits as prescribed by
BEE. The template indicates that the project has achieved an EPI of 97.6 for the project.
Submittals include the EPI calculations and electricity bills for last one year.

2) Energy Simulation Method

For buildings located in cold climatic zone, other building types such as 24-hour office
buildings, IT Parks, hotels, hospitals, airports, banks etc., and any other building types not
mentioned above, follow ECBC (Revised Version may, 2008) whole building simulation
approach. The actual annual energy consumption of the building should not exceed the base

The IGBC EB Template and a narrative have been provided stating that smoking is
prohibited in the entire campus. The documentation indicates that the project has
installed signage at various locations clearly showing ‘No Smoking’. Photographs of
no smoking signage installed in the project and a No Smoking Policy letter have been
provided as supporting document.
This meets the mandatory requirement.
Requirements: Demonstrate that smoking is prohibited in the building and is in accordance with the
Government of India regulations.

In case the project has assigned outdoor smoking areas, locate such areas at a minimum of
7.6 meters from all outdoor air intakes (entrance doors, window openings etc.)

Alternately, compliance can be shown through designated smoking rooms which capture and
remove tobacco smoke from the building. At a minimum, the smoking room must be directly
exhausted to the outdoors, away from air intakes and building entry paths, with no
recirculation of tobacco smoke containing air to nonsmoking areas and enclosed with
impermeable deck-to-deck partitions.

The smoking room must be operated at a negative pressure, compared with the surrounding
spaces, of atleast an average of 5 Pascals (Pa) (0.5 mm of water gauge) and a minimum of 1
Pa (0.025 mm of water gauge) when the doors to the smoking rooms are closed.

The IGBC EB Template and a narrative has been provided stating that the fresh air
ventilation in all regularly occupied areas meet the minimum ventilation rates as
prescribed in Annexure II of the IGBC Green Existing Buildings O&M Abridged Version.
The documentation submitted includes a narrative briefing natural and mechanical
ventilation calculations for all regularly occupied areas and test reports of the fresh air
ventilation systems in operation. However, additional information is required to show
compliance.

Demonstrate that the fresh air ventilation in all regularly occupied areas meet the minimum

have in place CO2 sensors at the breathing zone levels with monitoring systems.

For Naturally Ventilated Spaces

For each regularly occupied area in the project, demonstrate that the ratio of openable
area to the carpet area is at least 6%.

2 Isolation of Polluting Equipment & Systems Credit 2


Preliminary Review:
CAA
The IGBC EB Template and a narrative has been provided stating that for areas such as
janitor rooms, housekeeping areas and printer rooms in the project are isolated from
the regularly occupied areas and are provided with exhaust for removing the harmful
gases. Submittals include photographs of janitor & printer rooms and cut-sheet of
exhaust fan. This meets the intent of the credit.
Requirements: For areas such as janitor rooms, housekeeping areas and printer rooms, demonstrate that the
project has isolated these areas with regularly occupied areas by providing partitions.

Each of these spaces have to be provided with exhaust systems. The exhaust rate should be
atleast 0.5 cfm per sq.ft.

2 Eco-friendly Housekeeping Chemicals Credit 3

The Template and a narrative has been submitted stating that the project is using
housekeeping chemicals that meets GS-37 standard/ Indian / European equivalent

summer, monsoon and winter supported by filled survey forms for few building
occupants.
However, it is unclear if 80% of the building occupants are satisfied with the
temperatures and relative humidity.
Requirements: Demonstrate that the building was maintained at the requisite temperature and relative
humidity conditions, for 90% of the time. The comfort condition to be maintained is 26+ 2
degree C and RH in the range of 30 to 70 %

Also conduct a survey once in 6 months and show that 80% of the building occupants are
satisfied with the temperatures maintained.

Please provide the analysis of the survey to establish that 80% of the building

4 Facilities for Differently Abled People Credit 5

The IGBC EB Template and a narrative have been provided stating that the facility has

1. Non-slippery ramps for easy access to the main entrance of the building
2. Uniformity in floor level for hindrance-free movement in common areas
