C‐ Important Notes: 
 Mechatronics shall have safe, clean & clear storage area to store its equipment and
material by main contractor. Mechatronics will provide the lock and store keeper.
 Mechatronics shall have staff & labor free usage of the premises facilities including
those of the main contractor during the wok period (free water and electricity
consumption, air-conditioned Site office areas, toilets, Lifts, fork lift, Site cranes, etc).
Mechatronics will provide its staff with desks and laptops as needed.
 Our prices are based on attached BOQ and copper prices per ton as per our offer
mention date and we have the right to claim for the related items cost difference if the
price increases along the construction order release.
 Mechatronics did not receive any approved drawing stamped by Kahramma or Civil
defense and our budgetary price based on received drawings.
 Mechatronics offer based on above mention vendor list since we are not received
project vendor list for existing building so, if any conflict between both brands for
interface. We will change to existing brand with extra cost to be considering as variation
order.
 Lighting Fixtures considered as installation only.
 Telephone & Data system considered as outlets only and any other active or passive
components such as racks, switches, server or PABX are excluded.
 TAB work for Existing Work and Tie in from land lord are excluded.

 Firefighting: considered this project is fit out project (zone control station, landing
valves, risers and fire hose cabinets) already existing, and Mechatronics are going to
execute work on entire site sprinklers network and connect with zone control station.
 Sprinklers: considered K-factor 5.6 sprinklers.
 Firefighting Pipes: considered ERW Black steel pipes Sch.40.
 FM 200 Gases: considered only 4 rooms (30 KG Each).
 Plumbing: project considered fit out project (waste stacks, soil stacks, vent stacks, core
toilets, cold and hot water source with shut off valves and central water heater) to be
existing and mechatronics are going to work on entire site like (new pantries, drainage
of Fan coil units).
 Plumbing valves: considered to be ball or gate valves (thermostatic valves, mixers or
balancing valves are out of scope).
 Plumbing pipes: based on PP-R pipes for hot and cold water and PVC pipes for drain.
 Sanitary fixtures & Electric water heaters: out of scope.
 ACMV: project considered fit out project (FAHUs, VAVs, chilled water risers, Fresh air
duct, Chilled water tie in valves and Exhaust air fans with duct for core toilets) to be
existing and mechatronics are going to work on entire site like (Fan coil units c/w
hookups, duct work for FCUs, insulation of FCUs duct, chilled water pipes and
insulation, distributing of fresh air duct after VAV connection, Air outlets and Volume
dampers).
 Chilled Water Pipes: considered Black Steel ERW pipes Sch.40.
 Chilled Water Insulation: considered fiber glass 50mm thickness with 64 kg/m3
density.
 Duct Material: Considered to be GI not fire rated.
 Duct Insulation: considered fiber glass 25mm thickness with 24 kg/m3 density
 Exhaust Air Fans: Out of scope.
 Electrical Rooms AC: served by FCUs not CRAC units.
 VAV Box: out of scope.
 Mechatronics offer not included Civil defense approval fees or any authority fees
 Mechatronics offer not consider MEP design work of designer fees

D‐  Completion, Maintenance & Warranty: 
 The warranty period for all our system and equipment shall be 400 days from the date
of successful test and commission.

 The day to day maintenance, regular wear and tear and/or defects that may arise due to
mishandling of equipment / system is excluded.

E‐ Facilities Provided by Others: 
The Following Facilities shall be provided, free of charge, for the completion of our
scope of work:
 Adequate and stable Electrical Power / Water Supply required for
Testing & Commissioning. (Flushing & Pressure Testing of pipes)
 Cranes and hoists as required for installations and
Loading/Unloading of MEP materials/equipment.
 On-site Security.
 On-site Temp. Power supply and potable water.
 Sufficient MEP storage Area. Shelved, shaded and weather
protected.
 Unrestrained access to site areas and related gate passes and
permissions.
 Steel Cutting, Wall Chiseling, Chasing as required for MEP
penetrations.
 Staff & labor free usage of the premises facilities including those of
the main contractor during the wok period (free water and electricity
consumption, air-conditioned, toilets, Lifts, fork lift, Site cranes, etc.).
 Removals of project scrap material.

F‐ Standard Exclusions: 
 High Voltage Works.
 Material offloading.
 Builders’ Works including equipment foundation, Plinths, ceiling or wall openings,
cutting, patching, manholes, concrete, excavations, backfilling, digging, protections,
sleeves other than PVC for Mechanical & Electrical Opening Sealants whether fire
sealing (Fire Stop)of openings in fire walls, or Ordinary Sealants and finishes after
installation for any MEP opening.
 Architectural Louvers and Air inlets/outlets at the building Façade/Elevation or where
specific Architectural/Aesthetic considerations are to be accounted.
 Mirrors or any other architectural object of the likes.
 Channel Gratings, Manhole Covers, Inertia bases, Floating Floors, or any structural
vibration Restraint/control.
 Underground Pipe / Cable Protection (Ducts and Sleeves or special protection for road
crossing and concrete encasement).

 Thrust Blocks and thrust restraint works.

 Handling any authority approval and/or systems handing over for any work outside our
scope.
 Spare parts or special warranties other than the mentioned in BOQ’s.
 All carpentry /gypsum work including provision of wooden frames for grilles and
diffusers, door grilles or door undercuts or door grilles with FD’s, painting, cut-outs in
false ceiling, concealment of ducts and other works of decorative nature.
 Provision of necessary electrical power, high and low voltage works and power facility.
 Contractor all risks insurance, third party liability insurance.
 Connection with government water main including pipe, fittings, trenches, electrical
main or QTEL connection, etc.
 Civil defense approval fees or any authority fees
 All Gating for street gullies and manhole covers.
 Local Authorities /utilities companies Fees.
 MEP Works in temporary areas.
 Supply and install Telephone & data equipment (Rack, Patch panels, switch, PABX,
WiFi system)
 Supply and install CCTV, TV System
 Supply and install any external work.
 Supply and install GSM works.
 Supply of Lighting Fittings with related accessories.
 Supply and install Sanitary Fixtures with related Access (valves … etc).
 Supply and install water heater
 Supply and install Drainage accessories
 Supply and install Electrical and water meters (Kahramaa scope).
 Any items not shown in Received Tender Drawings.
 All Civil work, manholes, concrete, opening, coring, excavations, backfilling, protections,
earth moving work, digging, concrete bases for equipment and builder’s work.

G‐    Mobilization period: 
14 working days; starting from your order and down payment.

H‐    Execution Period: 
Execution Period shall be 9 continuous working Months from down payment
based on civil work to be complete.

I‐    Payment terms:  
1. 40% advanced payment.
2. Payments during project duration against work progress & monthly payment
statements.
3. 100% at startup & commissioning.

Our offer is based on receiving payments by an irrevocable LC 30 days from

invoice submittal; any delays in payments will impact project cost and schedule.

J‐ Prices:  
 
For the performance of MEP Work for the above mentioned project as per Scope of
work shown above, Mechatronics shall be Budgetary a Total of: QRs 13,000,000 /-
(Only Thirteen million Qatari Riyals).

And detailed in following summary:

K‐ Delay: 
 

 We shall be compensated for any works stoppage due to Force Majeure the actual
losses shall be calculated by us and submitted for your approval.
 We shall not be responsible for the delay caused to our works and /or the project
completion by any third parties and/or due to delays in payments.
We reserve the right to claim all the damages caused due to such delays.
 
L‐ Validity:  
This offer is valid for one month from the date of issuing it.
