The following Construction/Renovation Guidelines shall form an integral part of the leased contract

SECTION 1 : GENERAL REQUIREMENTS FOR RENOVATION

A. BEFORE CONSTRUCTION/RENOVATION

A.1 Lessee/Assignee shall submit two (2) sets of preliminary design drawing for review.
Lessor/Assignor shall return to Lessee/Assignee one (1) set of reviewed plan.
Design drawing shall include, but not limited to the following:
a)Floor plan
b)Store Front Elevation including finish materials and colors as well as proposed sign
location, size and color.
c)Store Perspective (colored) in 15” × 20” illustration board.

A.2 Six (6) sets of Working Drawings (to be prepared and submitted only after reviewed of
Design Drawing for approval.

Standard plan sizes 20” × 30” scale 1:100 meters. Blue print copy with specifications and or
computations.

Lessee’s/Assignee’s Working Drawings signed and sealed by designer/architect/engineer


shall include, but are not limited to the following:

A.3 Lessee / Assignee shall secure on his own account all government permit and licenses as
required by National and or City Authorities.

A.3.1 Approved Building Permit to be secured from Manila Building Officials.

Requirements are the following:

A.4 Tenant’s Contractor to secure Contractor All Risk Insurance(CARI) Coverage in favor of
Tutuban Properties, Inc. upon approval of construction/renovation plans.
* (preferably FLTI – First Lepanto Taisho Insurance)

A.5 Construction charges determined by Lessee/Assignee and payable to Tutuban Properties,


Inc. shall be paid by tenant and the amount shall cover the following:

a. Power charges
b. Water charges
c. Hauling of construction debris
d. Others

B. DURING CONSTRUCTION / RENOVATION

B.1 Provide minimum of two (2) units 10lb. capacity ABC Fire Extinguisher at all time inside the
stall.

B.2 Corrected and approved copies of plans must be at site during the entire construction.
B.3 Working permit must be posted with-in the accessible area.

C. AFTER CONSTRUCTION / RENOVATION

Clearance to operate shall be issued by Lessor / Assignor after the final technical inspection is
conducted and approved and all necessary permits and licenses have been secured and accepted.

Requirements are:
a. Certificates of Final Electrical Inspection
b. Certificate of occupancy
c. As built plan ( 3 sets)
d. Fire safety inspection certificate
e. Mayor/Business permit
f. Health and Sanitary permit
g. Signage permit
h. Mechanical permit
i. Other permits that might be required

SECTION 2: RENOVATION / CONSTRUCTION GUIDELINES


A. Lessee/Assignee shall improve the leased premises following the latest trend in shopping center
development, using most modern facilities.

B. All works shall be in accordance with existing government regulations: National Building Code,
Electrical Code, Mechanical Code, Plumbing and Fire Code of the Philippines.

GENERAL PROVISIONS

C. APPROVALS

C.1 Lessee/Assignee shall submit six (6) sets of complete construction plans (signed and
sealed together with a photocopy of the PTR and PRC of the architect/engineer) for
approval of Lessor/Assignor prior to the commencement/start of construction and or
renovation.

C.2 The review of plans shall be no more than two (2) working days. The Lessee/Assignee
should collect all approved / corrected / disapproved construction, documents from the
Lessor/Assignor.
Note: Plans submitted after 1:00 PM shall be considered as the next day’s submission.

C.3 Any plans which have either corrections or disapproval should be resubmitted to the
Lessor/Assignor. The reprocessing of these documents shall be no more than two (2)
working days from date of resubmission.

Lessee/Assignor shall be given up 3rd review to reflect corrections made by the Lessor/Assignor. If
the Lessee/Assignee fails to reflect the changes on the second review, a third review shall be
charged with a fee.

C.4 Collection of rent and other charges will still resume not relative to the due date of
submission of plans.

C.5 All fees incurred on a plan that has to be consulted to a third party will be billed to
Lessees/Assignees.

C.6 All additions and changes on approved construction/renovation plans must also be approved
by Lessor/Assignor before implementation.

C.7 Any authorized change in electrical, air-conditioning exhaust installation systems, sprinkler
and sanitary/plumbing works shall be done by contractors duly approved by the
Lessor/Assignor.

D. PERMITS, LICENCES, CODES

D.1 Lessee/Assignee shall secure at his own expense all government permits and licenses as
required by the National and or City Authorities prior to construction/operation such as:

a. Building Permit (Structural/Electrical/Mechanical/Sanitary)


b. Certificate of Occupancy
c. Fire Safety Inspection Certificate
d. Sign Board Permit
e. Certificate of Final Electrical Inspection(CFEI)
f. Mayor/Business Permit
g. Health and Sanitary Permit
h. Other permit that may be required

D.2 Photo copies of these documents should be given to the Lessor before the commencement
of actual construction works. Furthermore, all Lessees/Assignees must complete / clear
their accounts before the construction within their respective stalls.

(Note:* except for Building Permit w/c was already secured by the Lessor/Assignor.)

E. PUBLIC SAFETY

E.1 Lessee/Assignee shall be responsible for the cleanliness of their stalls. Construction
debris shall be brought outside the Tutuban Center Complex by the
Lessee/Assignee at their expense.

E.2 A temporary ¼” plywood enclosures with door & door jamb painted white to extend
fourty (40) centimeters beyond the boundary of the leased premises are to be
provided by Lessor/Assignor and charged to Lessee/Assignee. Text or any
proposed artwork on the enclosure should be approved by Lessor/Assignor.

E.3 Lessor/Assignor shall not be liable for any damages or injuries sustained by the
Lessee/Assignee and/or his workers and third parties during the construction.

E.4 Lessor/Assignor shall not be liable for any losses or damages for construction
materials and or equipment on the site. The Lessee/Assignee should secure their
materials inside their job site. All incoming/outgoing construction materials should
be secured by a gate pass duly signed by the authorized representative of the
Lessee/Assignee to be approved by Lessor/Assignor.

E.5 Workers shall dispose off garbage and food wastes in the designated garbage
collection point. Workers shall not dump garbage or food waste in to existing
drains.

E.6 The construction work area on the Lessee/Assignee shall be open for inspection by
the Lessor/Assignor or any other authorized representative at all times.

E.7 Workers of Lessee/Assignee shall strictly follow rules and regulation regarding
hygiene and sanitation.

E.8 Workers are not allowed to cook and smoke inside job site.

E.9 Tapping points and stub outs for air-conditioning, plumbing and sprinkler system
will be initially closed. This is to prevent debris from entering the system or for
safety purposes. The Lessee/Assignee shall formally inform the Lessor/Assignor
two(2) days in advance of final tapping work to be done in the presence of the
representative of the Lessor/Assignor.

F. LESSEE’S CONTRACTORS

F.1 All contractors engaged by Lessee/Assignee shall secure a Contractors All Risk
Insurance Coverage from insurance company acceptable to the Lessor/Assignor
with a combined single liability limit of not less than P300,000.00 for bodily injury
and property damage to Lessor/Assignor and third party for the duration of the
construction and final completion.

F.2 Contractor shall submit to Lessor/Assignor the policy and payment receipt of the
above insurance coverage prior to start of construction. Otherwise,
Lessor/Assignor will not allow construction to start of construction

F.3 Contractor should follow specific House Rules and Regulations as required by
Lessor/Assignor.

F.4 Construction workers shall be subjected to security checks when they enter and
leave the job site. Lessor/Assignor will designate an area for the entrances and exit
of workers for mall shops.

F.5 Lessee/Assignee shall confine the construction work within the signed premises and
work in an orderly manner.

F.6 The construction personnel should always wear their ID’s continuously while inside
Tutuban Center during the construction.

G. MOVEMENTS/DELIVERY OF CONSTRUCTION, EQUIPMENT, MATERIALS, AND SUPPLIES

G.1 Deliveries may be done between 8:00 AM to 11:00 AM and 2:00 Pm to 4:00 PM and
8pm to 10pm. Special schedule to be approved by Lessor/Assignor.

G.2 Construction materials of the Lessee/Assignee should immediately unload from the
hauling vehicles. These should, likewise be brought immediately to the stall of the
Lessee/Assignee for storage. Delivered construction materials should be stored
within the day. Penalty will be imposed on delivered construction materials that are
not stored within their stall to pay for security services and others.

H. CONSTRUCTION HOURS

H.1 Construction hours shall be in a 24 hour basis. However in the event that a
neighbor or other Lessee/Assignee complaint of the noise/odor generated by the
construction or their work activity should be stopped and rescheduled after mall
operation. When there is a need to expedite construction, contractor may request
for overtime work with the approval of the work permit by. In such cases,
additional security charges for the extra hours of the guards on duty shall be
charged to Lessee’s/Assignee’s account.

H.2 In the event the Lessee/Assignee decides to hire, solicit, engaged the services of a
private security guard or watchman agency for its own use, it shall only hire the
services of a reputable agency acceptable to and subject to prior written approval of
Lessor. In this event, it is recommended that the Lessee/Assignee engages the
services of the Lessor/Assignor Security Agency for mutual protection, coordination
and cooperation.

I. IDENTIFICATION SYSTEM

All Lessee’s/Assignee contractors/workers must submit a complete list of workers. ID shall be


secured from Lessor/Assignor at cost. Upon completion, said ID must be surrendered.

J. UTILITIES AND FACILITIES

J.1 Electricity and water used during construction shall be metered and billed based on
actual consumption. In the absence of an electric and water meter, charges shall be
based on hypothetical computation.

J.2 Lesse/Assignee shall provide their own temporary circuit breaker for their
construction power connection.

J.3 The Contractor shall provide at his expense all temporary electrical fixtures, lights,
circuit breakers, etc. for their temporary lighting requirements during the
construction period.

J.4 All lights or electrical and water facilities should be shut-off the working day.

K. PROHIBITIONS

The following are strictly prohibited within the Tutuban Cnter

K.1 People under influence of drugs, liquor or other intoxicating beverages


K.2 Gambling, loitering, or littering
K.3 Ambulant peddlers and vendors
K.4 Cooking and smoking inside the working area
K.5 Improper working attire
K.6 Public disturbances (i.e. shouting, use of indecent words, horse playing)
K.7 Sleeping within the leased premises specially in mall corridors.
K.8 Spray-painting during store hours, (10:00 AM to 8:00 PM)
K.9 Expert for designated services, vertical access workers will not be allowed to use
elevators and escalators at any time.
K.10 The comfort rooms to be used by workers during the construction period shall be
designated by Lessor/Assignor. Bathing and washing of clothes are not allowed in
the comfort rooms.

L. FINAL INSPECTION OF PREMISES

L.1 Lessee/Assignee can request Lessor/Assignor for preliminary inspection to list down
their punch list at least 90% accomplishment and for final inspection of the leased
premises prior to projected store opening. Final energization of Lessee/Assignee
premises shall be made only after final written approval of electrical, mechanical,
plumbing, etc. at Lessee/Assignee premises and submission of photocopies of
necessary.

M. OTHERS

M.1 The contractor/worker shall submit to Lessor/Assignor or its authorized
representative a list of this tools and equipment to be taken into the building for
inspection. No tools or equipment shall be allowed to go out of the building without
the proper gate pass issued by Lessor/Assignor. This shall be presented to the
security at the gate.

SECTION 3: ARCHITECTURAL GUIDELINES


These criteria have been formulated to ensure storefront, signage’s, flooring and

other matters during the presentation of the Lessee’s/Assignee’s plans are


consistent with the general theme of Tutuban Center. Variety and creativity of
design are allowed in these criteria and encouraged by the Lessor. These criteria are
applicable to all Lessee’s/Assignee’s. It is the intent of these criteria that stores
maintain a “show window” concept of storefront design and therefore
Lessee’s/Assignee should maximize the use of glass as the basic material.

The Lessor/Assignor or its authorized representatives shall have absolute right of


review and approval over all aspects of Lessee’s/Assignee’s improvements within
the leased premises especially display and presentation at all times. The
Lessor/Assignor may at its own discretion, waive any of the design criteria as long as
the concept, quality and character of the object is not significantly affected.

A. FLOOR

A.1 Lessees/Assignees may be use vinyl, vitrified tiles, ceramic tiles, wood, carpet,
marble.

A.2 Kitchen area, comfort room, AC/Ahu rooms, food handling, and other wet areas as
advised shall be waterproofed. Waterproofing shall be 3-ply membrane type- cold
applied.

A.3 If Lessees/Assignees elect to set the base of the storefront back from the leased
line, Lessees/Assignees shall submit layout for approval by Lessor/Assignor prior to
installation flooring materials identical in quality, color and pattern to the mall
flooring within the area extending from the leased line to such new front line.

A.4 All finish floor covering materials must be selected on adapted in thickness to
correspond exactly with the level of the finish mall floor.

A.5 Elevated floors may be made 2.0 meters from the storefront leased line, and should
not exceed 0.25 meter in height from the mall flooring. Materials to be used for the
elevation shall be subject for review and approval of the Lessor/Assignor.

A.6 Depression of any kind on the existing floor finish is not allowed.

A.7 Mezzanine floors are allowed on certain locations in the ground floor.

A.7.1 Mezzanines that are built inside the store premises, the floor framing plan
and the structural computation will have to be submitted to the
Lessor/Assignor for approval.
A.7.2 Mezzanine floor area should only cover 70% of the total leased floor area.
A.7.3 Materials to be used should be 70% incombustible and 30% combustible.

A.8 In cases where shops are located on two or more levels, vertical access shall be on
Lessee’s/Assignee’s account. The structutal design for the vertical access
(stairs/escalators) has to be approved by the Building Structural Engineer c/o
Lessor/Assignor.

A.8 For Lessee’s/Assignee’s with a kitchen area and comfort rooms, the flooring should
be waterproofed before installation of the approved floor covering. Service
partitions, kitchen counters and enclosures are to be constructed of lightweight CHB
(Perlite).

A.9 Channeling or cutting of the structural floor slab shall not be permitted (coring of
structural floor slab shall be permitted upon the Lessor’s/Assignor’s written
approval of core size and location).

A.10 Lessees/Assignees should take all the necessary precautionary measures on their
leased area before the onset of natural calamities, i.e. floods, etc.

B. WALLS

B.1 100% non-combustible materials should be used for walls. This includes ficem
board, light weight CHB, hardiflex and gypsum board. Framing materials such as
metal stud, angle bar and tubular can be used.

B.2 Kitchen area wall should be lined with any fire rated materials excluding asbestos.

B.3 Breaking down or punching through the walls/partitions for any form of access to
other leased areas is strictly prohibited unless owned by the same party.

B.4 All finish treatments should be fire rated on the leased area walls and should be
defined in the specifications sheet to be submitted to the Lessor/Assignor’s.

B.5 Walls dividing the leased premises from service corridors or similar areas shall have
CHB installed by the Lessor/Assginor’s walls shall extend from the floor up to 2.90
mtrs. Lessor/Assignor’s wall consisting of concrete masonry units may remain
unfinished in service areas of the premises. In all areas in view of or accessible to
the public, these walls shall receive plaster finish by the Lessees/Assignees.

Note: Lessee/Assignee may extend CHB wall up to bottom of slab

C. CEILINGS

C.1 The ceiling provided for the Lessee/Assignee before the fitting out period will be
rubbed concrete, off-form and unpainted. Sub-ceiling will be provided by the
Lessee/Assignees.

C.2 The use of wood, wooden materials and or other flammable materials above the
ceiling shall be subject to the following conditions: Not applicable for all tenants

C.2.1 The Lessees/Assignees will shoulder all expenses to be incurred on all safety
requirements as recommended by the Lessor/Assignor’s and safety
Consultants.

C.2.2 The Lessees/Assignees should install extra sprinkler heads per required of
the Lessor’s Safety Consultant (i.e. upright sprinkler heads).

C.3 Ceiling materials and framing system shall be 100% non-combustible materials
Acoustic, gypsum, ficem and hardiflex can be used.

C.4 Location of the aircon diffusers and sprinkler heads shall be drawn in the reflected
ceiling plan to be approved by the Lessor/Assignor.

C.5 All ceiling system shall be of the accessible type or access panels shall be improvised
by the Lessee/Assignee as required by the Lessor to gain access to the
Lessee’s/Assignee’s pull boxes, inspection of Lessor’s/Assignor’s facilities and other
maintenance purposes.

C.6 All ceiling systems should be above the signage band.

C.7 Ceiling shall have a minimum height of 2.40 m. from the floor line.

C.8 Kitchen ceilings should be 100% non-combustile materials.

D. STORE FRONTS

D.1 No element of the storefront or any sign or attachment either temporary or


permanent shall project across the leased line of the premises.

D.2 Show window floors, display platforms, ceilings, entries, show window backgrounds,
doors, screen walls, ornamental works, glass and metal works, and all walls between
the premises and the mall shall be considered storefront work.

D.3 Open storefronts shall be applicable to Kiosks and Cluster stalls.

D.4 All display windows used in conjunction with store front work shall be of frameless
clear glass, tempered, 3/8 or it’s equivalent. A maximum height/depth of 0.10-
meter base frame on the bottom and on the top of the glass panel shall be allowed.

D.5 Horizontal sliding glass doors are acceptable closures for the premises. Such doors,
if used shall stack one behind the other with mullions and jambs in alignment, and
stacked on the Lessee’s/Assignee’s side of the storefront. All door tracks are to be
recessed and mounted flush with finish floors on either side of the track.

D.6 The uses of the following materials on storefronts are prohibited.

D.6.1 Plastic laminates other than solid colors.


D.6.2 Pegboard walls or pegboard fixturing systems.
D.6.3 Slat wall or slat wall fixturing systems.
D.6.4 Plexiglass type materials.
D.6.5 Wall paper
D.6.6 Wall covering
D.6.7 Stucco finishes
D.6.8 All awning fabric materials shall be subject to Lessors specific review and
approval, and shall meet flame spread and other fire resistive requirements.
D.6.9 All storefronts work requiring structural support including doors, may be
braced to the existing fascia frame. No merchandise may be suspended
from this framework. No welding to the building structure will be allowed.
D.6.10 Restaurants should use tempered glass or its equivalent as storefronts.

E. ROLL-UP DOORS

E.1 Provide rigid anchorage/hangers for the roll-up doors.

E.2 Lessor/Assignor provides roll-up doors for shops located on the exterior of the
building for security purposes while interior shops have the option to use roll-up
doors for securing their front opening entrances provided that it should have
viewing slots 1.5 meters from the mall flooring and should be installed inside the
leased premises.

E.3 All other enclosures on the account of Lessees/Assignees.

E.4 Shutters and guides should be made of galvalum or its equivalent.

F. SIGNAGES

F.1 Lessees/Assignees should use the signage band provided by Lessor/Assignor, the
design of the signs shall be submitted for design review and approval by the

Lessor/Assignor. Review will be based on visual appropriateness in relationship to
the building.

F.2 Signage shall cover the entire width of the signage band of the front stall.

F.3 The Lessor/Assignor may exercise its authority to limit the size, number, and
placement of signs within the regulations established.

F.3 The Lessees/Assignees is limited only to the business name. For corner stores the
Lessee/Assignees may install one (1) sign each side.

F.5 Panaflex types of signage’s or its equivalent are required.


“Neon sign, customized letters fabricated from brass, stainless steel, GI sheet,
aluminum, bronze or Plexiglas are allowed. These stylized, individual – cut
dimensional letters, hard-lit or indirectly lit can also be used as an option.
“In the absence of any signage, murals should be designed on panaflex boards or
similar types submitted to Lessor/Assignor for approval.

F.6 No signage lit or acrylic or plastic enclosure will be allowed.

F.7 No sign, advertisement, promotional announcement posters, notices, or any other


lettering will be allowed to be displayed, drawn, sketched, exhibited or affixed on
any portion or part of the storefront.

F.8 The electrical plan layout and material specifications of the proposed neon signs will
have to be submitted to the Lessor/Assignor for approval.

F.9 An electrical protection device will have to be provided solely for the signage,
separate from the electrical load of the remainder of the store.

F.10 Signs that are moving, rotating, flashing, odor producing, noise making or any other
unusual sign form will be prohibited.

G. SWING DOORS

Lessee/Assignee is encouraged to maintain an open front concept of display. Shop front door,
however shall not open toward the mall area.

H. FINISHING MATERIALS

H.1 The construction of concrete masonry unit of other masonry partitions by


Lessees/Assignees shall not be permitted.

H.2 First-class materials, equipment, fixtures (including trade fixtures) and furnishing
shall be used in the leased premises. Pegboard is not allowed as a finishing
material.

H.3 All finishes shall have a minimum class I flame spread rating or have a fire retarding
treatment.

H.4 Any alteration in the leased premises shall be subject to approval.

SECTION 4: ELECTRICAL GUIDELINES


A. All methods of wiring installations, design and testing shall conform with the latest edition
of Philippine Electrical Code and General Provisions of the Building approved plan for
construction.

B. Electrical load shall not exceed the capacity of the main & branch circuit breaker and the
feeder wire designated for the area, otherwise cost of revision and installation shall be at
Lessee’s/Assignee’s expense.

C. All wiring for power and lighting shall be inside a metallic conduit, EMT,IMC,RSC with
approved type. Installation shall be in standard & proper hanger & supports. Metal utility
box , junction & pull boxes ga.16 with covers, flexible metal with proper connectors & with
mica tube at end for lighting drop.

D. All auxiliary, telephone, cash registers ,CCTV's and communications lines shall be inside a
PVC conduit (Emerald,Atlanta or approved equal) pipe. All PVC pipe installation should be
provided with proper & standard hanger & supports at all joints.

E. Minimum size of wire is 3.5 mm² THHN/THWN wire.

F. All Lighting fixtures ballast type shall be high power factor type or approved quality.

G. Lessee/Assignee will provide a security pilot light inside the leased area.

H. See attached technical data for complete information of electrical facilities/utilities, air-
conditioning systems, its orientation & capabilities, and emergency.

I. One electric meter for power supply and one electric meter for emergency shall be supplied
and installed at designated meter centers by the Lessor/Assignor. Payment for both meter
deposits by the Lessee/Assignee will be required prior to construction.

J. Lessees/Assignees shall apply for all necessary electrical permits to local enforcing
authorities prior to construction and provide the Lessor/Assignor photocopies of its
Certificate of Final Electrical Inspection (CFEI) duly approved prior to start of operation.

K. Service outlets will not be allowed for use by tenants in the common areas. An appropriate
penalty will be imposed and charged correspondingly in the event the Lessees/Assignees are
caught using these facilities.

L. The Lessees/Assginees power supply will be connected from the Lessor’s/Assignor’s


electrical room. After construction, Lessees/Assignees are advised to submit to the
Lessor/Assignor a photocopy of their CFEI and as built plans before the Lessor/Assignor
energizes their permanent electrical power supply.

Otherwise, power supply will be shut-off after construction period and will only energize
again at start of operation.

M. Full operation of the store will not be endorsed when there is no CFEI approval.

N. Preferred brands of Electrical Materials and Equipment:

Wire and cable - Phelps Dodge, Duraflex, Philflex or its equivalent


Circuit Breaker - GE or Westinghouse, ABB, Square-D, or its
equipment
EMT pipe/MC/RSC - Nikon, Naichi, Matsuhita, Maruichi, Allied,
Wheatland, Pusan or its equivalent
Lighting Fixtures - Philips or GE or its equivalent
Wiring devices - National, Royu or its equivalent
Panelboard & switchgears Nema, Fuji-Haya, Asia Phil. Or its equivalent

O. Provision of one (1) telephone outlet only for every stall. Additional lines at
Lessee’s/Assignee’s expense with approval from Lessor//Assignor.

P. Lessor/Assignor shall supply calibrated KWHR meter including installation and amount
chargeable to Lessee’s/Assignee’s account.

Q. Lessor/Assignor shall provide cash register(s) feeder lines from EDP, Internal wire
interconnection at Lessee’s/Assignee’s account.

R. For security reasons, all jewelry stores and banks are required to install security alarm
system installation of which is subject to Lessor’s/Assignor’s approval.

SECTION 5: MECHANICAL DESIGN CRITERIA
A. All mechanical construction must conform to acceptable industry standard (ASHRAE, SMACNA,
PSME code) and approved plan for construction.

B. Air Conditioning materials shall conform to the following specifications:

B.1 Chilled Water System


· Chilled water pipes should be Black Iron (B.I.) pipe schedule 40, conforming to ASTM
brand or approved equal.
· Chilled water pipe size shall be be equal to TPI stub-out provision indicated in the
Space Technical Kit.
· Chilled water line should have the following : pressure gauge, temperature gauge,
wye strainer and isolation valve (Note: mechanical valve optional)

B.2 Direct Expansion (DX)


· Copper tubing should be harddrawn (type-L) for commercial use
· Pipe Hanger should be 8mm diameter plain round bar w/ 30mm x 3mm flat bar

C. Kitchen exhaust shall conform to the following specifications:

C.1 Exhaust duct should be welded connection all throughout and of BI gauge #16. It
should be insulated with two ( 2) inches thick, 3 pcf fiber glass board with aluminum
foil vapor barrier. Duct should be leaked tested with smoke or light prior to
insulation.

C.2 Exhaust duct should be provided with access opening properly bolted and sealed for
cleaning. Provide oil drain valve, fire proof duct fan connector, suitable duct
hangers at maximum distance of six (6) feet should also be provided.

C.3 Exhaust hood should be stainless steel or approved equal complex with grease
filters, oil drain, and explosion proof lighting fixtures.

C.4 Exhaust fan shall be backward incline. Forward curve fan blower is not allowed.
Recommended: NIAGARA FAN, Model PLR Centrifugal SISW, Belt driven or
approved equal.

C.5 Motor shall be totally enclosed fan cooled.

D. Kitchen supply air shall conform with the following specification:

D.1 Supply air duct shall be made of galvanized steel followings (ASHRAE, SMACNA,
PSME code) standard for gauges and hangers.

D.2 Supply fan shall be cabinet type using forward curve fan, DIDW, Belt driven
complete with air filter.
Recommended model: NIAGARA, CABINET FAN, or approved equal.

SECTION 6: STRUCTURAL GUIDELINES
A. Channel or cutting of the structural slab is not permitted within the premises except of the slab
which is subject to Lessor’s/Assignor’s approval.

A. Leased premises with proposed mezzanine floors are subject to submission of floor framing plan and
structural load computation duly signed and sealed by a Structural/Civil Engineer and subject for
approval by who may refer it to the Building Structural Designer, consultation fee of which is
chargeable to Lessee/Assignee.

B. All proposed CHB wall partitions including stiffeners are subject for approval by Lessor/Assignor.

C. Concrete floor are designed to carry a live load of one-hundred (100) lb./square foot.

D. Special installation such as vaults, safety deposit boxes and similar heavy load installation shall be
approved by the Lessor/Assignor in writing.

SECTION 7: FIRE PROTECTION


A. Any relocation, modification, dismantling and additional sprinkler heads and lines shall conform to
the National Fire Protection Association and Fire Code of the Philippines.

B. Sprinkler pipes shall be Black Iron (B.I.) Pipe Schedule 40, conforming to ASTM A-53 (Supreme brand
or approved equal)
C. The automatic sprinkler system layout for the Lessee’s/Assignee’s area is based on non-combustible
ceiling materials which the Lessees/Assignees may use in their interior ceilings. The following are
examples of non-combustible ceilings materials which may be used in their interior ceilings:

1. Acoustic board or aluminum T-runner


2. Gypsum Board
3. Cement Plaster Finish on metal lath;
4. Metal egret ceiling
5. Other non-combustible materials equivalent to the above construction materials.

D. If the Lessees/Assignees propose to install rack storage, mezzanine floors, storage rooms and
kitchen hoods for commercial kitchens (kitchen with heavy cooking to be done), the plans of the
Lessee/Assignee shall be submitted to the Lessor/Assignor for review and approval.

E. Relocation modification, and additional installation of sprinkler heads at Lessees’/Assignees’ account


and to be done by the Lessor/Assignor accredited fire sprinkler contractor.

F. All draining of sprinkler systems will be charged to Lessees/Assignees, while improvements will be
done during mall hours, any emergencies occurring during these period, the Lessor/Assignor will be
forced to open all valves and any damage claims will not be honored by Lessor/Assignor.

G. Lessee’s/Assignee’s are required to install isolation valves (ball valves) in existing branch lines if the
affected renovation/installation cannot be completed within a day time period.

SECTION 8: PLUMBING AND SANITARY


A. All Lessee’s/Assignor sanitary and plumbing work shall conform with the latest edition with Sanitary
and Plumbing Code, Natural Building Code, City and Municipal Ordinance and TPI approved plan
for construction.

B. Comfort rooms, kitchen area A/C/AHU Rooms, food handling and other wet area shall be water
proofed and flood tested for twenty four (24) hours.

C. All sewer/waster lines with kitchen sink, and discharge greasy waste or heavy oil shall be cast iron
pipes and fittings, extra heavy, ASA or approved brand.

D. Lessee’s/Assignee’s sewer/waste line serving non-greasy/oily waste like, water closet urinal,
lavatory, shower drain, drinking fountain drain, but not exceeding 75mm diameter are allowed to
use service weight cast-iron.

E. All sewer/waste line shall be water tested at 1.5m head and shall be approved by Lessor/Assignor
prior to tapping. Adequate pipe hangers at every joint should be provided.

F. Cold water lines shall be galvanized iron schedule 40. Hot water lines shall be copper pipe type D,
hard drawn with fiberglass insulation. Tapping to Lessor/Assignor sub-out shall be provided with
gate valve “crane” or approved brand.

G. All water lines shall be hydro-tested at 75 psi prior to tapping.

H. All kitchen sink and slop sink of food tenants shall be provided with grease trap, 7 gpm minimum
capacity, EBC or approved brand.

I. All fixtures shall be vented individually.

J. All slab coring pipe penetration shall be epoxy sealed, properly restored and waterproofed.

K. All grease traps installation shall be provided with vent on its outlet and clean out before the
tapping point.

L. All Sanitary/Plumbing plan shall be prepared with waste, vent and water line lay-out, isometric
diagram, legend and general notes and signed and sealed by registered Sanitary/Plumbing
Engineer.

M. Lessee/Assignee shall provide a gap with the water line as a provision for water meter.

N. Lessor/Assignor shall apply supply calibrated water meter including installation and will be
chargeable to Lessee’s/Assignee’s account.

Cost of water meter shall be reimbursed by the Lessee/Assignee upon termination of lease
agreement.
Note: Charges are based on current cost of materials and fees.

SECTION 9: GAS ROOM AND LPG PIPPING INSTALLATION


A. Gas room and LPG piping design shall conform to the National Fire Protection Association (NFPA),
Fire Code of the Philippines (FCP) and Building Code of the Philippines.

B. Gas Room and LPG Piping shall conform with the following specification:
· All gas pipe shall be BI pipe and fittings schedule 40.
· All pipeline joints shall be full welded except for thread and flange connections such as ball
valves meters, regulators, etc.
· Man line shall be provided with pressure regulator of approved brand.
· All gas line should be exposed and not be embedded to concrete.
· Rigid supports shall be provided for every pipe bend or minimum of every 3 meter run. Clamp
pipes using u-bolts.
· Provide ball valve in every branch outlet.
· Do not use rubber hose for connection to cooking equipment. Use heavy- duty hose or metal
braided hose rated at 300 psi
· All gas line should be air tested for at least 150 psi for 2 hours. Submit test report certificate.
· No electrical switch, convenience outlet, control wire connection shall be allowed inside the gas
room.
· Lighting fixtures inside gas room should be explosion proof.
· Gas room should have ventilating louvers on doors and ceilings. Explosion proof exhaust fan
should be used and ducting if provided should be independent and separated from
kitchen/toilet exhaust.
· Lessee/Assignee to provide LPG gas safety devices (Anti Leak Safety Device)
· Gas Pipe Line shall be painted with Yellow QDE paint.
· LESSEE shall not be allowed to open without their gas system undergoing leak testing and a
certificate submitted.

SECTION 10: SIGN CRITERIA


A. All signage shall be cut-out illuminated within the signage band.
B. Wording of signage shall be limited to store’s trade name and logo within the signage band.
C. Sign letters shall fall within the signage band.
D. No sign, advertisement, notice shall be exhibited, painted or affixed on any part of the store
front except as specifically approved by the Lessor/Assignor in writing.
E. Electrical protection device shall be provided separate from other electrical load.

F. Separate electrical plan layout should be submitted for neon signs complete with materials
specifications and subject for approval by Lessor/Assignor prior to installation.

G. Moving, rotating, flashing, odor producing, noise making, signs shall not be permitted.

SECTION 11: POST RENOVATION GUIDELINES

A. To avoid obstructing pedestrian traffic, any storefront entry door should swing in only or
should not swing beyond the adjacent storefront surfaces in order to ensure the smooth
flow of arcade traffic.

B. Recessed, floor mounted door closures shall only be permitted within the existing floor
depressions.

C. Translucent or transparent awnings, internally illuminated shall not be permitted.

D. No threshold, reducer strips or other transition devices shall be permitted at the


intersection of the mall ceramic tile flooring and the store interior flooring.

E. Hanging /display of merchandise on store signage is strictly prohibited.

SECTION 12: REVISION AND MODIFICATIONS

A. The Lessor/Assignor reserves the right to waive any one or make such other reasonable
rules and regulations as in its judgment may from time to time be needed for the safety,
security, care and cleanliness of the Tutuban Center Complex and the preservation of good
order therein.

The Lessor/Assignor reserves the right to revise any provisions of this


Construction/Renovation Guidelines as it may see fit. However, the Lessor/Assignor shall
duly inform the Lessees/Assignee in writing of such cancellation, revision and/or
modification.

SECTION 13: PENALTIES


A. A written rectification is required within 24 hours from the time the Lessee/Assignee was
found violating Tutuban Center’s Cosntruction/Renovation Guidelines, otherwise TPI will
provide the rectification and deduct the cost from the Renovation Insurance Bond.

contracting, and or referring to any contractor or supplier any construction jobs either
privately or officially within Tutuban Mall Complex.
