EXTRAJUDICIAL SETTLEMENT OF ESTATE WITH DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this __ day of ______
2018, in_____, by and between:

CONRADO C. REYES JR., of legal age, Filipino, married, and


residing at Blk 4, lot 14 Yakal st. Duravill homes 2 ampid 1 San
Mateo Rizal and;

EVELYN REYES ASTORGA, of legal age, Filipino residing at


125 E. Rodriguez Ave. Barangay Tandang Kutyo, Tanay Rizal.

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased CONRADO B.


REYES SR. who died on 23 September 1995, copy of his death certificate is
hereto attached as ANNEX A;
WHEREAS, CONRADO B. REYES SR., died intestate and without any
outstanding debts in favor of any person or entity;
WHEREAS, CONRADO B. REYES Sr. is the absolute and registered
owner of a parcel of land located at Municipality of Marikina, Province of Rizal
covered by Transfer Certificate of Title No. N-129061 of the Registry of
Deeds of Marikina particularly described as follows:

A parcel of land (Lot 98-E of the subd.plan (LRC) PSD-


310520, approved as a non-subd. Project, being a
portion of Lot 98, Blk, 97-A, Bsd-6509 Amd; LRC Rec.
No. 7672), situated in the Bo. San Roque, Mun. of
Marikina, Metro-Manila,, Is. Of Luzon. Bounded on the
NE. points 4 to 1 by Lot 98-G (Alley); on the SE. points
1 to 2 by Lot 98-F, both of subd. Plan on the SW. points
2 to 3 by Lot 97, and on the NW. points 3 to 4 by Lot 45,
(Basa St.); both of Blk. 97-A, Bsd-6509 Amd; Beginning
at a point marked “l” on plan, being S.24 deg. 17’E.,
638.45 / from BLLM l, Marikina, Metro Manila;
Thence S.15 deg. 21’W, 5.06 m. to point 2;
Thence N.75 deg. 44’W,13.33 m. to point 3;
Thence N12 deg. 09’E., 5.33 m. to point 4;
Thence 5.74 deg 39’E., 13.63 m. to point of (over)

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court


of the Philippines, and being with full capacity to contract, we do hereby
adjudicate unto ourselves the parcel of land described above, in equal
shares.
FURTHER, FOR AND IN CONSIDERATION of the sum of ONE
HUNDRED THOUSAND PESOS (PHP 100,000.00) Philippine Currency, the
receipt whereof is hereof acknowledged in full sum from EDUARDO REYES
PEREZ, of legal age, married with residence address at 252 Roxas St. City
of Marikina, Second District, NCR, we do hereby SELL, TRANSFER,
CONVEY and DELIVER, by way of ABSOLUTE SALE, unto said person,
their heirs, assigns and successors in interest, a portion of the property
above described with all the improvements existing thereon consisting of 30
sqm. more or less, and more particularly described as follows;
A parcel of land (Lot 98-E-2, PSD-E2013000686), being a portion of
LOT 98-E (PSD-310520). Bounded on the NE along line 1-2 by lot 98-
G; on the SE along line 203 by LOT 98-F; on SW along line 3-4 by LOT
97, BLOCK 97-A; and on NW along line 4-1 by LOT 98-E-1; PSD-
310520. Beginning at the point marked “1” on plan being S 23 deg.
52 E., 634.72 m. from BLLM No. 1, Municipality of Marikina.
Thence S. 74⁰ 39’ E, 5.88 m. to point 2
Thence S. 15⁰ 21’ W 5.06 m. to point 3
Thence N. 75⁰ 44’ W 5.88 m. to point 4
Thence N. 15⁰ 20’ E 5.18 m. to point of beginning

Containing an area of Thirty (30) Square Meters or less.

That we hereon warrant our valid title to and peaceful possession of


the property herein sold and conveyed and further declares that the same is
free and clear of all liens and encumbrances of any kind whatsoever.
