Each of the ten (10) major services can be contracted separately to the Architect depending

upon the desire and needs of the client.


Methods of Compensation Application

SPP DOC 201 – Pre-Design Services – ranging from initial problem identification to activities
that would allow the Architect to initially conceptualize an array of architectural & allied
solutions.
Ex. Consultation, pre-feasibility studies, feasibility studies, site selection and analysis, site
utilization and land-use studies, architectural research, architectural programming, space
planning, space management studies, value management, design brief preparation, promotional
services and other related activities.
Method of Compensation -MDPE, PFPE, LS/FF, pe rdiem/ Honorarium, or mixed methods.

SPP DOC 202 – Regular Design Services – consist of:


1. Project Definition Phase – 5%
2. Schematic Design Phase – 15&
3. Design Development Phase – 20%
4. Contract Document Phase – 50%
5. Bidding/ Negotiation Phase
6. Construction Phase – 10%

Group 1 Buildings of simplest utilization. Recommended Professional Fee (RPF) for

Simple loft type buildings etc. Cost (PCC)

RPF for Detailed Architectural Design

Group 2 Buildings of moderate complexity. Recommended Professional Fee (RPF) for


Ex. Art Galleries, Banks, Religious Detailed Architectural & Engineering Design
Facilities, Office Buildings, Services (DAEDS) 6% of Project Construction
Residential Condominiums, Police Cost (PCC)
Stations, Dorms, Malls, Schools,

DAEDS - Fee for 30 units plus 25% of
RPF for each additional unit.
DADS - Fee for 30 units plus 15% of
RPF for each additional unit.

Fifty-one and above (50+)


DAEDS - Fee for 50 units plus 15% of
RPF for each additional unit.
DADS - Fee for 50 units plus 9% of RPF
for each additional unit.
Group 8 Extensive detail such as designs RPF = 15% of the Project Construction Cost
for built-in components or
elements, built-in equipment,
special fittings, screens, counters,
architectural interiors &
development planning and/or
design.
Group 9 Alterations/ Renovations, 150%of the Recommended Professional Fee
Rehabilitations, retrofit & (RPF).
expansion/additions to existing
buildings belonging to Groups 1 to
5.
Group 10 Render opinion or give advice RPF shall not be less than Php 1,000.00 per
hour.

When rendering services as an expert witness –


Php 5,000.00 per appearance regardless as to
whether the scheduled hearing took place or
not.

SPP DOC 203 – Specialized Architectural Services – working in dual capacity as Architect-
of-record and as Consulting Architect for specialized architectural services or as consulting
architect only.
Architectural Interior (AI) – RPF
Architectural Interior (AI) RPF is 10% to 15% of the cost of work
depending on the complexity required.

Preliminary Design – 30% of the fee


Final design – 50% of the fee
Completion of the Project – 20% of the fee
Physical Planning - such as Industrial RPF is Php 50,000.00 per hectare for the first
Estates, Commercial, Religious, Institutional five (5 has.) hectares net to the architect.
and Government/ Civic Centers, Sports
Complexes, Tourist Centers/ Tourism RPF – Php 5.00 per sq.m – Basic rate for the
Estates/ Resort, Amusement Parks, first 5 hectares or less.
Educational Facilities, Residential & Housing Php 250,000.00
Subdivisions & the like
RPF – Php 4.00 per sq.m – Over 5 hectares
up to 10 hectares
Php 250,000.00 + Php 40,000.00 per hectare
in excess of 5 hectares.

RPF – Php 3.00 per sq.m – Over 10 hectares


up to 50 hectares
Php 450,000.00 + Php 30,000.00 per hectare
in excess of 10 hectares.

RPF – Php 1.50 per sq.m – Over 50 hectares


and above.
Php 1,650,000.00 + Php 15,000.00 per
hectare in excess of 50 hectares.

*The rate stipulated above is based on the


assumption that the land to be developed is
moderately flat. However, if the land is
rugged with steep terrain the fee shall
increase by 20% to 30%.

SPP DOC 204-A – Full-time Supervision Services – includes quality control, evaluation of
Construction work, Preparation of Daily Inspection Reports, Filing of documents.
RPF is 1% to 1.5% of Project Construction Cost (PCC).
SPP DOC 204-B – Construction Management Services – includes coordination and
supervision, cost and time control, quality control of work and keeping of records.
RPF is 1.5% to 3% of Project Construction Cost (PCC).
SPP DOC 205 – Post Construction Services
SPP DOC 206 – Comprehensive Architectural Services – (Project Management)
RPF is 2% to 5% of Project Construction Cost (PCC).
SPP DOC 207 – Design-Build Services
Design-Build Services by Administration – 7% of PCC
Design-Build Services on a Guaranteed Maximum Cost – 10% of PCC
SPP DOC 208 – Architectural Design Competition
SPP DOC 209 – Professional Architectural Consulting Services (PACS)
